Absolutely stunning place. The room was lovely and very comfortable. Bed was not too hard and not too soft. Perfect. The a/c worked amazing and for once on this European summer trip, we were actually cold because it worked so well haha The gentleman who runs the place is phenomenal! He is so nice, personable and hospitable!! He does it all and really makes sure that your stay is great. He really helped make the stay even better than how nice it was already. Breakfast was also very very good! Had a good amount of options. This is more of a bed and breakfast vibe with the “homey” vibe it gives off and how nice all the staff were. The proximity to the old town is great!! Close enough for a 4 min walk and you’re at the north gate. Far enough so it’s quiet at night.

Bathroom was a little tight but I’m reaching now to find anything bad.

We have the Deluxe Apartment which is highly recommended. It’s very spacious and comfortable with the view of the old town and mountains. It’s very quiet at night and we could sleep very well. The pillows are comfortable. The old town is 5 minutes away walking. There is a shopping mall across the street from the hotel. There are bakeries and restaurants nearby. The speed boat harbor to Perast, a very beautiful small town in the bay of Kotor, is also nearby with 5 minutes walk from the hotel. The staff is very friendly. Good breakfast to start the day. The staff takes us to Tivat airport, which is close by Kotor. We highly recommend this hotel.

Garni Hotel Tianis is a gem in a gem of a city, Kotor. The accommodations are fabulous, updated, upscale, and spacious. The staff are kind and helpful. It's a very short walk to Old Town, which is excellent. That is because Old Town, with all of its charm, can get very crowded, and loud with bars playing music and people gathering outside at all hours and late at night -- which is itself a wonderful social environment but can make it difficult to get peace and quiet, especially for sleep! Garni Hotel Tianis, being just outside the Old Town's walls, is nice and restful. The breakfast is delicious and varied, with a wide selection of fresh foods. All in all, you will enjoy staying here.

We absolutely LOVED this one-night stay! The weather was awful on our day of check in, and they messaged to say we could have our room any time which made an enormous difference to us (the rain was too heavy for wandering around Kotor!). I hadn't realised we needed to reserve parking but the receptionist was lovely about it, sorting out a spot and helping us manoeuvre into it (not as easy as it sounds!). Breakfast was delicious, it was lovely to have a lounge area separate from the bedroom and we enjoyed some hot drinks while our clothes and coats dried off...we would normally have a double bed but I must have forgotten to specify that, however even being in two single beds didn't affect our enjoyment of this wonderful little hotel, which is right on the edge of the old town.

Beautiful and big room with a balcony with a view of the river and the old town. The bathroom was modern. Good breakfast. Short walk to the old town, and restaurants. A mall is on the other side of the street of the hotel.

We loved the rooftop accommodation. Ideal for friends travelling together, single beds, and the option of an additional sofa bed. Great host, unexpected lovely breakfast included in the reasonable cost. Our host found us further accommodation in Kotor, when they couldn’t accommodate us for any more nights, which was greatly appreciated. The original room was modern and had everything we needed. It is ideally situated, within a 5 minute walk of the Old Town. There is a supermarket and restaurants within a couple of minutes of the hotel.

We recently had the pleasure of staying at Garni Hotel TIANIS in Kotor, Montenegro, and it was an exceptional experience from start to finish. Attracted by its proximity to Kotor Old Town and the enticing offer of a free breakfast, we found ourselves absolutely delighted with our choice. Since we had a hire car, we contacted the hotel beforehand to inquire about parking. They offered parking for €15 a day, which we gladly accepted. This was a wise decision, as parking in Kotor can be quite challenging. Tucked away down a charming side street, this quirky little hotel exudes a fresh and airy atmosphere with a delightful aroma throughout. Our host, Milos, was incredibly friendly and welcoming, making us feel right at home from the moment we arrived. By the end of our stay, it felt like we were saying goodbye to an old friend. Our room was located at the very top, in the eaves of the building. Initially, we were concerned it might be too hot, but the air conditioning proved to be very efficient, albeit placed a bit oddly. The beds, though a little creaky, were very comfortable. Breakfast at Garni Hotel TIANIS was a highlight of our stay. The variety and quality were outstanding, offering everything from fresh fruit, muesli, and cereals to meats, cheeses, eggs, omelettes, and both sweet and savory pastries. It was delicious and an excellent value, especially as it was included in the room price. The hotel's location is perfect, with a supermarket just two minutes away, the Old Town a mere two-minute walk, and Kotor beach and harbour also within a short stroll. This made exploring the area incredibly convenient. A massive thank you to Milos and the lovely team at Garni Hotel TIANIS for making our stay unforgettable. Their warm hospitality and excellent service truly made our trip special. We can't wait to return and highly recommend this hotel to anyone visiting Kotor!

The air con in our room was directly opposite one of the beds so it blew on my partner all night and he was freezing! We ended up hanging a towel in front of it over the clothes rail! Also creaky bed frames were a little annoying but this didn't ruin our stay at all.

So much to like. Absolutely superb two-bed apartment, lovely rooms with a great view, great air con, great sitting area and kitchen facilities, good WiFi, nice breakfast, lovely man who runs it as well, very helpful.

We had a minor payment issue before hand (you can’t pay at the property, has to be in advance), but was quickly resolved. We also had a issue where there was a bit of confusion as to what we’d booked (I’d assume 1 room/1 apartment means use of both bedrooms in the apartment but initially they seemed to think it was only one of the rooms as there was two of us, whereas we needed both), but again, quickly resolved. They have a very good attitude to problem solving which we liked. Only other thing is I thought the 8AM breakfast start was a bit late. People have tours or busses to catch so I’d advocate for a 6AM start (or 7AM at the latest), but I’m nitpicking here. It’s an outstanding hotel and I’d highly recommend.

In the most perfect spot in Kotor lies this delightful boutique hotel with a warm and welcoming vibe. Forget the frills—this place charms with its thoughtful design and calming atmosphere. The warm, welcoming staff feel more like friends who genuinely care about your stay, making every interaction a pleasure. Just a stone’s throw from the old town and the beach, it also boasts an unforgettable view from the dining room.

The breakfast could use some improvement, and unfortunately, the ventilation and the heater in the shower were not functioning during our stay.
