The room was great for a solo leisure traveller and I love the location on the second floor. I didn't go to the breakfast so can't say anything about that. I particularly love the history, the colourful old world decor and charm, the lounge, and lovely staff - shout out to Kumar, a very sweet and helpful young man. I was happy to come back to this grand old dame, I am tired of soulless, bland, modern hotels. You have something special and I hope to be back in Rotorua again to stay there.

Of course an old dowager like this will have some wear that requires upkeep, just don't modernize the decor.

What a fabulous historical property! We always prefer to stay at locations with character - and absolutely "scored" with Prince's Gate! We were generously upgraded to a ground floor room which was spectacular. We felt the area was very safe and quiet. Staff at the property were friendly and helpful. Location was perfect - easy walk to Government Gardens and some nice dining in town.

We wish we had been able to stay longer! Property and Rotorua in general were fabulous. If we had another day we would have tried the hotel's dining, but instead we ventured into town for dinner and lunch the following day.

Location. Room apartment, 2 bedroom and a kitchenette fabulous 👌. Very clean and confortable beds and crisp sheets. Use of Thermal pool.

Stayed here 5 yrs ago it was beautifully appointed, with well trained staff which was indicated in the room rate charged. Unfortunately, but now the building needs maintenance but staff were very friendly and helpful. Younger staff members however, need training on bar work. Our toilet in bathroom needs replacing very tired looking. We noted a transition change of hands to soon become a Copthorne Hotel. Parking fines are a problem if you are not aware and park outside front of hotel during the week.

Location. Central to activities and Government Gardens. Historical building with character. Hot water pool on property. Lovely trees in the annex section. Safe and quiet. Several TV channels. Restaurant and bar on premises.

Stayed in the newer annex apartments. My apartment was spacious, but underfurnished and needs a new carpet. The bedroom was small but had a queen bed and a single bed so it was difficult to move around in there.

The hotel has a Jacuzzi mineral bath and pool. It is next to the Government Garden and the beach. The room and bathroom is spacious and comfy. The breakfast has hot meals, cereals and fruits. The laundry room is in the back.

There is no safety lock on hotel side door. Anyone could enter the hotel from the parking lot. There is also no safe in the hotel room to store valuables.

Historic style hotel in central Rotorua. Booked a slightly larger upstairs room which proved to be on the winter sun side of the building, which kept it pleasntly warm and bright. Spacious room, comfortable bed, bathroom facilities fine if a little 'tired'. Friendly staff, helpful when our arrival delayed due to long haul flight delay. Varied and nice breakfast. Ate at the evening restaurant one evening, generous portions! Nice little set of geothermal pools :)

No real 'dislike'- the wooden construction inevitably means noise insulation is a bit limited, and it feels a bit odd that the upstairs rooms have doors that open externally. Plently of free parking on the road outside, but only small car park. I wonder how easy it would be to find space in the high season.

The location of this charming historic hotel is fantastic being so close to the centre, lakeside and gardens. The room was on the small side but it was clean and the bed was very comfortable. The bathroom could do with a refurbishment. It's a really welcoming place with excellent staff and the breakfast was great. We didn't eat any other meals there as there is so much on offer in Eat Street and the town in general. However, the wines on offer in the bar were good and we enjoyed a Happy Hour NZ Pinot Grigiot. The bonus of having its own geothermal pool ( private and public) was wonderful and we made the most of that.

The bathroom needed refurbishment and we found the piped piano music in the public areas a bit irritating but that's a personal thing!

The hotel feels like going back in time. Each room is perfectly decorated and comfortable. The location is great, close to several great restaurants, Wai Ariki, the Gardens, and pretty much everything Rotorua has to offer. The bed was very comfortable, and the heating system worked out well to cope with the really cold nights in Rotorua. The hotel also has a cozy living room area where you can have a drink or something to eat from the restaurant next door, and a spa pool, which is a great way to end the day. Would stay there again.

Some little details in the rooms were outdated and/or broken, which I think it's more about aesthetics than something that directly impacted our stay.

Lovely accommodation and excellent staff

Not criticisms but some polite suggestions, as this was the premiere suite in the hotel (Duchess Suite): Bathroom could do with an extractor fan and toilet brush Coffee machine (such as Nespresso) would be a good addition. In lieu of that the plunger coffee should be replaced next day A tea towel and dish cloth were provided but no dishwasher liquid - would be good, to help clean own dishes In-house restaurant is promoted and priced as fine-dining but sadly ours was barely more than average pub food.

We had an incredible stay at this wonderfully historic building. The architectural features and rich history added a unique charm that we absolutely loved. Everything from check-in to check-out went smoothly, and our room was delightful. The staff, especially at reception, were exceptionally accommodating—nothing was too much to ask for, including our request for bathrobes to visit the pool area, which was promptly met. The bed was also incredibly comfortable. Highly recommend for a seamless and enjoyable experience.

These improvements would enhance the experience: Better soundproofing. Clearer communication about pool amenities, such as changing rooms and towels. Bathrobes included in the rooms. More reliable WiFi, particularly for TV connectivity.
