We were welcomed by Victoria, who was very friendly and helpful and showed us to our room. The room was spacious, with a fridge and chairs and table. The location is great, especially for walking from the sea front or city centre. The twin beds were clean and comfortable.
The room on the ground floor was quite hot, as it was a warm and sunny day and we were not allowed to open the windows as it's a listed building (which is completely understandable). There was a fan although this was not working, which we reported.

Great location right just off St James's Street with its cafes and bars and just metres from the seafront but still surprisingly quiet, especially at night. Our room was split level - so in effect it was two rooms - and felt spacious, light and airy. Very clean.
Only small things but the wifi network for which we'd been given a password was not available. There are tea/coffee making facilities but the handbasin is tiny so you can only get water into the kettle (or your water bottle) by filling a mug and tipping it into the kettle.

Location was amazing; view of the pier from balcony! Allocated room had not been cleaned so I was upgraded to a huge room which was great; very helpful staff. Fridge in room is always a bonus too. Overall excellent value for money, would stay again. Note that you check in next door at the pub, but that was super easy and not a problem, just a point to note.
Not much, just that a number of bulbs needed changing so the lighting was a bit dim. Communal areas had a lot of DIY materials on stairs and walkways, but no noise heard from the work.

The room was spacious with a double bed and a nice view of shops on the street. I had my own private bathroom and the shower had good pressure and nice hot water. Zac and Victoria were great and are the owners of the pub on the corner as well which I'd recommend visiting for its fun and hospitable atmosphere! I will surely miss Biscuit, their adorable pup you will undoubtedly see at the pub! I was also able to leave my bag downstairs till the afternoon on check out day which was great and the bus station for the National Express was less than a 10 minute walk, very convenient! And it was also just a block from the ocean and the beach!
There really wasn't anything I didn't like. Everything was really nice and I had a great weekend! I'd definitely stay there again!

There was easy access to the hotel via a code for the front door and the room. The hallway was bright, welcoming and clean. The room was spotless especially the bathroom. Décor and furniture were pleasant. Clean towels were provided as was beverage making facilities, tea, coffee, chocolate and packs of biscuits. Plenty of hangers for clothes and even an iron.
My only quibbles were, the booking in process was a bit disorganised and took a long time, and the TV in my room did not work. I would stay in this hotel again and would not hesitate in recommending it to others

The lady who owns the house is absolutely lovely, very kind and friendly, and an excellent host. the whole experience was 5* and made me feel really at home. I would definitely come here again. I highly recommend this place to anyone visiting Brighton. Perfect location, clean and tidy with all facilities you could need, plus owners kindly laid on free tea coffee milk and biscuits. i requested a room on an upper floor and this was exactly what i got on the day. bed was so comfortable and clean, and it was perfectly quiet despite the central location. Thank you :) ❣️

Perfect for an overnight stay. Very comfortable bed with crisp white sheets and good quality towels. Great modern bathroon with excellent water pressure. Fridge in room with milk provided together with biscuits, hairdryer etc. The hotel is owned by the pub next door. Very nice pub with excellent veggie breakfasts etc. The owners and staff at the pub are very pleasant and kind. I will definitely stay again

Great place.. to stay.. little quirky which only added to the fun of the stay. Good value for money.. and check in was in the pub.. always an added bonus for a working tradesman 😂. Deffo would go back again if I am down that way for work and lots of eateries close by. On the sea front can’t ask for more if you ask me. Nice couple too. Yep.. worth a look and give it a red hot go. 👍😊
Slight issue with the showers but as a tradesman.. I went and had a look for them. Pressure in the combi boiler had fallen and after some deduction… told them how to sort it.. so.. hopefully they will sort. Heating was off when I arrived so was cold.. but when it was turned on.. got as warm as toast in the place.. so.. not really an issue. But all in all stay was spot on. 👍😊

Location excellent - just a walk to front and pier and Pavilion. Good eating establishments nearby. Staff friendly and accommodating. very pleasant to deal with such nice individuals. parking advice was also spot on. Can appreciate the effort owners are undertaking to upgrade establishment and that takes time. Bathroom was modern and recently refurnished.
Only one complaint, and this seems endemic of all establishments that we stayed in right across the UK, apart from Hampton at Gatwick. Pillows! Establishments are clean, tidy and staff excellent, but pillows, right across the board, seem always old, flat and hard.

It was a surprise for me. There is a lovely building with very nice decoration. I had a double room which was comfy and had enough space. I checked in around 8pm. The "reception" was at the next door in a pub. Everything was quick. Plenty pubs, restaurants, shops are around it and the sea at the end of the street.
I was happy to be there. The night was noisy until 2pm because of the night life but this is Brighton.
