The kitchen, bathrooms and shower rooms were very clean. I liked the coded door locks and the great system of boxes to store items in the fridge The place was very quiet and other guests were extremely well behaved - not a party place!

I found it impersonal when the owner never even says hello and walks straight past us. The beds weren't that comfortable but could just be me. Shower room looked a little tired but not a major problem. Though not the fault of the owners it was noisy at night but this was the local area not the motel.

Great guest house with really welcoming host. Very clean and tidy place and the bed was very comfortable. Shared bathrooms but kept immaculate and great shower. Fantastic kitchen dinning area with lots of space and free tea and coffee. Lovely living area too and liked the property security used to enter the building and the room.

The double rooms are pretty small so with big luggage would be a struggle but was all fine for us for a few nights

Quite and that’s why I didn’t ticked anything under the question (how was the stuff?) because there was no stuff and that’s the beauty of it. You check yourself in and enjoy your staying. Check yourself out and you don’t see anyone. I know they are there but you don’t see them . Anyways this is my second time and they have step up since then. This is my place to stay in Maunganui every time. Keep up the good work guys.

Too easy. Convenient door access via my phone for both main door and room door. Bathroom sharing was a non issue. I arrived around 4pm and went directly to the shower. Walkable distance to dinner and the beach. Bed was comfortable and was handy having a basin in the room.

A little noisy overnight. It wasn't clear there was parking on the other side of the building. A sign would be helpful for others

Very clean and well maintained. Good amenities for the age and style. Well managed and management/staff happy to help or advise on anything. Easy (but hot) walk to main Mount facilities. Brilliantly close to Bay Oval.

Showers lacked racks and rails - in the shared area that we booked. Parking a problem if you went out and tried to find a park on the road when there was an event on at Bay Oval.

The room was very clean, decently updated amenities for the price. I always appreciate a clean bathroom and there was a lot of space to spread out for a budget room. The kitchenette was useful too! And I love a quiet location, which this was.

While the electronic system in place worked pretty well, it was a little difficult that there was no employee on site to answer questions/check in. Thankfully we ran into no issues during our stay, so I didn't have to use the numbers provided. So that system may have worked fine!

We wanted a bed and shower for 2 nights at a reasonable rate, near food. Seagulls Guesthouse provided all that. Quiet. Cafe on the corner. McDonalds just down the street. Good hot water. Good communications with Paul. Nice lounge. We didn't need the kitchen. Easy check in and out. Secure lock on the bedroom door. We will use Seagulls again if we go back to Tauranga. Thank you Paul.

The entire property was warm and welcoming, loved that we could check in at our own time through the coding system, Staff were helpful and friendly - Bed was comfortable and I loved that our room had its own aircon/heat pump. Despite the fact that our room had its own bathroom I did use the guest bathrooms and they were clean and tidy and positioned well through the accommodation so it's not a far walk to the shared bathrooms wherever your room is for the rooms with no bathroom facilities. A late booking due to accom issues. Our Hosts welcomed us and then upgraded us, so that the other rooms I had booked could all be together. Fabulous accommodation and if we get the chance, then we will definitely come again.

After a huge disappointment with previous accom booked, our host Paul was very welcoming and upgraded us to one unit. We really appreciated your wonderful hospitality.

Love that it's a quiet and homey kind of Guesthouse (not a party hostel). Modern security doors are definitely impressive.

Common areas are always tidy and clean but our room and toilet were never cleaned during our whole 4-day stay. We're actually not sure if it's only by request. Also our room was near the common toilet and for some reason other guests won't close the toilet door after using hence its a bit unpleasant that we always have to close it.
