Location is great, in walking distance to coach station& railway station, right in the city, many restaurants & bars. The breakfast was exceptionally good and freshly prepared. The staff was friendly and helpful.

I had a basement room with hardly any natural light, but they have better rooms.

Excellent location, very clean and tidy. Reception staff were lovely and helpful and room was a lot better than expected.we will definitely stay again when in Edinburgh. Great value for location etc

The hotel itself is clean ,the location is great at the centre of Edinburgh. The staff are kind and warm . Great customer service from all staff. The tram is near the hotel,pubs, restaurants,shops, clothing shops , public transport is always available. As a Londoner myself when I arrived at Edinburgh it just reminded me of London.. I must say I liked the room I got in the basement,when next time I return to Frederick House Hotel I will definitely ask for the basement room , it felt right nice and cozy. Well done to all staff. To all cleaners thank you for cleaning our rooms so nice and fresh.

I did not like the poor service of the restaurant across the road.Long wait for the food before it was served,also the breakfast they serve is not worth paying £15 for it. On my second day I noticed there was a Wetherspoon across the road. When I went there,the price was good. Also the food was very filling.

The location (for access to New Town Edinburgh) could not be better - close to, but not ON Princes St! I was given a room adjacent to reception on ground floor, which mean there was very little effort coming and going. And they kindly offered to look after some luggage on the morning of my departure.

A constant background hum (from ?c/h system in an adjacent room?) was mildly irritating - though at least where was very little extraneous noise from other guests, bangning doors, and so on, one of my constant hotel bugbears.

Lovely building in a very central position, just up from Princes Street. Spotlessly clean. Staff on reception very welcoming and helpful. Breakfast across the road at Rabble restaurant amazing, fantastic choice of breakfasts. We even went back one evening and can recommend their evening meal and quiz night. Also able to leave our luggage in the secure luggage room on our last day which enabled us to fully enjoy our last day before heading back to the airport.

Bath was quite high to step out of when showering. People might struggle if you had mobility issues. But we were fine.

The location was ideal, nice and quiet but sufficiently close to the main shopping areas, the castle, the royal mile etc. All were within a short walk. The room in the hotel was lovely and clean, nicely decorated, well equipped and lovely and warm. A nice touch to have access to a chilled water dispenser in the hallway. The staff were very friendly and helpful. The stay was very, comfortable, relaxing, everything I hoped it would be. Would definitely come back to stay again.

The only thing I think I would like to have had was a grab rail inside the bath/ shower to assist getting in and out of the bath tub as it was quite a deep bath and when wet could be a little slippery.

Great Location if you want to stay in the new town. Staff is very friendly and helpful; the breakfast options offered in the place across the street are quite satisfying and delicious. I strongly recommend you to include breakfast in your reservations.

Only but one big red flag is the size of the bed. Its way too small for 2 person. The size of the room is not so small so a bigger bed could easily be fitted.

Street noise went on till 3 ish. Only stayed sat night so I assume it was normal.

Staff friendly, hotel was clean with good facilities. Great location, near to all shops, restaurants & attractions.

After a long day out, we arrived back to our room about 21:30 to find our room entry card wasn’t working. We went back down to reception to ask why & were told the room entry card had been cancelled. When we pointed out we had another two nights booked, the receptionist reset the card & apologised, saying her colleague had cancelled it in error. We tried to purchase two breakfast vouchers when we got back to our room during the second evening, & were told they couldn’t sell them to us until the morning. Oddly we had purchased two vouchers the previous evening without any problems.
