Great location. The room was spacious and attractive, as the building was old, yet the rooms were updated. Very charming and comfortable.

Just be aware that there is no staff on duty, except at the appointed time for check-in. I arrived a little early but could not drop off my luggage. And other than at check-in, there was no staff at the hotel to assist in questions. This, however, was made somewhat clear when I booked; although I didn't realize it actually meant absolutely no staff on duty before and after check-in.

Very nice and cosy location, close to bars and the shopping mall and concert venue but still surrounded by some greenery. The walls are well enough isolated so we couldn’t really hear the people in the bars at night unless they shouted pretty loud. The room was very spacious and clean when we arrived, everything was arranged and ready to use along with a brochure with instructions and extra information. The interior design was very pretty and the hairdryer, kettle and coffee machine were a super nice and useful addition!

The empty mugs at our disposal for coffee and tea were either not well cleaned or still wet and left traces on the countertop because of the water still dripping down. Since we had the deluxe king room, the way the shower exit faced windows at almost every corner was not super practical. We found a way to make it work, so no big deal in the end, but I still feel it worth mentioning for people booking the room in the future.

The Hotel is in the middle of Utrecht. 15 minutes walk from the central station. Everything worked out nice, although it all is managed via digital communication. The room was bright, spacious and very clean! Coffee maker, Wifi all complementary available.

Baggage drop off would be a nice extra. The room has a shared bathroom with an additional room that can be combined. It was not clear if I had to share the bathroom with other people. A different concept - info about the procedure would have been good to clearify. But overall a great experience!

Beautiful and spacious room, comfortable bed and a painless online check in and key/door system. It was a pleasure to work from, relax in and rest. The views of the square are spectacular too, and the location quite central.

Cleaning was a bit careless. Glasses were put back dirty, the coffee machine was only cleaned by me. The sink wouldn't work well, and after a shower the whole bathroom stayed wet for a long time. The sounds are worth prepping for. The hotel provides you with ear plugs, which you will need. The square hosts a few bars and a student fraternity, and the buses in the distance drive frequently and loudly. Finally, two churches make themselves heard every 15 minutes.

Spacious room. It was very comfortable the bed. The location is perfect.

On the first day, I remembered the instructions on how to open the door, but my mistake was not informing my husband. When we arrived, he rang the doorbell, and a man opened the door in a rough manner, almost shouting, asking if we hadn't read the instructions, repeating it about three times. It was indeed an oversight on my part for not discussing it with my husband, but that's not the way to treat a guest, especially considering it was raining and we were carrying luggage, raincoats, and trying to look at our phones.

Super easy to check in, they make sure to give you all the details beforehand. They were nice enough to let me check in later since my train was delayed. I was positively surprised by the room. It was cozy, big, well decorated and it even had coffee/tea. The location is excellent, close to the main station and to the city center. I'd definitely go back!

Nothing to complain really. The main thing has been discussed already by other travelers which is the noise. I went on a Tuesday and there is a restaurant downstairs. Of course, you can hear a lot since it's an old building. But around 23h, everybody was already out and then I couldn't hear anything anymore. So I had no problems sleeping.

Clean comfortable. Rooms were really nice. Good secure bike Parking near by. Lots of restaurants near by. Good public transport. The owner was very patient with my moans about the access method. I did not know the hotel was unmanned until after they took my money. I think booking.com should make it clear when hotels are unmanned.

I don’t like these hotels that are unmanned. I had a very trying day and could have done without the convoluted security system to get in. Emails, creation of contact, WhatsApp messages and links to other site which gave electronic access method. I realise my age may cause me be less happy with all this. I do not always have my smart phone with me. On arrival I found I only had been sent access to one of our two rooms and had to go through the process again with my husbands phone. The second room was for my adult son with learning difficulty’s who would not have coped with the phone.

Ideally located, very near public transport. Beautiful room and very clean, really comfortable bed. Very helpful cleaning staff. The contactless check-in / check-out process was seamless and very convenient.

It was not an issue for me, but the traditional Dutch death steps can be a problem for the mobility challenged (there's no lift). Also, there is some street noise, but earplugs are supplied in the welcome package. But please supply better coat hangers!

- Both check-in and check-out proceded completely smooth and digital only. No in-person check-in with a physical reception necessary. We received the access information online and could simply use our phone to access both the building and our room. - Communication was very clear and timely. - The location was right at the centre of the city at the beautiful Janskerkhof. Despite the central location, the room was very quiet. - The room was very tidy and clean and the bed very comfortable.

- This contactless form of travel may not be for everyone. This makes a hotel stay very anonymous. We were totally fine with this, but other people may wish to talk to someone in person when checking in or out. - The hotel does not offer breakfast (as far as I understood). There are plenty of breakfast options in the vicinity though. - Check-in times are very fixed and it is not possible to access the building nor drop your luggage before this check-in time. You will need to plan accordingly.

Our attic room was interesting and lovely and the bed very comfortable.

If you don't have a European phone, you might have difficulty receiving an email/text that gives you key access to this building and your room. The door was locked when we arrived and there is no reception at the site. Since we couldn't access the hotel's email without their Wi-Fi, we had to get help from the cafe next door to call the manager.
