We wanted to stay in a period style residence and this was perfect. The room was large, the location was an easy walk into central York. Shelley was amazing. We had a very early departure The next morning. Unable to have the cooked breakfast included, she placed a fridge in our room; yoghurt, milk, stewed fruit, cereals. Fantastic! She didn't have to do this, but she really went out of her way! The breakfast room looked so good, wexwere disappointed we were unable to have the full breakfast. We were also given early check in which was fantastic. The bed was very comfortable.

Close to the city of York leaving a 20 minute walk to the edge of town. I was able to park outside the hotel and with a car packed with cases and bags I thankfully didn't experience any break ins.
I know everyone is in a hurry these days but no one was at the front desk when I arrived around 6pm on the Saturday and I was keen to get into York as quickly as possible. No bell to ring at the desk and with no-one hearing my calls and ended up ringing the hotel which led to a lady/Owner coming down to register me and show me to my room. So one small gripe but she was very charming and helpful. A bell would help or a buzzer.

The rooms were beautifully decorated: very comfortable and fitting of Yorks old town vibe. The bathroom was spotless and modern with a large shower, exactly what I like when staying away from home. Staff were incredibly friendly and recommended some great places to visit whilst I stayed. Location was perfect just a 10 minute walk to the centre.
The only thing I would say but can’t be helped, just a note in terms of accessibility: the stairs to the top floor are slightly narrower and steeper than the rest of the stairs so just be mindful of that if you have reduced mobility and plan to stay here. Otherwise, cannot fault it!

Location a little further than thought but ok really. Breakfast was very good not too many choices but it suited us. Well presented. We were in the annexe at the back of hotel ,thought it may be noisy as the parking was there too but we didn't have any problems plus you can exit just there also. Lovely bath. Best nights sleep also for both of us.
Only couple picky things . The wardrobe in keeping with the furniture in the room the door was a bit temperamental with the little handle to open so we left the clothes in the suitcase in case we couldn't open again ,also there's a large rug in the room but it could just do with a shampoo as it did have some stains on which was a little off putting walking on it as I hadn't brought slippers.

A very welcoming host. The room (in an annex off the main hotel building) was fine. The bed was very comfortable. The breakfast was great - a variety of choices and perfectly cooked. Next time. I'll try the porridge and kippers! The hotel is in a great location - about ten minutes walk from the train station (along a marked small road) and ten minutes to inside the city walls. I could leave my luggage to collect after I checked out, which was very helpful.
I couldn't turn the heating off in the room overnight - it was about 25 degrees, which made for a sleepless night. I turned the radiator to zero heating, but it didn't work. It was also not possible to open the window as there were window locks (the room was on the first floor). I was assured the following morning, that it was possible to turn the radiator off - if this is the case, I recommend future guests ask for this to be shown to them, and check it works. The energy bills must be through the roof...let alone carbon emissions!

Great guesthouse at a reasonable price given the time of year. The room was comfortable and well arranged. The staff were all great. Location is in good proximity to York City Centre. Easily walkable.
The only negative for this place is the mattress. It is in dire need of replacement (either that or my back is...). We stayed on what seemed like quite an old, spring mattress which was really quite uncomfortable. It was a shame as the rest of the place was brilliant. That said, mattresses are personal preference and can always be changed, so I wouldn't let this review sway your decision too much as the stay overall was great :)

Loved the hotel, lovely original features but with clean modern furniture in keeping with the overall look. Staff were friendly and helpful. The room was apparently a "small double" it was a great size with en-suite, clean windows and lovely comfy bed. Breakfast was filling, tasty and fresh
The lack of information when we first checked in regarding the breakfast routine eg times, where etc and also regarding the checkout process...where should we leave the key, did we need to sign out...however these did not impact our stay overall and I would highly recommend the hotel

Very Friendly Staff,Located about 15 Minute Walk from City Centre.Room was Clean,Tidy and Very Comfortable bed,Tea and Coffee available in Room on Arrival,well needed after 11 hour drive.
The only bad thing I can say is about the “Reserved” Parking,when I arrived the Parking Spaces where all taken so had to Park Tight to the Hedge at the Entrance,as there was a Wheelie Bin against the opposite Wall this created a problem for people wanting to leave the Car Park,Reserved Parking at a cost of £10.00 Per Night,Reasonable Price for the Area,but could have done with a Proper Parking Bay.I do understand that the Car Park is Small with limited Parking

Great location only 10 mins walk into the centre. Breakfast was excellent and the room had tea and coffee available. Our room was set out from the main building with easy access in the morning. Parking was available at any extra cost of £10 per night but worth it. We had free Netflix on our TV and a good WIFI signal. Options to travel in and out of the town was a bus route from the main road or an Uber taxi for less than £6.
We had one night were the heating was not on, but that was quickly resolved by the outside thermostat being increased.

It was a spacious room with a great bathroom. The breakfast was lovely, lots of choice; traditional English breakfast, juices, cereals, yoghurts with fruit, croissants (with strawberry jam), lots of choice! The staff gave me the option to get clean towels every day, and I got clean bed sheets every other day. The staff was helpful with anything, I have been travelling for a few months and the staff even let me use their washing machine. The location was good! Only a 10-ish minute walk to the city walls and train station, a little shop just around the corner, and great restaurants nearby. I'd definitely recommend Holmwood House, I had a very comfortable two weeks.
The bed was a bit squeaky and so was the shared corridor door, but both were minor inconveniences during these lovely two weeks.
