Great location facing the lake. Spacious unit. Very quiet. No sulphur smell like some places in Rotorua.

No breadboard, although found this in other accommodation as well. Minor issue though.

If you want plush and fancy I guess you go else-where, no issue with facility.

We loved the owner and the convenience to the excursion (on the lake) that we had scheduled. There were 3 of us traveling and the room, mini kitchen, etc. were more than adequate. We also enjoyed the outside tree swing that was provided (it's for all ages!) When we came back from our excursion, we were able to dry our suits in the dryer prior to further travel. They were most accommodating!

We didn't like that we did not have the opportunity to stay longer. This was a great place, great location and if we had the time, we would have liked to explore the area further.

It would be good to have some storage for clothes if you are staying for a while. We only stayed 1 night so didn't worry about unpacking.

The view of Lake Rotorua was lovely and coffee with the sun coming up just perfect. Main area clean and tidy. Bathroom needs a lick of paint however it was comfortable and very quiet.

Needed to top up tea and coffee more. Very relaxed about that sort of stuff. Pretty much o intrusion while we were there so that was a plus. Staff very obliging with any request and attended to a few things like a light bulb not working. Lovely planter boxes making it feel homely. And bonus pets allowed so will definitely back and will bring the cat!

We had a beautiful view of the lake from our room and enjoyed sitting and watching the swans swim past as the sun set.

The owner, Ken, was accommodating and friendly. Happy to help with anything you need & provided ya with local insight of a few places to see. The property isn’t 5 star, but isn’t a 5 star price. It’s comfy, clean, accessible & with kitchen facilities too. There’s a swing out front for the kids & washing facilities on-site. Even the dog is happy to say hello if you miss your own pooch!

Shower was a little pokey (but was clean).

The serenity, close to the lake, view of the lake, close to great walks, friendliness and approachability of the host, being able to hear the birds chirping in the mornings enabled me to unwind and relax. Just wished I could have stayed for longer.

There was nothing not to like really. Side tables by the bed and a lamp would have been good but it was not an issue for me was I was on my own, and was just grateful to get away for a break from my caring role.

Great location with a view of the lake (was told partial, but it exceeded expectations). Not even 10 minute drive out from the Rotorua main township. Easy 15 min walk to the local four-square. Felt like a quiet hidden oasis. Room and bathroom was much larger than anticipated, plenty of space to spread out. Should have booked a longer stay!

If you are not an early riser - bring a sleep mask. Curtains can only do so much for NZ sun.

Spacious room. Beds were positioned well in room. Shower good. Friendly welcome. Lovely view of lake. Room nice and dark at night for sleeping.

I would have liked a mirror in the room where the beds were near a power point so I could use my hair dryer. Maybe a few more tea bags.
