A small, family-owned boutique hotel in a lively neighbourhood, near a canal and a small daily market, and close to many of the old town's highlights. It was the perfect spot to visit Bangkok, I very much enjoyed walking though the stalls by the canal every morning, buying delicious fruit on the way, and letting my daughter say 'hi' to most of the vendors, who beamed at her. Having coffee and fruit in the hotel's patio in the morning was also a peaceful way to start the day, it being such a beautiful place. It has been renovated in style; the room was gorgeous, and spacious for the three of us. Quiet and spotless too. We were given lots of recommendations about places to eat, markets to visit, etc, and the ones we had a chance to enjoy were absolutely fantastic -a pity we could not try more, but we only had a few days in Bangkok.
The coffee and fruit were lovely, but it is a pity they don't serve a full breakfast. Not a big issue, considering the wealth of very cheap options near the hotel, should you want something more hearty.

Lovely traditional Thai house. So much more relaxed than a modern hotel. Pang, the host, couldn't have been more friendly and helpful. Lovely breakfast provided (although not technically included) and she made us boxes of fruit to take as we had to leave at 5am. Communications before arrival were really welcome and helpful. Loads of useful information provided when we arrived. Excellent location for visiting old town attractions, such as Royal Palace and only 10 mins walk to Muay Thai boxing arena. The road leads to a canal which is a great walk with loads of great restaurants and cafes. Just loved it here albeit only for 2 days.
Nothing really

Great location in a real Bangkok neighborhood, away from the noise and bustle of much of the busier areas but still convenient for sights and attractions. We really loved breakfast (fruit and coffee) on the patio, listening to the rain fall on the rooftop in the afternoons while we took a break to read and relax, and the staff were very helpful with super recommendations. We also loved using the local canal boat to get to a variety of places which was a great fast way to bypass traffic. The Grab cars were also helpful when needed in case we ended up too far from the hotel at the end of the day for other forms of transit.
It is not too convenient to Metro/BTS but otherwise everything was great.

If I could six stars I would. My favourite Hotel ever. Not because it is the biggest or flashiest but because of the people running it and the charm of the building. Lovingly renovated old house which is now run by the family that took on the project. The room had everything we needed and very comfortable bed. Breakfast isn't included but we were offered delicious fruits and fresh coffee so we didn't need breakfast anyway. Jack and Prang are always on hand to offer help and advice. I miss having a chat with Prang when we got back from sight seeing and her look of horror when I told her how much we were planning on doing each day! They helped me organise a transfer to Kanchanaburi and three days after we checked out Prang messaged me on the morning of my pick up from there with details of the driver and to make sure everything was OK. This level of service you don't get in big hotels. I wish the family every success with their new business venture. Don't change a thing it is perfect.
A traveller tip from our stay - the hotel is in a small side road so we quickly learned to go up to the nearest main road to order a Grab Taxi rather than try and get them to come to pick up from the Hotel.

We had the most wonderful stay at this charming, family-owned and operated bed and breakfast in Bangkok! From the moment we made our last-minute booking, the communication was flawless—within minutes, they helped us arrange an airport pick-up even though we were arriving after midnight. Sure enough, we were greeted with the warmest smiles and such genuine hospitality upon arrival. The location is unbeatable—just a short walk to vibrant Khao San Road and a quick Grab ride to must-see sites like the Grand Palace and Wat Arun. It made exploring Bangkok incredibly easy and stress-free. The breakfast each morning was absolutely delicious, freshly prepared with love and care. It really felt like we were staying with family. The rooms were spotless, cozy, and comfortable, and the hosts went above and beyond to make sure we had everything we needed. This little gem is the only place we’ll ever stay in Bangkok. We’re already looking forward to coming back!
Everything exceeded expectations!!

Everything: the personal attention from Jack and Pang, their attentiveness and care for their guests; the “oasis” feel, especially at the end of the day with calm music and lights, where you escape to after a long day in bustling Bangkok. The rooms were immaculate, we all got a great sleep. the coffee and fruit every morning were excellent. And just the feel in the property- calm, aesthetic, serene. The rooms are cozy with lots of attention to details. We had a great time !! Thank you for everything

Wonderful renovated Villa with a lot of love for all the little details! Felt like travelling back in time, but with a comfortable bed,a good hot shower and aircon. ;) It was so quiet at night,we slept perfect. Breakfast was loads of fresh fruits and coffee. Staff was super helpful and friendly and everything was clean. Would always come back!
Room is small, so for those travelling with big luggage - might be a challenge ;) We had sometimes problems with drivers picking us up, not so easy to find for some.

The Priya Boutique House was an outstanding venue in every way. The hosts were very friendly and extraordinarily helpful. The location is great, the facilities were excellent - we felt like the Priya was a charming oasis in the middle of a bustling city and Jack and Pang's warm, welcoming and helpful personalities made us feel comfortable and right at home from the moment we walked through the door.
Nothing! This was an absolute gem of a place and we felt fortunate to have stumbled across it when deciding were to stay for a few days in Bangkok.

I recently had the pleasure of staying at the most charming and authentic boutique hotel in Bangkok, and I cannot recommend it highly enough! From the moment I arrived, Jack and Pang went above and beyond to ensure that my stay was exceptional. Their attention to detail and genuine care made all the difference. What sets this place apart is the thought and care that has gone into every detail. The hotel has so much character, a lot of detail went into designing it and protecting it's 100 year+ heritage — each space feels lovingly designed, reflecting the beauty and serenity of Bangkok’s old town. It’s clear that a lot of thought was put into creating an atmosphere that is both charming and peaceful, ensuring guests feel at home. Jack and Pang, thoughtfully crafted a list of must-visit places in Bangkok, then extended their kindness by doing the same for my future travels. Situated in the old town, the hotel offers an authentic glimpse of local life. If you're seeking a serene stay full of character with gracious hosts who genuinely care, this is the place to be. I’ll definitely be back! There are a lot more positive things I have to stay about this place but will leave it there. It's perfect for solo travellers, couples, and families. Jack, Pang, thank you for your generosity! PS, you must try their home-made yoghurt and for those who drink, they also craft their own signature beer.
The most charming and authentic boutique hotel in Bangkok managed by a great hosts, I cannot recommend it highly enough! A lot of detail went into designing this hotel and protecting it's 100 year+ heritage — each space feels lovingly designed.

The best thing about Priya Boutique House is the owners! They are friendly, knowledgeable, and aim to give you a wonderful experience from start to end. When we first arrived we were greeted by name. We were given a lot of helpful information about the surrounding area and recommendations on things to do. Another highlight was the amazing breakfast! Fresh fruit, the best mango sticky rice, coffee, and tea. Lastly, the hotel was in a convenient location to the temples, waterway, markets, and nightlife. If/when we return to Bangkok, we will stay at Priya Boutique House.
