great location, the hotel is 150m from the Miracle Square and the tower, you can see it from the windows of some rooms as well as from the dining room. the room is clean and cozy, in a retro style. in the bathroom soap and shampoo, hairdryer. the service is nice, friendly and helpful. the breakfast is delicious, 2 types of cold cuts, 2 types of cheese, hard-boiled eggs, yogurts, croissants, fruits, jams, juices, Nutella, cereals and milk. delicious coffee. the towels smelled nice. it is hard to find parking nearby, so if you do not intend to go anywhere further, it is best to move around on foot, (everything is close) and to the airport take a taxi (8 min, 4.6 km). we got a room with a balcony and a view of the tower and the baptistery, I rate the stay as very successful. in other reviews there is often a comment that the hotel is old, needs renovation and the bathrooms are small. It's true that it has seen its best years, but it has a great style and the whole thing is cozy and consistent, the rooms and bathroom are clean, and that's the most important thing.

Within fifty metres of the main square and all the key attractions, restaurants and museums, the location couldn't have been better, yet it was still mostly private from the holiday crowds. An older building, the hotel was of a traditional style with nice decor (which I personally really enjoy) and yet was still suitable for the modern tourist; and everywhere was very clean! Breakfast was a simple but plentiful continental type of breads, cheeses, meats and cakes with ample choice of coffees and juices. Have to say the staff couldn't have been more obliging, with special mentions to reception staff Rachid for his great assistance with my travel arrangements (getting back from the Puccini Opera Festival in Torre del Lago) and Michi for his engaging conversations on chess and philosophy....... my point being that they had time for their customers and this made the experience much more personal and rewarding. For me, it was a perfect hotel - cannot recommend highly enough!

The room was OK, as we were just staying one night. It had that old Italian historic ambiance. The towels, linen, and beds were fresh and clean. The balcony was also a nice touch. The continental breakfast was delicious. It came with coffee, juice, boiled eggs, and croissants.

The shower was a bit small, not bad, though. There's a thermostat on the wall, didnt realize it till the next day... I thought it was AC controlled for the whole building... it was a warm night till the wife adjusted the thermostat for nice cool air.

The hotel was very close to the Torre di Pisa. I could see the top of it from my bedroom window, which was a definite treat. Needless to say, the location was so convenient, especially for someone traveling alone. I was able to stay out after dark because it felt safe. The location was super quiet and I slept really well. There were extra blankets available. The rooms was very plain but clean and adequate for one or two nights.

The room I had was very plain and small. When I first walked in, it didn't feel at all inviting, but the view from the window made up for all of that. If someone is looking for a prettier and cozier looking room, it could be a bit disappointing, but it's a clean, quiet and conveniently located hotel. Could use some general sprucing up probably to make it look a bit more inviting. However, I would definitely recommend without reservation.

I was travelling with my teenager son to Tuscany for a short five days trip and of course the beautiful city of Pisa was our first stop. We stayed just one night at the Kinzica Hotel. The location is unbeatable, I thought from the photos that Piazza dei Miracoli couldn't be that closed, instead it's actually even closer, 1 minute walk from the Pisa Bell Tower! The hotel has a vintage atmosphere, it is quite old but with a great charm. Our room was on the top floor, we could see part of the Cattedrale and the top of the Tower. The room was quite spacious same of the bathroom, nice hard bed, extra sofa and lovely vintage furniture. The breakfast was served by a very nice gentleman, Litton ( hopefully I spelt the name correctly). Fresh cakes from local bakery, pastries, jam,eggs,juices...very simple but nothing missing from our breakfast. The concierge was a very delightful gentleman called Michael, he was very helpful and welcoming, ask him for spots to eat in Pisa. Lovely stay. Thank you very much. Paola&Cillian

Hotel was lovely! We booked 2 single rooms, and they were very spacious and had double beds, which was a surprise. Room had everything I needed. Depending on which room you had, you have an amazing view of the top of the leaning tower. Staff were great and helpful when we had a mini issue and sorted it straight away! For the price you pay, it's such a bargain for a prime location and comfy room. Can be loud outside due to being in the tourist area, but gets quieter into the night. Couldn't recommend this place enough. Would 100% recommend to friends and stay again myself

Our room was fab, we stayed in room 57. It had a king-size bed and the room was large with a sofa, desk and wardrobe also. We then had a very large balcony which was perfect for in the evenings and had a nice table and chairs to sit down on. The hotel staff were great and very friendly and offered advice and knowledge where needed. Location was perfect as it was only a 1 minute walk to the tower and had loads of local restaurants, supermarkets and places to sit down, subway was also right outside. The breakfast was a variety of fresh pastries, cheeses, meats, bread and cakes as well as cereal, yoghurt and fruits. Fruit Juices and fresh coffees were also available and hand made by staff. Our stay was perfect, there wasn't a kettle in the room which would have been great, but with subway being next door we could easily go and purchase hot drinks when needed. We would definitely return :)

Nothing that we didn't like, only that a kettle/ tea and coffee facilities in the room would have made our stay perfect.

The location was superb. I got a room at the front of the hotel and could easily see the Tower from my room. The room itself was tasteful, clean, comfortable and had HUGE windows! The staff were friendly tho not intrusive. The hotel was well placed for tourist activities, food (there was even a Subway next to the hotel....Italian Subways are deliciously different), supermarkets, museums......Seriously, I loved this place!

I didn't like that I had to come back. I'm British, so I did miss having a kettle in the room!

The hotel was clean, staff very friendly and accommodating. When I arrived early looking like a boiled lobster due to the heat and route March from the station. They made sure my room was ready immediately. And as for the location.... wow, couldn't be better, 10m and you're standing in the Pisa complex, with views of the Leaning Tower and Cathedral. Great place to stay.

The location is perfect- just a minute walk from the tower complex and cafés and shops. The room was neat and clean. Since i was on the 2nd floor,Thankfully there was a lift. Also in the heat I was happy to see an Ac in the room.

There was no kettle for my morning tea but I was ok since it was only one night. Breakfast was very basic with not even a choice of eggs - only boiled!!
