This was an inexpensive B & B just outside Belfast which didn't disappoint for the price. The breakfast was good, with lots of hot cooked options and the bed was really comfy.

Unfortunately there were a couple of issues with the bathroom - the first of which was our fault for not following the very specific instructions in relation to the use of the shower which are posted in large letters on the shower door. Failing to do this ended up with a very poor quality showering experience in relation to both pressure and consistency of temperature. The second issue was that the toilet became blocked during our stay.

I was charged £70 yet I thought I paid you for a rate of £60. I feel that I have been duped to paying twice. I would appreciate your comments. Yummy breakfast in a beautiful room with a lot of sun light. We had a very relaxed morning. Also, they offer some choices of breakfast. The host was very friendly and helpful. Having a patio outside of our room was a bonus although the room was a bit smaller size (it was OK, I would not say it was small). Laundry service 2 min from the property. The property is approx. 15 min away (by car) from Belfast and was reasonably priced. When I was searching a place to stay, I found Overdale Motel looked much better than other properties in Belfast. I highlt recommend those who are driving to stay.

Parking was just right size for all the guests. When we stayed, one guest did not do a good job and felt really tight.

We booked for two nights with a view to moving on but liked Overdale enough to decide to stay longer. Friendly, welcoming, efficient. Breakfast very good. Our room was relatively small but it didn’t need to be big; it was comfortable and suited our needs. I’ve read many of the reviews and would suggest to those few with moans that they actually read about where they’re booking and what it offers before they book. I knew exactly what to expect and Overdale exceeded my expectations. As Susan says, it’s a motel, not a hotel (though I’ve paid double Overdale’s price for lesser facilities in some hotels). Recommended, we’d definitely stay again.

- As described. Nice host, contacted us what time we’d be coming. Really friendly. - Clean and good sized bed room. Comfy mattress and pillows. - TV, Kettle, Coffee and water in the room. - Hot water shower. Tap on the sink was a bit slow. - Although we didn’t use it but the place had a big living room for the guests. Also kitchen/restaurant. Breakfast was included but we didnt go down as it was too early for us (8-9am). - Safe area. Lots of lights outside during night time and cameras. - Free parking.

The Overdale Motel is a lovely, family owned hotel. The owners, Susan and Malcolm, were very helpful and everything we needed was provided for. We stayed in room 4, a nicely furnished twin-bed room overlooking the garden. Very comfortable beds, immaculate cleaning throughout. Excellent multiple choice breakfast, served by the friendly and competent staff, Alison, Jennifer and Vicki. This was an outstanding visit for my wife and I. We have no hesitation in highly recommending the Overdale Motel and look forward to returning.

I wouldn't change a thing. Loved all of it!

Breakfast was nice with a good selection. Only minus point was the gluten free sausages. My wife is coeliac and when the sausages were ordered on our second morning we were informed that they needed to be ordered 24 hours in advance. Nothing on the menu or elsewhere to inform us. The residents lounge was comfortable and allowed me to read and relax outside of the bedroom.

Was surprised with the timing of breakfast and checkout. Just are used to both being a bit later. But it is what it is.

Beds were comfortable, everything worked. It was very quiet, no doors banging or creaky beds. Very spacious bathroom with bath and shower in our room. It was an older house which gave it a certain charm to my liking but some might find it a bit dated. Breakfast food was very satisfactory, a good number of choices for cereals and the cooked menu. Staff were friendly.

Parking area was small and a bit tricky to manoeuvre the car at times. Nothing else was negative for me

Very easy going host who was very kind about our late arrival. Beautiful, homely room with comfy beds. Everything was clean. Breakfast was delicious with really juicy mushrooms- my favourite! Options for GF available but do need to pre-order GF sausage.

Arrived in the dark to a busy car park and Reception sign wasn't obvious. I think it would be useful to add information on the 'private' doors to help with this. It was very hot in our room, even with windows open and the radiator off... but it's probably hard to please everyone.

The room was as described. It was clean, and had all the necessary amenities for a good night's sleep. The beddings were clean. I stayed in the room with the external bathroom, and it wasn't much of a hassle getting out to use. Thank God, I met no one between. The breakfast was adequate with a menu for what was available. The owner was very accommodating as we had an early start and she fed us before the 8-9 am usual breakfast time. Most importantly, I had a very late flight back and she kindly allowed me to stay in the lounge before heading back to the airport later that evening. All her staff were friendly.
