There were many great restaurants around the accommodation, and a large park nearby made it perfect for a casual walk. The reception operates 24 hours, and the staff are very friendly. Since we came during the most expensive time, so the price wasn’t exactly cheap, but the comfortable stay made it well worth the cost.

During our stay, the Wi-Fi connection was unreliable, so my mobile data automatically connected without me realizing it, leading to more data usage than I expected. Additionally, the water didn’t drain properly in the shower, and our room was directly visible from the building next door, so we couldn’t keep the curtains open. Even with the lights on, the room felt a bit dark.

Room 310 (level 3). PROS Spacious room for 2 adults and possibly a child. Comfortable bed and pillows. Lots of shelf and storage space. Rooms cleaned daily if you put the sign on your door. Decent size fridge (doesn't stay on when you leave the room as it needs power). Small balcony, but views are not the best. Good size bathroom, and everything is functional. A 5-minute walk to a lovely green park. 10-minute walk to a coin laundry & 7/11.

CONS Internet is very slow in room 310, so you can't stream. Shower pressure is weak sometimes. Barking dogs. A bit far from markets, main temples, night bazaar, shopping mall, etc. 

The rooms are as in the photos and the cleanliness was 9/10 for the rooms the bathroom had hot shower and clean towels daily change but the CME I was of the bathroom some molds seen but otherwise toilets and floors are very clean!!! The location is near to old town and everywhere else!! All walking distance except some places you can use bolt app e hailing not expensive to ride!! Staffs were very friendly and helpful… you. CAn book for elephant sanctuary cooking classes at the hotel it self.. pick up from the hotel lobby !! The most important compliment is the breakfast it was amazing and tasty!!! Love this hotel!!

I really appreciated the service and the friendliness of the staff. The room was always cleaned well when I requested it. As I stayed there for 3 weeks, it was very comfortable. The breakfasts were good if the variety was somewhat limited, but it was a highly affordable residence. Location was good, being near Bauk Haad Public Park and a lovely quiet part of the old city. Being a small distance from the corner of Arak Rd gave it a very quiet and peaceful feeling with a sense of security and it had plenty of greenery around. Overall the premises were of a high standard throughout with the staff very pleasant with all the guests. I'd highly recommend it to anyone for its affordability, tidiness and comfort and exceptional service from the staff.

A suitable table and chair in my garden/balcony area would have been nice, one comfortable to sit at and work online. A bit far to walk to a variety of restaurants or 711's, which was a minor inconvenience given its location. No problem if you take a taxi or Uber. Its close proximity to Buak Haad Park certainly compensated for that though.

The staff Was very very helpful and polite, they've been great to us. Whenever we had a question they helped us with everything and it was always lovely to have a chat with them. I will totally reccomend the hotel to my friends because of the amazing staff The rooms were lovely, the view at the garden was great, I enjoyed it alot when I wrote my postcards. The hotel is fortunately in a not busy street so it was very quiet. Restaurants and 7/11 are near as well.

There was a little bit spots of a water damage in the bathroom, but nothing Bad. =) the Rest was super clean and tidy.

We feel we got exactly what we paid for.😃 Room was really lovely with super comfortable bed and pillows. Shower room was very clean with good towels, it was on ground floor there was a sliding door to a little sitting area with small table and chairs. It was up a small side street with scooter parking available, there is a lovely restaurant 2 mins walk on the corner there are also massage shops close by. There is a beautiful exercise park with walking track and exercise machines 4 mins walk away. Saturday food market is 10 min stroll away.

Very nice place very nice staff specially Thun! Thun is very friendly helpful and spoke a very fluent English that can communicate with multi national. Only one thing we hope accommodation can improve is the water heater for shower. Heater got no warm water, not everybody can bath at that water temperature. Overall thumb up. Very efficiency in response guest inquiry online or offline. Very clean hotel every morning can see a lady mopping stairs and every single parts. Highly recommended!

Hidden gem off the main road in a more quiet corner of the city inside the city wall. The reception area is modern, the staff is amazingly friendly. The breakfast is a la carte with ample choise, and is served in a cosy corner of the small garden. The rooms look standard, but are very clean and the bed is very good. We booked 1 night extra in the beginning of our stay overlapping our itinerary with the night train. That way we had immediate access to our room around 10 am. Surprisingly, we still were offered a breakfast. So attentive!

The quiet corner of the old city, with a garden. Glass doors that open to greenery. Nice room setup with plenty of counter space to lay things out. Super friendly staff. It's a bit of a walk to the Walking Streets and many restaurants, but it was easy to get around from with a rented motorcycle, it's just off the moat road. There is a beautiful park nearby to walk, look at flowers, watch takraw, sit and read.

Noisy aircon fan, shower kept sliding down, teapot didn't shut off automatically, but these were minor things. I liked the quietness but it was a bit far to walk to many things. With a motorcycle that wasn't an issue.

- The property is in a great location, close to key attractions. - Good value for money. - The gentleman at the reception was very helpful and quickly resolved our issue by moving us to another room on the upper floor.

We had booked two single-bed rooms. The room we were initially given was on the ground floor, on the right side, and it had a strong damp smell. We couldn’t stand staying in the room for more than 5 minutes. (Moving to another room on the upper floor)
