The place and LOCATION are unbeatable! Our room had two windows on the canal and on the other side of the canal, it is a place so the view is clear and not crowded. It is so amazing waking up and having this view, taking breakfast by the window. We are less than 5-6 minutes from Piazza San Marco and less than a minute walk from the grand canal. We had our morning coffee watching the gondolas and life waking up in Venice every morning (nespresso machine and coffee pods available in the bedroom and at the front desk). There are also two grocery stores available within 1-2 min walking distance. Very convenient to get few things to snack during the day. The room also has a few sweet snacks available (cookies, crackers, croissant). We absolutely loved our location and our room. Definitely worth every penny spent in that room. Also: the service desk is indeed available 24h. Even though there is not always someone at the front desk; there is a big screen connected to the main desk with someone available for you if you have any question. They also are very responsive by email which is a breeze. The possibility of leaving our luggage after check out (and before checking) is a game changer since our flight was not until 9pm and we checked out at 10 am. We could enjoy a last walk in the city and without being worried/bothered by our suitcase and backpacks!

Like is the wrong word....... Love!!! Venice is the most romantic city, possibly, in the world and this Junior Suite, overlooking a busy little local canal was everything it could be, including romantic. Spacious, neat, decorated in Venician style, we both thought it was perfect!! We must have taken twenty pictures of each other from the square across the little canal, relaxing in the open window in the idyllic setting. Rialto Bridge, St. Marks and water transportation were moments away. We've been around the world and this is one of the best stays we've ever had. Top marks to all the staff! Check in and relating to all reception experiences were handled through video communication from the lobby. I wasn't sure how i felt about that but the warmth, care and professionalism of both receptionists soon had me convinced it was absolutely workable. We shall look forward to returning and will, without any hesitation, recommend this residence to all our friends and anyone else traveling to Venice!!

We only could stay two nights...

We really enjoyed staying at 40.17 San Marco. It was easy to find on Google Maps and in a great location, close to anything you might want to see in Venice. When departing for the train station in the early morning on the other side of Venice, we caught the ferry there, as recommended by the staff. The walk there was only about 7 minutes with our luggage, and was quite flat and easy. We were able check in early which was very convenient, and the staff were lovely and accommodating. The staff are not always on site, however are always available via web cam if you need to ask a question, and were very helpful.

The showers were quite small, so difficult to pick anything up off the floor if needed. The front doors are not very thick; there was a family with young children staying in one of the other rooms, and when they would leave their room fairly early in the morning the young children made quite a bit of noise and were running up and down the hallways, which woke us up. Not the accommodations fault obviously, but I would recommend wearing earplugs if you want to sleep in while staying there.

The communication prior to arrival was fantastic - quick and clear responses to questions I had asked plus extra information to ensure our stay would be optimal. We arrived early and the 'zoom' screen receptionist greeted us warmly - she then asked the on site cleaning team if they could prepare our room quickly and twenty minutes later our room was ready. The bedroom and bathroom were clean. The location is very central and all in all it's pretty little place and I would certainly return there.

Pillows were pretty horrible - and although this might seem petty, with everything that's going on in the world right now, I would have liked to check BBC World News or any other English speaking news service. With over 460 TV channels there was nothing at all in English.

My room was absolutely amazing! Clean, so tastefully decorated with all the amenities I required and quite spacious. My favorite this was I had a view of the gondolas passing right outside my window and I’d naughtily wave Buongiorno and they’d call back and it was all so so magical. I’ve stayed in Venice before, but honestly not many hotels will give you this much space and attention to details. They’ve also got the cutest little coffee area past reception. I absolutely loved how central it was to everything and the hospitality starting with guiding me to the hotel, checking up on my travels and the little coffee and biscotti station at reception. I’ll definitely be back and 100000% recommend this hotel.

If I were to be picky, the smell at reception was quite strong and off-putting (probably too much incense or something), and I got so worried that my room wouldn’t live up to my dreams, but honestly I had nothing to be worried about. The corridors upstairs were quite fresh smelling and my room equally beautiful and super clean.

We really liked the junior canal suite room. It was beautifully decorated, large, and had a Nespresso machine. Four bottles of water were included on the first night and there was a small refrigerator in the room.

We did not get a refill of Nespresso pods when our room was made up the second day. We requested that the coffee and cream be refilled, but no one ever brought any. There was no one physically at the hotel for much of the day, so there was no way to get the items we requested when we noticed they hadn’t arrived by the evening.

Location was amazing - the only thing I would complain about was noise from the street outside. The room was on the side of a busy pedestrian street with lots of noise at night.

When booking, I thought this was a hotel. I only got an email saying it wasn't a hotel after I had made a booking. The front door is down a very small narrow alley. The city tax also came as a surprise after I had booked - this should have been taken upfront as part of the overall booking fee.

The location is in the heart of San Marco but a little off the square. It is tucked into an alley but is just a sort walk from the Rialto tronchetta stop. The rooms werecharming and decorated in a very ornate style, perfect for the location. We only saw one employee because 40.17 is a guest house and not a large hotel. The attendant was lovely and watched over our bags on our last morning in Venice. The rooms were clean, beds comfy. There were sweets and snacks in the rooms. A very nice touch.

The pillows. I don't know if we Americans simply like thicker pillows, but we all found the pillows to be very flat. Members of our group invented ways to provide more headlift.

The location is really nice, really close to San Marco square but not close enough to have to deal with the noise so it’s easy to fall asleep and the room is soundproofed very well you notice it the moment you step in. The decor is very typical which is nice it feels like going back in time. The coffee machine and kettle in the room were a nice touch if you don’t want to wake up early to catch breakfast and the bed was really comfortable, a bit on the stiff side but I like it like that

The curtains don’t fully close so be prepared to deal with the sunlight early in the morning and also no slippers in the room, for the price it was expected but not a deal breaker

Wonderful, the location is perfect. Close to all the sites. Check in was online, and very easy. The staff were extremely friendly. Always had security when you entered. The extra small gestures in the room were amazing. I would highly recommend this place

Of the property itself, only if I have to really picky the shower organiser was rusty. Otherwise nothing else
