Location is great, in walking distance to coach station& railway station, right in the city, many restaurants & bars. The breakfast was exceptionally good and freshly prepared. The staff was friendly and helpful.

I had a basement room with hardly any natural light, but they have better rooms.

We had a great stay at Frederick House Hotel in Edinburgh. The room was a comfortable size for three adults, with beds that were surprisingly comfortable and well-suited for our group. The location was excellent—right between New Town and Old Town, making it easy to explore the city on foot, with plenty of food options and major attractions nearby. The front desk staff were friendly and very helpful, especially when assisting with our luggage after check-out. Despite visiting during the busy Fringe Festival and the Royal Edinburgh Military Tattoo, we found the hotel to be quiet at night, allowing for a good sleep. Overall, a solid mid-range option in a fantastic location—great for groups travelling together.

Excellent location, very clean and tidy. Reception staff were lovely and helpful and room was a lot better than expected.we will definitely stay again when in Edinburgh. Great value for location etc

Nothing to dislike

The location can't be beat! So close to all the main attractions. The staff was very attentive and friendly. The breakfast was very good. The staff was friendly and accomadating.

The bed mattress was too hard and the bed was a full and not a queen. There were close to 10 steps from the street to the lobby making it difficult to haul luggage into the hotel to get to the elevator. The temperature in the rooms was several degrees warmer than the corridors making sleeping challenging but understandable as the summer heat cannot be avoided. The hotel did provide a fan that made a huge improvement

Our room was spacious, well appointed, and had everything we needed for our stay. The location was a close walk to everything but far enough that we didn’t hear all the noise of this busy time in Edinburgh

Other than returning to our room, Frederick House offered little more. That was really ok but we liked the idea of a common space to relax and chat before retiring to our room. The view from our room was the back of buildings, no big deal.

The location was fantastic. We could easily walk to all the places we wanted to see and also to great dining options. The check in service was really wonderful (so helpful & friendly) and thank goodness they had a lift in the building! Another big bonus was the ability to store our luggage after we had checked out of the room. Thank you so much for providing that convenience to your guests!

We stayed at this property during our 1st night traveling within the U.K, so we were a bit jet lagged, however the fact that the floors were incredibly creaky, made it difficult to sleep through the night while people were passing by our room, in addition to hearing the dozens of very loud people come out of the pub across the street at 3 am right below our window didn't help either.

The hotel itself is clean ,the location is great at the centre of Edinburgh. The staff are kind and warm . Great customer service from all staff. The tram is near the hotel,pubs, restaurants,shops, clothing shops , public transport is always available. As a Londoner myself when I arrived at Edinburgh it just reminded me of London.. I must say I liked the room I got in the basement,when next time I return to Frederick House Hotel I will definitely ask for the basement room , it felt right nice and cozy. Well done to all staff. To all cleaners thank you for cleaning our rooms so nice and fresh.

I did not like the poor service of the restaurant across the road.Long wait for the food before it was served,also the breakfast they serve is not worth paying £15 for it. On my second day I noticed there was a Wetherspoon across the road. When I went there,the price was good. Also the food was very filling.

Great location. Walking distance to all main Edinburgh attractions. Very clean and tastefully decorated. Friendly helpful staff. Good sized triple room easily accommodated 3 adults. Good breakfast at the restaurant across the road. Great base for an Edinburgh fringe visit

Our room was at the front of the hotel and as there is no double glazing to the windows it was noisy due to nearby bars and traffic on the street outside. Although breakfast was very good service was slow. Would definitely stay again but request a room at the back of the hotel.

The location (for access to New Town Edinburgh) could not be better - close to, but not ON Princes St! I was given a room adjacent to reception on ground floor, which mean there was very little effort coming and going. And they kindly offered to look after some luggage on the morning of my departure.

A constant background hum (from ?c/h system in an adjacent room?) was mildly irritating - though at least where was very little extraneous noise from other guests, bangning doors, and so on, one of my constant hotel bugbears.
