Wonderfully friendly owners who perfect the running of this wonderful small hotel. The location of the hotel is A1.. just a stroll to town. The walk around the Lake is stunning. The rooms are immaculately clean & very comfortable . You even have a choice of pillows and have a selection of Zealong teas to choose from ! The views over the lake are so relaxing and the singing of the Tūīs outside our window was very special. There are fearless darting fantails to watch every everywhere. The rooms are beautifully decorated & classy. Our dinner was delicious and the breakfasts were top class and beautifully presented. The owners, Cris & his wife are very attentive. We will definitely be booking this fabulous boutique hotel for a regular break away.

I absolutely loved the character of this hotel! Staying here feels like stepping back in time, with so many charming details to admire — from the vintage wallpapers and antique furniture to the historic photographs and elegant décor. Every corner tells a story. The service was professional, attentive, and everything was spotlessly clean and beautifully presented. Our room was spacious, romantic, and wonderfully warm — the perfect place to unwind. We also enjoyed a delicious full breakfast that set us up for the day. This hotel offers not just accommodation, but a whole experience. Highly recommend for anyone who loves heritage buildings with soul.

A couple of small disappointments: the hotel bar closes quite early on Friday and Saturday nights, which can be a letdown if you’re from out of town and hoping to enjoy a nightcap. Additionally, the hot pools weren’t operational during our stay, which was unfortunate, as we had been looking forward to them. Overall, though, it’s a beautiful heritage hotel with real character, and we would happily stay again.

This is a delightful period hotel. I love how they've kept its origins while still offering a contemporary feel. The staff are delightful, incredibly friendly and warm. Rooms are tastefully furnished. Bed is comfy. Love the lounge with the big comfy seats and glowing fire. Breakfast is lovely, something for all tastes and cultures. Dinner also delicious, ample served.

The only reason I didn't give full marks for all is that it is currently undergoing renovations, so the pool wasn't available. I was so looking to having a hot soak in a private space. They did offer free entry at the nearby public pools, but I was not keen. Hoping once work is completed the pools come back. So, this is a temporary issue which really should not detract from the great experience.

Our room was comfortably furnished with lovely old fashioned wallpaper and carpet. Everything we needed was there including unusual toiletries, a comfy bed and Sky news. There was a balcony outside and a street view. We had come for a concert at the Sir Howard Morrison theatre and that was 5 minutes walk away. We were able to get parking behind the hotel as it was off-season. Their carpark is very small and it was reassuring to know that the street down one side of the hotel has free parking just in case we lost our spot. We appreciated the 10% discount on eating in the dining room where both food and service was good.

A shower above the bath although this is common in older NZ hotels and motels. For an older person it becomes more difficult to get into a bath to reach the shower. Also the staircase to upstairs is rather daunting. I was pleased when staff offered to carry my bag up to my room.

Both receptionists we dealt with were warm, welcoming and helpful. The room was lovely, quiet and comfortable and the historic building was interesting - we liked the info sheets. It is very well situated in comparison to lots of the other larger hotels. Good for exploring the centre and for pick up points for attractions.

The bar was a little lifeless and cold - hence why all the customers retreated by the fire. The happy hour was not a good deal and at one point we accidentally walked the wrong way and instead of pointing us in the right direction staff laughed at us - a little unprofessional. Pool closure was a little disappointing as it was one of the main reasons we selected this accomodation.

The room was great for a solo leisure traveller and I love the location on the second floor. I didn't go to the breakfast so can't say anything about that. I particularly love the history, the colourful old world decor and charm, the lounge, and lovely staff - shout out to Kumar, a very sweet and helpful young man. I was happy to come back to this grand old dame, I am tired of soulless, bland, modern hotels. You have something special and I hope to be back in Rotorua again to stay there.

Of course an old dowager like this will have some wear that requires upkeep, just don't modernize the decor.

What a fabulous historical property! We always prefer to stay at locations with character - and absolutely "scored" with Prince's Gate! We were generously upgraded to a ground floor room which was spectacular. We felt the area was very safe and quiet. Staff at the property were friendly and helpful. Location was perfect - easy walk to Government Gardens and some nice dining in town.

We wish we had been able to stay longer! Property and Rotorua in general were fabulous. If we had another day we would have tried the hotel's dining, but instead we ventured into town for dinner and lunch the following day.

The foyer/lounge area was very comfortable, olde world atmosphere with beautiful leather lounges and open fires, the restaurant was comfortable, great quality food and value for the price range. Easy central location to sightsee around town with ample parking right outside.

They need bell hop staff to assist people to get their luggage to their rooms as there is no lifts in the hotel and the spa/pool area was not in service when we were there, a little inconvenient as we were all looking forward to using the sauna after our skiing holiday.

Location. Room apartment, 2 bedroom and a kitchenette fabulous 👌. Very clean and confortable beds and crisp sheets. Use of Thermal pool.

Stayed here 5 yrs ago it was beautifully appointed, with well trained staff which was indicated in the room rate charged. Unfortunately, but now the building needs maintenance but staff were very friendly and helpful. Younger staff members however, need training on bar work. Our toilet in bathroom needs replacing very tired looking. We noted a transition change of hands to soon become a Copthorne Hotel. Parking fines are a problem if you are not aware and park outside front of hotel during the week.

Location. Central to activities and Government Gardens. Historical building with character. Hot water pool on property. Lovely trees in the annex section. Safe and quiet. Several TV channels. Restaurant and bar on premises.

Stayed in the newer annex apartments. My apartment was spacious, but underfurnished and needs a new carpet. The bedroom was small but had a queen bed and a single bed so it was difficult to move around in there.
