Charming little hotel, well situated, not far from the city centre yet located in a quiet residential area. Clean, mixing both traditional and modern features. Lots of useful informations were provided at the check in (dining options and things to do in the area). The room we got allocated in was more than spacious, clean and well equiped.

We were not given any option for our breakfast time, we were basically told that we would be served at 8:00 (no choice given), that somehow surprised me but as we are flexible and easy going I did not bother to question it. Last tiny thing the gentleman that looked after us during our stay was not particularly smiling or even friendly, I felt it was a shame as it would have made a huge difference for a global experience. However and overall we were pleased with our stay.

We booked a room at this property mostly because it is situated in a quiet area and nearby the Kinnoull Forest Park (great for anyone wishing to go for a hike). The room we had was large and the bed was super comfortable. The bathroom fit all our needs as well. We only booked it for two nights but the stay was overall excellent! For the breakfast we could choose what we wanted every morning, which was great. The place is family-run - and the housekeepers (manager & his son) were very welcoming, friendly and kind people. One evening before our departure the next morning, the manager was kind enough to book a taxi for us :)

The staff were all friendly and very helpful, making our visit an absolute pleasure. The hotel was spotless and had everything we needed for a comfortable stay. The breakfast was excellent. Would not hesitate to recommend.

The location is excellent with two walking routes taking you into the town centre in 15 minutes. Our room was beautifully decorated and spotlessly clean but it was smaller than we expected in a Victorian villa. Although on the busy route to Dundee there is no traffic noise because of excellent secondary glazing.

There was no one at reception when we left and so we could give no feedback. Arriving an hour before check-in we could not access our room and no suggestions were given on what we could do in the meantime such as sitting in the lounge or on the garden benches until check-in time. Fortunately we were aware Branklyn Garden was just five minutes from the hotel, the weather was good and we spent the time there. Our room was over-priced considering its small size.

Really good room size, beautiful setting in very good location Breakfast was really good, with plenty of options. Staff were exceptional, offering suggestions for visitors and generally very good hosts. Bedroom was very nice, great shower and lovely view of the front garden and of Perth.

The room became very warm in the evening, and it is probably sometimes difficult to sleep for those sensitive to temperature at night (an electric fan was provided). The absense of a mini-fridge to keep items cool was a shame, but also expected as this was not listed as a facility.

Room was as pictured on the website, comfortable and spacious. Although we were facing the road the hotel is set well back from the road and the additional glazing provides an effective noise barrier so the room was quiet. Breakfast options was plentiful and good quality. Convenient location on the outskirts of Perth but within easy walking distance of the city centre. We were visiting the theatre and that was an easy walk from the hotel.

I loved everything. The room was pleasing to the eye and very comfortable. The breakfasts and coffee were excellent. The food was of good quality, fresh and hot and the coffee was freshly made. The location was spot on. Away from the hustle and bustle of a city but within easy walking distance to bars, restaurants etc.

Don't arrive before checking-in time as the reception may be vacant and the door locked.

Beautiful old house decorated tastefully and very clean. Great breakfast, quality produce. Hotel has its own car park and the hotel is only 10mins walk tops into Perth. Staff were polite and friendly, in particular Graham .

Didn’t like having to book a breakfast time slot and being told to be prompt! We were 10mins late for our 830am slot and the staff member serving breakfast was not pleased. It was a really good breakfast and we were offered more tea and toast; the service was really good despite this blip. We were in Room 8, a lovely sunny room. It was extremely warm , we had to open the windows to let the heat escape. We also slept with the windows open; ear plugs were needed. Take some if you are a light sleeper and are allocated a room facing the road. Friends in a different room didn’t hear any road noise.

The location was excellent, only a walking distance to town, no need to pay for taxis. Lots to do within walking distance. The staff are very helpful and friendly. Great checkout time.

If I have to be honest, the signage is poor. We followed the satnav and still drove past the hotel twice but once we found the hotel the parking was great, plenty of spaces.

The property appears to be an old mansion, accommodating guests in rooms of different sizes and overlooking different sites of the building. It is immaculately clean throughout, well organised, and offering everything one might need during travels. Mattresses are very comfortable. Every appliance working well. The breakfast is superb, offering a variety of appealing options. The owner is outmost responsible and goes out of his way to accommodate his guests in any way possible. Supporting staff is very friendly as well and works efficiently. The level of hospitality is of highest degree. The historical city center is a short walk across the river and the hotel is surrounded by many splendid gardens. The Kinnoull Hill Wooded Parks are just around the corner and is a pleasant walk up to the several summits, overlooking the city and the environs.

There is nothing we have to say negative about this place. Despite of the evident aging of the property, it offers much more, in a humane sense, than the modern furnishings in many fancy hotels do.
