Excellent breakfast - waiter service, no busy buffet. Attentive and helpful staff. Lovely pool area and outdoor courtyards. Short walk to some great restaurants and wine bars as well as easy access to public transport.

The hotel has lovely courtyards with seating areas but our room door opened directly onto one of them with no other window - this meant we had to keep the curtains on the door closed all the time which made the room very dark. It would have been better to have some lace/voile curtains to enable light to come in while maintaining privacy. There were also not enough sun loungers at the pool so they were always occupied.

This hotel is just magical! The interiors are beautiful, there are lots of quirky details, and it's super comfortable. The pool is unheated so we didn't take advantage of it, but in the summer it must be a real bonus. The staff are delightful, really helpful and make you feel completely welcome. We had a room on the top floor, lovely window seat looking out across rooftops and across to the river. Bed was super comfy, massive bathroom and great shower. Breakfast is fabulous - everything cooked to order and delicious. Location suited us perfectly as you are away from the very centre so quieter neighbourhood (still nice bars and restaurants), but transport links are excellent - there are bus stops on the road and a tram stop at bottom of the hill so everything is very close. I cannot recommend this hotel highly enough - staying there added to our experience of Lisbon, and I cannot imagine staying anywhere else in Lisbon now.

It's worth pointing out that this is an old building, so rooms on the top floor mean steep stairs. It didn't bother us at all, but if you had reduced mobility it could be an issue. There are coffee facilities in the room but these are not free. If the hotel was expensive I would resent that, but as the hotel was exceptionally good value, and as they are so generous with everything else, we didn't have an issue with it. Just to stress, these are not things that we had issue with, but feel worth highlighting. It does not take away from the fact that I absolutely LOVE this hotel!!

Our bedroom was above the dining room and was massive . Loved the decor. Antique furniture , lovely high ceilings , and old paintings. Also liked the outside spaces . 3 terraces to spend a peaceful evening with a glass of wine. Never seemed overly busy . Also there was a small pool of the top terrace. Breakfast was probably the best we’ve experienced in any hotel. Great choices , set us up for the day ahead. Waiter service too which is always nice. Also liked the location. Away from the busy city but only a 5 euro taxi ride away . Slept so well there which is unusual for us.

The bathroom was a bit dated. Took a long time running the shower before it was warm but guess it’s old plumbing . Would have preferred a large shower instead of one over a bath. The fantastic bedroom though made up for it. Also only one mirror over the vanity unit in the bathroom. Could have done with another, long one would be good in the bedroom.

We had an excellent stay here, the staff were very welcoming and the whole space is beautiful. We only booked the standard room but even this was very large and was spaced just out from a lovely courtyard. Breakfast was A La Carte which was fab and we loved lounging by the pool after a hot day wandering. It was a little bit out of central Lisbon however this was a blessing in disguise as Santos is full of brilliant local restaurants and shops - a total hidden gem. Also great to stay here and be close to the Cascais train. It was a charming, relaxed hotel!

Could do with more loungers by the pool as the four were in very high demand! Only because it’s so relaxing :)

Breakfast really excellent and served in a beautiful room. The furnishings in the old part of the house, and the quirky courtyards were delightful. Our room, at the very top at the back of the hotel but overlooking the pool (Room 17) had a fabulous view of the city and its own sun terrace and lounger, great for when there were a few people at the pool.

I wasn't expecting so many steps and stairs to get to our room! Handrails would have been nice for the over 60s! The pool was lovely but a tad chilly in May. The steps to get into the pool were decidedly wobbly but the team told us 'Maintenance' would be in soon to fix them.

This boutique hotel was magnificent. The staff were incredibly attentive and nothing was too much trouble. for example we left at 5.30am on our last day to catch an early flight and were made a cup off coffee and given a banana each. A lovely touch. the hotel was an a quiet part of town but with a bus stop outside and everything walkable the location was great. The hotel is steeped with history a former family palace and super comfortable. I can understand why Madonna took it for a year for her family a few years ago.

The walls were rather thin which meant you could hear your neighbours and the water in the shower, lukewarm or cold.

Very nice small hotel in a good location, old and quirky with character, good bus links to anywhere you want to go, helpful and very polite staff, especially Subash, was always good to chat with him, with recommendations on bus links or restaurants, or any query, thank you Subash! good breakfast every morning, nice room overlooking the courtyard, smelt a bit damp at times, but it was very wet while we were there! probably better if weather warmer and windows could be open, tiles could be slippery in the bathroom so need to take care there, bus, train, metro, trams all worked well, would recommend to anyone visiting Lisbon

Like being a guest to the ambassador in the 18th century! Just like the Palacio aims at. Being greeted like an old friend by the lovely woman in the reception serving us some refreshments in the living room and handling our luggage in spite of our early arrival before check in time. The Palacio is amazing in its classic and preserved furnishing. The garden with several levels with seats in the shade and a beautiful pool is a real surprise in design and to find that there is at all space for such extravagancies on the narrow hillside premises. The breakfast in the lovely dining room with a printed menu and everything cooked to your order put another unexpected extra to the visit. Just be careful and notice that the house has many steps, to the rooms and in the garden, so you will not be disappointed by the lack of elevator or smooth accessibility if disabled. The city center is easily reached by bus or the numerous Ubers that will pick you up with no waiting time. The Palacio is situated in the Lapa neighbourhood with so many beautiful villas making walks in the immediate area an architecture joy.

Wonderful location, across the street from the art museum. Tremendous room, the executive room. The whole place retains the characteristics of the palace it converted from, with old tiles and plasterwork on the ceiling and big heavy doors, Everything was comfortable, the staff was very easy, the bar was a great place to sit and do work, and the room was soundproofed so we couldn't hear the cars rumbling on the cobbled streets below. We really enjoyed our stay

The only issue was our complicated morning coffee order, which was wonderfully interpreted in the morning, all but our last night, when the night porter didn't seem to have read the whatsapp order, and neglected to deliver coffee in time, and didn't really understand the order. But that was only a little trouble, and we made up for it in the dining room - did I mention the food is very good and quite generous - one guest opposite us got pretty much everything on the menu, and it was all included.

The property is beautiful. Lovely terrace and small pool area with a nice view of the coast. No lift, however, but the staff will bring up your items if necessary. It’s about a 20 minute walk to the center but it’s a nice walk with lots of shops and restaurants and cute streets.

Not a big fan of the breakfast. Items are all prepared on an individual basis so there can be a bit of wait. Also, there is no reception desk. And although staff is available and very friendly you had to either send them a WhatsApp messages or look for someone who could help you.
