This is a one of a kind destination, right across from the beach on a row of excellent Art Deco resort properties. The sunroom and kitchen were shared, which was a little different, but the kitchen was well equipped and our host Guido was helpful and welcoming. The beds were comfortable and the space was nice. I left a bag in the room and Guido couldn’t have been more helpful in making sure it got back to me in Canada. The property is close to the centre of Napier, which is very cool and has a lot going on. We wish we could have stayed longer.

The room was so colourful it took a few minutes to go to sleep.

Everything! Great location, walk to everything. Super cosy and comfortable, but loads of room. Pillows were great and shower was hot and had good water pressure. Super, super clean. Lots of thoughtful touches to make it special, and everything you need has been thought of. Breakfast was very well catered, and dietary requirements were respectfully considered and catered to. The photos totally undersell the place, just a really great experience. Thank you for having us Guido! Our only wish was that we could have stayed longer 😊

Great location, very sweet little B&B on Marine Parade, with the beach and parks on the other side of the road. Our host, Guido was kind and helpful and gave good advice about parking nearby (there are many parking restrictions in Napier). The room was cute and cozy and clean. We were in the room closest to the closed in sun room/veranda where breakfast would be served. Breakfast is self-serve and there are only enough tables in the sun room for two of the three rooms to be in there at once. We spent part of the breakfast eating in our room until someone left. We had a pleasant visit with the other guests, which is the nice touch of a B&B. One recommendation we would have is that the linens be transitioned to 100% cotton, which they are not at this time.

Funky decor, lovely window enclosed veranda with sea views for breakfast. Friendly helpful host. Although no private parking it was easy to pull up outside to unload and our host had sent us detailed instructions on where to park which was literally in the next street. He also helped us with our mountain of luggage which was a bonus.

There was a microwave but no bowls or containers that would enable you to cook or heat anything, but plenty of other crockery and cutlery.

Staying in this 119 year old guest house adds to the experience of staying in Napier, a city that embraces its 1930s architecture. However the facilties were definitely 21st centuary! Our host, Guido, was friendly and shared interesting local info willingly. The continental breakfast was excellent. Sea Breeze is highly recommended for an overnight stay.

The room was a little on the small size, though comfortable, and a larger person may find the shower a little challenging. Also there are stairs to get to the rooms which may be difficult to navigate for some people.

Great location! Both the room and the ensuite were nice and clean. My partner and I enjoyed the quirky decor and found the bed comfortable. The owner was also very friendly and helpful.

I was under the impression that the B&B has available off-street parking, which is not the case. We had to leave our car parked on the street, few hundred meters down the road. If you don't like leaving your car parked on the side of the road overnight, this place is not for you.

We loved our stay at this hotel. The room was delightfully decorated and very comfortable. The bathroom was adjacent to the room, but we didn't mind that at all. It was large and spotless. The continental breakfast was great and included some homemade conserves. It was eaten in a small front room that looked towards the sea, which was lovely. The location was great for walks along the coast and easy access to the town and eating places. Our host was so helpful, we were grateful of his care.

We had the lovely Indian themed room, which had a separate bathroom. The room was very comfortable, nicely decorated and very clean. There's a curtain to pull in front of both the room and bathroom doors to give more privacy, which we really appreciated. Breakfast was self service from the kitchen, which you can eat in the sun room overlooking Marine Parade. Cereals, toast and the owner's honey. Location is great for all Napier's attractions, and there was plentiful free parking. We had a great stay.

The property is ideally located on marine Parade. A 10m walk in either direction will get you to the main CBD or to the aquarium. There is a bus stop 5 minutes round the corner where you can access buses that will take you into Hastings and Ahuriri. I stayed in Room 3, it is well equipped with a large double bed, tea and coffee making facilities and mini fridge. Has a private bathroom next door and is separated from the other rooms in the property by a privacy curtain. Breakfast is a selection of cereals, toast, fruits, which can be eaten in the lovely sunroom that has views of the beach. Guido is a great host, very communicative and happy to help. My flight back to Auckland wasn't until the afternoon but he was happy for me to stay in the sunroom after checkout time while waiting for my shuttle pickup.

The host was incredibly friendly, very helpful. The room was clean and had a lot of little touches that made the stay so much more amazing. If we'd had time we would have extended our stay. The breakfast obviously had a lot of love put into it with homemade marmalade and honey. We also love filter coffee so that was a fantastic surprise. You sometimes find in B&Bs that you feel you're lacking a little privacy but not here. There was an incredible sun room for having breakfast in that was beautiful and looking out over the water. The room had plenty of space and great amenities. If I could rate it higher I would.
