The room was spacious, clean, and comfortable, the location was good for us, our second time to Lisbon, close to Time Out Market and an easy trip to Belem. Despite several bars in the area, the room was quiet. The surrounding neighborhood is seeing some construction, but there are lots of bars, restaurants, and coffee shops, more local than touristy. Cheap Uber and Bolt rides make this a great location, as you can get most anywhere quickly.

The staff were incredible and the location was well suited to our needs (accessible transit, food/shops near by, not too busy, close to the water). The room itself was very comfortable and spacious. The elevator was key for my Mom who had a hard time with the long walking days, as was the A/C unit which worked very well (days were very hot and 30+ the days we stayed)

There are some restaurants in the same building as the guest house and there were some food smells that came through our room (some better than others), we found closing the washroom door where there was a vent and opening the window solved the issue completely. Nearby construction and restaurants below were a little noisy but really not that big of an issue, the windows did an amazing job with sound proofing once closed. We stayed 3 days and would have liked a little more stock of coffee but really nothing big to complain about!

Joao is very helpful and friendly! The guesthouse is in a great location, we were able to walk everywhere we needed. The room was bright and spacious, with windows that opened which we loved! The aircon worked a treat too, especially with all of the heat. The shared kitchen was also a fabulous addition. Thank you for a great stay!

You can hear some noise through the room, for example the people walking through the hallway and also some outside noise from the street. As soon as we shut the window it helped immensely! The noise wasn’t really a bother though, still a great stay.

It was clean, basic but had everything I needed. There is a well-appointed kitchen for guests to use to fix meals. Comfortable, bright and clean common sitting area with tv. Staff were very friendly. Good value for money.

The bed wasn't that comfortable to lay on -- it felt like big pieces of foam of different sizes pushed together, but strangely, I never woke up with a back ache. So, I guess it was comfortable to sleep on? I have no idea. If they just improve the bed (which is the most important aspect of a hotel), I would give them a 10.

We felt very comfortable staying at the Check-in Guesthouse. It was like home from home! The room was very spacious and clean, and the bed was very comfortable. We didn't use the shared kitchen, but it looked spotless when I saw it. The Guesthouse is in a good location, and we were able to walk to the Tagus River and, also, LX Factory from there. João and Francisco were very friendly and welcoming. We chatted for ages whilst the room was being prepared and I felt as if I could have spoken with them for hours! We will definitely stay here next time we need to spend the weekend in Lisbon!

Good location for my purpose- the room and B&B areas were all recently refurbished and looked good and the room was a good size - João who was running the place was extra friendly and helpful and I mean even from before my arrival when I was asking questions about how to get access etc

There are a couple of bars just outside the entrance door and in the evening I arrived, there were a huge crowd of young people gathered outside the entrance to the building and leaning on the door probably due to proximity to a university- the only thing that I really didn’t like about the place was the communal staircase that lead to the B&B floors as there was a strong smell of bleach and that made my head hurt during my stay there, so might be good looking into better and safer cleaning products for the building that is why I gave an 8 not a 9 - also the large crowd maybe

Really good location in the Santos District which is a bit quieter and just outside the main tourist trap area Chiado and Baixa. Lots of nice local and traditional bars, cafes, restaurants etc but still a short walk (10 mins max) to the Time Out Market and probably 20 mins to the main city centre. Walk up the hills to Principe Real and some cool view points of the city. Alternative hop over the road to the rail station to and take a short trip to Belem for the famous Natas and beyond for some beaches. Really really easy and cheap to get around the city and other areas outside. Room was really clean, large and airy. Air con was a dream especially on 30c days. Warm friendly welcome on arrival and the staff were helpful when we needed them.

Getting into the building to check in is not clear at all. Perhaps I've missed some instructions but it's not clear at all from the outside of the building anyway! (You need to get to the third floor, recommend taking the lift). Other than that no complaints

First of all João was really kind and helpful. There had been an error in my booking that I had made and an extra crib had been given instead of an extra bed. João insisted that we had access to another room with a double bed rather than our kids sharing a single bed. That was really nice. Everything about the property exceeded our expectations, it was very clean, great free coffee, great service and a wonderful location near the trains and with four excellent little cafes outside. We would easily book again were we to return to Lisbon

Joao was a great host; absolutely no problems - he even lent me his charger for my iPhone until I purchased one. The bed in the room was substantial and to my liking, but you may be disappointed if you prefer a bed with a little softness. There is construction going on in the area, but I didn't find it a distraction. There is underground parking across the street, but I found it easy to get turned around when coming up from it because various entry and exit points are getting to it, but the on-duty attendant is very kind and helpful. I would stay here again and probably should have just booked for the full week instead of just a couple of days.

There was nothing I didn't like about the guesthouse or the area.

The hosts were welcoming and gave us some sightseeing recommendations. We liked the fact that the room was quite spacious. The location was ok to reach certain landmarks though the surroundings may not be the best looking. It's nice to have the kitchen and the fridge available and it's also a good thing there are plenty of restaurants, bars and some brunch places within 5-mins walking distance.

If we really need to say something it's that the furniture was quite basic. And that some of the recommendations we received were not up to date (e.g. the tram stop from which we were advised to take the historic tram was under construction...)
