We liked the warm welcome by Karen who was a great host. We liked the cosy comfort and the lounge dining room. The little garden was lovely and the car park very useful. We liked how Karen modified our breakfast choices to suit and her advice on what to do and where to eat.

Brookland was further from.town than we thought and we took the car in mostly with charges for parking. It took us 20 mins to walk it when we tried it. We thought the charges for our stay were a bit heavy for a guest house, albeit a very nice one.

Karen was an exceptional host. She advised us on a walk which we did and it was beautiful. Breakfast was made just how I liked it ie fried eggs well done. Bedroom was up in the eaves with a few cob webs on the ceiling. The bed was pretty uncomfortable unfortunately every time one of us turned over it felt like you was being lifted up and needed better pillows. Everything was very clean apart from around the shower cubicle it did have hairs on it. Don’t really like to complain but if it’s not said Karen won’t realise things need looking into Would stay again but probably ask for a different room !! And we did book last minute so probably only room left.

Andy and Karen were more than helpful nothing was to much trouble. The breakfast was excellent both well cooked and plenty to start off your day. We stayed in the family room on the top floor, the room was a good size with all the comforts needed for a perfect stay. The location was on the outskirts of town great for a quiet stay with no distraction. The cost was well worth the price payed for both the comfort and time of year

The rooms were cosy and comfortable. The breakfast was delicious with hot and cold options. We especially enjoyed the tea. Our hostess, Karen, was incredibly helpful and gave us little tips on places to check out, like a local Sunday market. She was warm and wonderful and definitely went out of her way to make sure each guest would be able to make the most of their holiday.

The breakfast was amazing, plenty of everything. Full English breakfast and fruit and cereal, yoghurt and fruit, toast all fresh. A nice small old guest house. Lovely owners who are very friendly to help you out at any time. Highly recommend it.

All I would say in our room and this is just personal choice, a summer quilt . There's nothing else wrong. It's about a 20-minute walk into Bowness.

We were 3 person stayed for 2 nights. The location is very close to lake just walking distance 10 to 15 mints. The hospitality of Karen was superb she was so nice and friendly. We loved our stay in brookland ❤️

I would suggest to have a separate microwave for convenience of guest it will give more comfort to guest staying in. Else everything was good.

Very homey and cozy. The room was comfortable and clean. Place is also a good walk to and from the village. Breakfast is spot on. Kudos to Karen and Andy for being ever accommodating and hospitable.

The toilet in the room was a bit cramped. Everything else was great.

The location was great and the room was really clean. The bedding was comfortable the beds were great. It has a lovely garden area 😁 I would recommend this place to others as it's in the best location, the hosts were so friendly and helpful with recommending things to do, and generally looking after our needs. Thank you to both of you. 👍

Karen and Andy are great. They were so lovely and friendly and the breakfast was delicious. The house was near to the town and easy to walk there. would definitely stay again
