Beautifully set in a quiet relaxing location, surrounded by green hills, this B&B is memorable!!! The room is perfectly equipped, with the most comfortable bed and pillows, spacious shower, excellent heating/cooling, seating area with TV outside the room. Excellent value. Rich breakfast with eggs, fruit, yogurt, etc. The best part of it is the hostess, Annie. Such a lovely, warm lady, so helpful with tips and suggestions for the important sites in the region. The quality of service goes beyond the extra mile! Annie, you made our stay at Bellarosa really unforgettable!

Everything was just perfect!

Bellarosa B&B is the best place we stayed in New Zealand! In our opinion, it ranked higher than the Pullman in Auckland and Novotel in Christchurch! The property is situated in a small, exclusive neighborhood at the top of the hill. The view of Lake Rotorua is spectacular! The garden is beautiful and immaculately maintained by the owner, Annie. We had an entire wing of the house to ourselves. There are 2 bedrooms but Annie only takes one booking per night, so the other bedroom is unoccupied unless there are 3 or more people in your booking. The bed and pillows are very comfortable. There is a nice-sized bathroom with luxury bath items. In the morning, Annie provided us with a hearty breakfast consisting of eggs, ham, toast, cereal, yoghurt and fruits. This was an exceptional, incredible booking. We wish we could stay longer but our plans required us to keep moving on. Do yourself a favour and experience a stay at Bellarosa B&B for a few nights!

This accommodation is exceptional. Host Annie is warm and hospitable, providing us with valuable activity recommendations. The house is new, spacious, and impeccably clean. Since Annie hosts only one group at a time, we had exclusive access not only to the en-suite bedroom but also to the adjacent lounge/activity room and a small storage area. The bedding is very comfortable, and the guest room offers a lovely garden view. The neighborhood is the most beautiful I’ve ever seen, with stunning distant lake views from the front of the house. The garden outside the guest room is delightful; this season, there’s a large hydrangea floor bed that’s perfect for photos.

Annie made us feel welcome from the minute we arrived. We had a large, private space in her home, including a spacious living room and kitchenette. The tranquil setting was beautiful with a yard filled with flowering plants and a panoramic lake view. Everything was immaculate. We were within 15 km of the town center, making Bellarosa an ideal spot to stay and experience what the area offers. Breakfast was delicious, with fresh fruit, cereal, yogurt, toast, juice and eggs prepared to your liking. We enjoyed getting to know Annie as well. Wish we could have stayed longer!

I can’t think of anything that would have improved our experience. I have no doubt that if we had experienced any issues Annie would have resolved them immediately.

A very nice house located a few kilometers outside of town in a very tranquil setting- No sulfur odor here! The accommodations are perfect: A private wing of the house with a bedroom and sitting room. The bed is extremely comfortable and the breakfast is delicious. Annie cooks a delicious full breakfast and the house is extremely clean.

Beautiful grounds and property. It is only a few km north of town, about 15 minutes away. Nice location in a residential neighborhood.

Annie is a very caring hostess and looked after us. We got cooked breakfast to our liking and Annie had a lot of good suggestions for trips. In the end we discarded our plans and simply followed Annie's advise. The rooms were spacious, well equipped and clean. The house sits on a small hill and so we had a great view around. As an early riser it was great to sit in the garden with the first cuppa and watch the sun rising. A small kitchen outside the room provided everything needed for a cuppa. Also there was a small living room for the guests. It felt like home away from home.

Our hosts own an incredible home with a breathtaking view of the surrounding hillside and lake below...landscaping is amazing. Our host was so engaging and helpful with surrounding attractions. The area includes a lounge, small area for fridge and tea. Our host was so humble, saying no one can have a perfect rating. I disagree. Just note that this is out of town, so eating meals should be done in Rotorua.

The place was meticulously clean (actually spotless) and one of the rare few places where real life looks better than the photos! We also had the lounge area all to ourselves. The B&B was a short drive from town and perched on a hill overlooking Lake Rotorua - wished we had more time to enjoy the garden. Annie was super nice and helpful and we really enjoyed speaking to her.

Spacious, private guest suite with separate entertainment room. Guest entrance from driveway was also exclusive. Loved interaction with hostess Annie at breakfast. She shared many travel tips to help us optimize our excursions Of all the travels we’ve embarked on and all the BnBs we have stayed, this one far surpasses any other in every way. Vista views of Bay of Plenty. Spectacular gardens on premises.

Can’t think of anything I would change.

Everything was perfect. Annie was great. Best host we’ve ever met. Lovely to speak with, breakfast was great. We were expecting other people to staying based on the mentioned of some shared spaces, however she only takes one group at a time. So if that puts you off booking don’t let it. It’s only shared with your group! Location is 15 mins from town, but great base to explore the wider area and a nice view of the lake still

Having to leave, we could stay for longer :)
