Location amazing. Pool and outdoor area fantastic for families. Room decor was lovely. Staff friendly and helpful.

I was woken early (6.30am) both mornings by noise from the floor below and surrounding rooms. So no sleep in!

Location is great. Easy walk to the lake and to a nearby park with thermal springs. Also walkable to the government gardens. Lots of nearby restaurants. The hotel has a nice pool area and a mineral spa which is open for guest use from 9am to 9 pm. I enjoyed the mineral spa. We did not eat at the restaurant but it looked nice.

We were in room 16 which is designed for the handicapped which meant the shower was curtains without a tub or flooring that contains the water so the bathroom floor gets pretty wet everywhere after taking a shower. There is a parking lot but it has very limited number of spots given the size of the hotel so we ended up parking on the street. During the day, this is metered marking. Lucky for us, we visited on Christmas and Boxing day and parking is free on holidays. We had to make sure too leave before 9 am the day after boxing day or pay for the street parking. If you stay here, be prepared to find your own place to park (and pay for it)

Very comfortable beds, lovely and very accommodating staff, amazing mineral pool and lovely swimming pool at 28 degrees with outside temperature low in June. I got the best room in the whole place thanks to helpful Vivian at the reception. She made my stay unforgettable. Very good coffee at the bar at any time of the day.

I first ended up in a room that was boutique style decorated, very comfortable bed and great big shower. However, the feeling was like being in a converted garage with a small window up on the wall. Doors were banging - felt like all night long - and I really felt miserable. It would be ok for 1 night but not for a 3-4 days stay. I was lucky I could change to another room which was by far better. The breakfast seems to be quite basic.

Great location, within walking distance to all main tourist sites in Rotorua. The room is reasonably sized and comfortable. I used the indoor thermal pool and it was lovely

The location very close to the main strip of restaurants and loud music could be heard past 10pm on a Saturday night. Only a few onsite parking spaces so I had to park on the street. Street parking was free over the weekend but it would be difficult during the week

From a location perspective it was good and right near eat street and other dining options. They have free parking on site, subject to availability (not reserved and not enough for all customers) but perhaps as we were there in winter, there was never a problem with us finding a park.

We felt the rooms looked a bit basic and run down, as did the bathrooms. They weren't necessarily bad - they did the job - but we were expecting it to be a bit more updated or have a bit more charachter?

We had the premium room. It was beautiful - not big but comfortable and really nicely decorated with everything you needed. It had a balcony and the sun came in first thing in the morning. Great to sit and have a morning coffee or a drink in the avo. The food was OK, the wine list fabulous and the staff awesome.

The only thing was there seemed to be a water-like flowing noise throughout the night intermittently which was annoying. Like a toilet flushing 30 times.

Location was excellent. right in the city centre and very near to the Matariki celebrations on the lakefront. Clean and tidy and the staff were friendly and helpful. The room was a good size and the bathroom was very good, with a nice shower.

They really shouldn't say free parking. It is extremely limited and then you are left to park out somewhere on the street and work out the meters and times etc. Also I was surprised that the kitchenette had a fridge, microwave, kettle but no toaster.

Good location. Really nice room, good shower and nice shower gel etc. very comfortable room and bed. Felt quite luxurious. husband used the pool which he thought was great. We wished we were staying longer than one night. We had a flat tyre and the staff were extremely helpful changing for the spare (thanks Harvey) and directing us to a garage. The dining room and bar looked great but we did not have the opportunity to enjoy them!

The property is next to Eat Streat. We enjoyed walking around the town. Short drive to Te Puia and the Redwood Tree Walk.

The property charges 2.5% for payment by credit cards. The property will charge the rate of one night's stay before guests arrives. For guests visiting from overseas and booking online, they have no choice but to pay by card, so the 2.5% surcharge is incurred. For the benefits of guest booking online from overseas, this practice of charging one night's rate ahead of check-in should be reviewed, else do not charge the surcharge for credit card payment online for this one-night's pre-stay charge and only levy when guests make payment onsite using credit cards.

Welcoming, friendly. Place was bright clean and very professional staff. Offered to take bags to room. Room was clean and comfortable. Beautiful bathrobes for our use too which was an added bonus given the spa. Bathroom was always clean and restocked. Good ventilation in the bathroom and heating in the room. Great parking close to our room out the back gate and very easy to walk everywhere in town including EAT street. Highly recommend

Breakfast was cold on arrival to the table and unfortunately average, but the service and friendly staff made up for it. Much more positives than negatives for this place.
