Very nice updated cottage with adequate room. The provided breakfast was good and the owner was very responsive to any needs.

The location is a bit far from downtown Rotorua but certainly within driving distance. The online pictures appear to show that the lodging is on the lake with a view but it is actually one building removed from the lake.

We had an amazing stay at this property! The view was absolutely stunning, making every morning feel special. The place was impeccably neat and clean, which made us feel right at home. The kitchen was fully stocked with all the utensils we needed, so preparing homemade meals was a breeze—perfect for anyone looking to cook their own food during their stay. Overall, a fantastic experience, and I would highly recommend it to anyone looking for a comfortable and well-equipped place to relax.

Issue with the main door lock. I have reported to Sam about it. Hope it will get fixed.

lovely place, very clean, well kept and cozy like a home... bedroom n living space has views of the lake to wake up to.. overall very comfy & was really easy to locate, good spot for a stroll outside with lovely views of the lake and a great place to sit by the lake and enjoy the silence...

one of the main reasons to book the property was the jacuzzi. but the jacuzzi didn't work and when we messaged the owner, there were no comms from him around how to start it.

The home was beautiful with everything you would need a fully equipped kitchen with a stocked larder, washing machine and dish washer. I loved the view from the kitchen of the lake. The view of the lake of course from the front yard was beautiful. Bedrooms were great too one big one and a smaller one. It had a hot tub too but we did not use it. A 5 minute drive to the main town area. Completely value for money - we were 4 adults and 2 children. We stayed 2 nights at another home (owned by the same person) which was behind the lake house, that was not up to the mark. The fireplace was a bit glitchy and the place could do with a thorough cleaning. We then phoned the owner and asked if we could shift to the lake house for one night and it was the best decision ever!

The bathroom could use a heater - I think it was broken/not working.

Stayed 2 nights at the cottage 15,16 March. It was clean and tidy had all the amenities. It was so peaceful and quiet, the fire was a bonus as it got quite chilly, lit the fire and it was so cozy. Awesome, we stood out on the lake front to watch the sunrise. The location was just right for us as our grandchildren lived at the end of the street There was a power outage on the Sunday morning and Sampson rung to see how we were, offered to have power for us, it was ok we were fine. Actually we are used to power outages where we come from. Big thank you for the bottle of wine. Would stay there again. Will have to try fishing next time. Thank you.

Only downside were the single beds..noisy and uncomfortable. Hey I didn't complain because I had the main bed.

Our host was very accommodating and easy to get ahold of. We greatly appreciated that. The house was spacious, clean, and well equipped. The location was great, close to the beach and river.

A fan for each bedroom is needed. We spoke to the host and he agreed to get one. Also, the home is not right on the water. You're a block away. So don't expect a view from the home of the beach. Other than that, it was a fabulous stay!

Lovely property with amazing views. We stayed here on 4th January. Great place for fishing as well as the lake is just infront of the property. There are also 2 kayaks available for use. Very clean and tidy. Has a Spa as well. Sampson was great with corresponding to my queries as we were new to Rotorua. Property felt like home away from home. Very convenient location. Lots of eatery nearby. We would definitely stay here again when we come to Rotorua. Thanks Sampson!!!

Great space with wonderful view of the lake, must see a sunrise! The trail along the water was so nice for walks. Easy communication with hosts and very accommodating when we asked to stay an extra night! Little touches such as fresh flowers on arrival was greatly appreciated!

It may not be the nicest part of town but price reflects that and is a great option if you have a car to drive into town.

Little touches were appreciated, such as a new paper towel roll, a big collection of toilet rolls and the wood stove all ready to fire up, plus eggs in the fridge.

A couple of power points weren't working, and the apparent lack of motion sensor on the verandah, with dark steps down to the carport, nearly led to disaster.

An unexpected change to our whanau plans meant having to book an additional night. Sampson was really good about it. We used the fireplace during our stay. So glad we had it as whanau who were with us from Perth, really felt the cold.

Nothing to dislike.
