No. 53 was a great little spot for a week-long stay. While I guess technically a studio, the apartment I stayed in was pretty sizable, with a full kitchen and good-sized living room. The bedroom was also generously sized and had multiple dressers for clothes storage. I think my favorite part was the bathroom--it had a really nice tub and a separate walk-in shower, and a lighted mirror that was great for makeup. There were skylights throughout the place so there was always plenty of light. I really liked the location, which was close to George Street. It's not a terribly long walk to the popular attractions in Old Town, and it's much less crowded. You're also right near the mall and more of the modern shops. There are plenty of restaurant options nearby, including a good little French place right next door. There had to be at least 10 coffee shops in walking distance too. I thought the staff was great, and did a good job relaying all the pertinent details. I appreciated that they thought ahead to communicate where to store luggage if you arrived before check-in (though they actually got me in early!) and even had a video to demonstrate how to access your keys. My room was very clean when I arrived, and they were great about cleaning it during my stay too.

I was warned, but they weren't kidding about the stairs! My room was on the very top floor and had its own separate flight of stairs in addition to the three flights before it. It was a little rough lugging a full suitcase up there, but that's par for the course for a building in a historical area.

Amazing location. Easy walk to all of the major attractions. There's a tram station about a 5 minute walk from the property that made bit easy to explore other parts of town. Host was very friendly and messaged us all the information we needed prior to checking in. There was an option to get a discounted breakfast at the restaurant below the property but my husband and I didn't take advantage of it.

Property is near a restaurant/bar that stays open late. If you are a light sleeper I wouldn't recommend this property because you are able to hear all the people that are up late.

This guest house has the best location possible. It’s within walking distance of all the attractions, has a store 1 block away which is open 24hs. Also, surrounded by restaurants which makes it wonderful to grab something to eat before heading back to rest. The room was big and comfortable. They provided coffee capsules, tea bags, milk and a snack every day. Everything was very clean! Also, Paudie, the porter on call was available always to help us with EVERYTHING! When I read that the hotel had stairs, I was worried about the suitcases, but Paudie waited for us until 2am (our arrival time) to help us get them upstairs. Also, helped us with the suitcases to our Airlink stop since we had to leave at 3am as well. The area is very safe and we would definitely book here again!

There were 69 steps to our floor, my mom struggled a little bit with the flights of stairs but God bless Paudie who helped us with our bags both going up and down.

The room was fantastic — stylish, spotless, full of natural light, with very comfortable mattresses and plenty of space. The location was unbeatable, right in the heart of Edinburgh, within walking distance of all major attractions (we didn’t need to use public transport at all). The neighborhood was excellent, with a great atmosphere and a wide variety of quality options for food and drinks.

The only thing we felt was missing was a small fridge in the room — it would have been a very practical addition. Also, the room gets a lot of sunlight and could feel a bit warm during the day. This wasn’t a problem for us, as most days were cloudy and there was a small fan available. However, on sunnier days, it might be something to consider.

Clean room. Good location for site seeing and food options. Comfortable bed. Great shower and hot water. Good communication with hotel operators via WhatsApp.

Top floor room so you will hear the wind and rain. Could hear drunk revellers outside at all times of the morning. In fact, you will hear a lot of what's happening outside. No elevators, so prepare for stairs.

Very good instructions, codes worked without issues. Beautiful room, lovely colours, very clean, very good location. Walking distance of everything. We walked everywhere. Lots of restaurants in the immediate vicinity and on the nearby side streets and George's road. Tea, coffee, wafers, iron, hairdryer provided. Used the storage room which was convenient. Beautiful lounge too where water and extra snacks/tea provided if needed.. Porter helped. Clear communication throughout. A different experience from the usual.

A little noise - bottle bank? Pubs. Nights quiet in general though The multiple names a little confusing (Hotel around town /Prince Frederick Guesthouse on site) .Couldn't open bedroom window but bathroom window could be opened. My son did not like that the bathroom door didn't lock. No cleaning/tidying during stay like an airbnb. Still very nice overall.

The location was very convenient, and check-in was easy with a code provided by the owner. I appreciated the text message letting me know the room was ready ahead of schedule. Communication throughout was excellent and couldn’t be faulted. The room itself was a good size and quite basic, but it had everything I needed — including a kettle, coffee machine, iron, and TV. Overall, the room itself was very clean.

However, the cleanliness of the bed linen was disappointing. It wasn’t as clean as expected, with some black marks visible, and parts of it were threadbare. The duvet was also ripped on one side.

Excellent location. So central. Very close to everywhere you'll want to see. Lovely room looking out on Frederick St. Very comfortable bed. Very clean. Nice to be able to watch Netflix on the tv using your own account. Free wifi. Great being able to make tea and coffee free on our room. Nice chocolate bar too! Easy access using codes which are given to you as you check in. Great to be able to leave your luggage stored before you check in and after you check out. Would definitely recommend a stay here.

There was a smell of stale cigarettes in the bathroom. Not very strong but it was there. The bathroom door handle was falling off. We stayed over a weekend so on the Friday/ early Saturday morning around 3am there was quite alot of noise coming from people leaving a late bar/ nightclub. But then it is the city centre.

Great location and having looked at the photos on the website our room must be next for refurbishment. However it was warm, clean and spacious with only one sitting chair. Large bathroom with a large shower also in need of an update in comparison to the other photos. Choice of pillows and secondary glazing for warmth and quiet. There is a lovely communal sitting room to use, at Christmas time it looked especially cosy. Teas and coffee in room, the bathroom sink is very small so use a cup to fill the kettle.

Location and security. We didn’t see staff but they are easily contactable. All entry via coded doors.

Great location! About 15 min walk from the Old Town and really close to fun bars, shops and coffee shops in the new town! We stayed in the studio apartment. The apartment was really clean and modern. It was recently renovated and it looked good! The bed was nice and big and the bathroom. What I really loved, was the great communication. They check on you during your stay and when we asked for some extra towels, they immediately responded and in 30 min, they gave us some extra! Really recommend this place!

There are some stairs, but they’re everywhere in Edinburgh so we didn’t mind.
