It was a well maintained property, with all the necessary equipment, toaster, kettle, crockery, cutlery and overall heating and lighting to a very high standard!

There was nothing we didn’t not like about the B & B in general. We will be staying here again next year and would thoroughly recommend this property to all potential future clients.

Sharon and her Partner were excellent and very welcoming. B&B is excellent, great breakfast and very clean with good standard of rooms. The property is very well kept and superb value for money. Carbis Bay beach short walk away. We would definitely stay again which says it all really.

The location was fine for us both but you are approx 30 minutes walk from St Ives. There is a bus stop outside which takes you into St Ives which makes transport easy and a taxi back was approx £8-10 for us during our stay. Some people might find the location an issue with the long walk into St Ives from the B&B. We did 20,000 steps every day which we like but that’s not everyone’s cup of tea.

Me & my girlfriend stayed in the cabin, for the second year in the row. We absolutely love staying here - Sharon is lovely, the location is perfect, the house is clean and the breakfast is really nice too. I couldn’t recommend staying here highly enough.

The only slight issue with the property is the WiFi connection in the cabin, maybe a connection booster could be installed in the cabin which will enhance the WiFi speed. WiFi is perfect inside the house, it’s just in the cabin that the connection jumps in and out. Obviously this isn’t a deal breaker, but just an idea!

Excellently situated for local transport, Bus stop opposite the B&B for travelling to St Ives and the train station was about a 10 minute walk. Excellent breakfast to set you up for the days adventures, Sharon and Phil where very knowledgable about the area and suggested places to go for food and drink and areas to visit. Parking at the B&B is also a big plus.

We are unable to say anything that we did not like about our stay at Downsfield if Sharon and Phil could have arrange for a bit more sunshine then thats all we could have asked for.

The hosts were wonderful,the full breakfasts were excellent (plentiful,and fulfilling) the room was a really good size but for one thing the shower,but overall we loved our stay

The shower was too small for me, but adequate,to be fair I am on the large side which is my disadvantage not the rooms amenities.there are only two places to dine out within walking distance and only open on certain days(check with hosts) quite steep getting to Carbis Bay beach.

Lovely bed and breakfast, clean and friendly. Beautifully decorated with being by the sea deco. Breakfast choice was very good, plenty of it. Convenient bus stop right outside the property taking you to St'ives which is very good because parking in St'ives is not great. It also takes you as far as Penzance. You can also catch the open top bus from there. Beds are very comfortable, actually everything is beautiful.

My stay at Downsfield was nothing short of exceptional. The combination of luxurious accommodations, outstanding breakfast, top-notch amenities, and exceptional service made it an unforgettable experience. My room was nothing short of perfection. It was impeccably clean, spacious, and beautifully decorated. Everyone I encountered was friendly, professional, and eager to ensure my stay was perfect. They genuinely cared about my comfort and satisfaction. I highly recommend this hotel to anyone looking for a memorable and comfortable stay. I can't wait to return for another visit in the future.

The proprietors, Sharon and David, were very friendly and welcoming and the decor and furnishings of the property were very tasteful. The quality and variety of food on offer for breakfast was excellent 😍There were cereals, delicious yogurts, fresh fruit salads, various Danish pastries and croissants, as well as the wonderful cooked breakfasts on offer. The location of the property is excellent, as it is in close proximity both to bus stops and the train station and within walking distance of Carbis Bay beach and the coastal path to walk to St Ives. There are also, several restaurants in close proximity to the property.

We were pleased with everything 😀

The room was spacious, nicely decorated and very clean, with a comfy bed and pillows. There was a chest of drawers, two bedside tables (with drawers) and a hanging area with 7 hangers, plus a full length mirror and single hard-backed chair. Tea and coffee making facilities and a TV were also available for use. There was a large shower in the en suite bathroom, as well as individual bottles of shampoo and shower gel. There was some noise from the road, as the warm weather meant that the window needed to be left open, but this was not much of a disturbance. There was daily housekeeping available, if desired. The location was good, next to the bus stop and a short walk away from a couple of restaurants (including a fish & chip shop which, if the restaurant is closed for the night, it's worth checking to see if the take-away is still open) and the beach. Several hot options to choose from at breakfast, which was filling and cooked as per the orders given to the owner the night before. This was served to the table by one of the two friendly staff members. There was a cold buffet spread of yoghurts, fruit, small pastries, cereals and fruit juice. The property felt cosy and had some nice touches, such as a bowl of sweets in the front hall. There was no communal area for sitting in outside of the breakfast hours, but this was not an issue. There was off-road parking, as others have mentioned.

Apart from a brief polite conversation at the time of check-in, the only interaction with the owner during the stay was via the booking.com messaging system asking about the next day's breakfast order. A bit pricey but probably to be expected for the location and time of year. It would be good to expand the guest information booklet in the rooms to include local bus and train times and more information about local restaurants and amenities.

Just had a 2 night stay with my partner at this wonderful B&B! Sharon is so welcoming, and thinks of every little detail. Everywhere is beautifully clean. In a good location- 10 min drive/ 40 min walk from St Ives, and 15 min walk from Carbis Bay. Train is 5 min walk away and is only £2 for a return to St Ives. Of an evening I recommend using ‘Matts Taxis’. The breakfast is fantastic! Thank you for a wonderful stay Sharon, we will definitely be back!
