Room was beautiful and balcony onto the river made it very special.

The check I'm process was terrible. They didn't send the email so spent ages on the phone trying to get through to somebody to get the codes as no staff on site.

The view from the room was amazing. It was a large room very comfortable, great location, had a blow dryer and coffee maker, small frig.

Room was hot no a/c, there was a kitchen and sitting area but sign said not available to use kitchen. I picked up a bottle of wine and no glasses in the room only paper cups for coffee. Also a cork screw would have been nice to have have access to after all it is Italy who doesn’t drink wine

Beautiful spot, comfortable bed and a lovely space. Location was great.

The property does not reply to emails or msgs on booking.com and you should know before you book that you’ll be sent a door code at 3pm of check in time and Sam Samuele is the closest water bus station. Youre not actually able to enter the building without calling someone (not on WhatsApp) so you need an international sim. Once we got in contact we could get in but it would be good to get this information beforehand. Cleaning rooms is only by request and they don’t reply, so bring some extra toilet paper!

The location, the history of the house, and the view are simply amazing! The water transport stop is right next to the building, which is super convenient. We had read some reviews saying that check-in might be complicated. From what I’ve learned, in Italy it’s often better to use WhatsApp, you get faster responses than through Booking. In our case, we received fairly quick replies via WhatsApp (it’s a good idea to remind them in advance). The necessary info was also sent by email, the check-in form was easy to fill out, and we got in exactly at 3 PM. No problems at all.

On the downside, the room itself was nice, but the bathroom and hallway could use a bit of refreshing. A new coat of paint and freshly washed curtains would help. Due to humidity, there seems to be some mold forming in the bathroom, the shower area and walls could definitely use a good deep clean. Other than that, we had no complaints. The fridge worked, the AC eventually kicked in again, though I suspect the unit may not be powerful enough for such a large space – it did get a bit warm at night.

The location and the views of the grand canal were unreal. We’re glad we treated ourselves to the junior suite - we were there for a rainy weekend, and it was such a pleasure to spend our afternoons sitting by the window with a book watching the world go by. Great location for the vaporetto too (although limited timetable so we only used that once). The bed is very stylish - and so rare to have an actual double bed not two singles pushed together.

The bathroom wasn’t great - the base of the shower filled with water quickly, hot water was sporadic, and when flushing the toilet, the water came up into the bathroom sink.

Great location. Really hilarious furniture.

Our flight was landed late and the lady who managed our booking locked us out because it was past 11:00pm They need a key safe or something as she told us to fend for ourselves because no one would be there to let us in the main front door. When we asked what she expected us to do she said hopefully you get let in. We waited outside for over an hour for an hour before a resident of the building by chance let us in. We had FOUR other people come to our window during the night because they too were in the same situation as us. They also waited a long time before we noticed them at the window. As we were sleeping. Also the shower head was broken.

Amazing view! We had the Junior Suite room and it had a large window opening up to the grand canal (photo attached); we could've sat there all day watching the boats go by. Not all rooms have a canal view, but there is a rather large common area with multiple windows opening up to the canal that our group used as well. The room itself was spacious and had everything you'd need (espresso maker and pods, hair dryer, toiletries, etc). The location was also extremely well situated for walking around to see the main sights. We were only there for one night and easily made it around to everything we wanted to see with time to spare. There is also a water bus stop directly outside the building which made getting into town very simple.

Check-in was a bit strange. In the days leading up to our stay we were sent a link with instructions to complete check-in online where we input passport info and paid the city tax. The directions stated that after completing online check-in we would be sent a code to use to access the building, but none of us (3 couples with 3 separate rooms) ever ended up receiving a code. Luckily there was someone there when we got there so we were able to ring the bell and be let in, but it was not without a total headache of trying to track down a code with minimal cell service/wifi connection for about an hour before even trying the bell. Long story short, next time we'll just ring the bell first!

The accomodation was beautiful and the view of the Grand Canal was absolutely breath taking. The air conditioning wasn’t particularly strong but still very much appreciated in 35 degree heat and high humidity!

The check in process was extremely stressful. The message with the link reads as a scam message therefore if you miss checking in online you have to try and find a contact number in order to have the link re sent. We were not the only ones that experienced this. We had a lovely family let us in on the day of our check-in and then had to help several couples access the property throughout our stay. There is absolutely no possibility of checking in before 3pm even if the room is available. We sat in the common room for 2 hours waiting (after battling extreme heat all day to get there), whilst the staff in the reception area could have allowed us entry seeing as the room was already ready.

Our favorite accomodation in Venice! Perfect location, next to a vaporetto stop. Beautiful views of the Grand Canal, of the Venetian architecture, and every day Canal life. Helpful staff, both on location and remote. Easy self check-in. Good value for money. Not the first time we stayed here and not the last.

The state of the bathroom. It’s in a very bad way. You should really address this issue. The location has sentimental value for us and we chose to ignore this problem, but had it been another place, we would have not considered returning.

The suite was easy to find as its right beside the San Samuele station and this was great for sightseeing. Very close by is a nice square with some bars and restaurants. The suite is in a beautiful old building with a shared lounge. The room was lovely but definitely worth paying extra for the canal view. We did get charged a lot trying to use the tappy ticket machine at the stop as maybe didn't use it correctly so be ware of that. Other than that we had a very enjoyable stay and would recommend

The air conditioning didnt work and I messaged the property with no response. The cleaner lady was helpful though. The canal is busy so can be a bit of boat noise but no a big deal.
