The breakfast was phenomenal! The staff take your order & make each item fresh. The room was very clean & comfortable. The location is perfect: a 4 minute walk to Old Town & a 1 minute walk to the night market. The hotel is close to the action, but on a quiet street in a quiet neighborhood, which was great for relaxing & escaping the crowds after sight-seeing. Each time you leave or arrive at the hotel, the staff provide a bottle of cold water. The staff helped arrange pick-up & drop-off from Da Nang airport to the hotel at a very affordable rate. The family who runs the hotel is very kind & considerate. Ms. Lien has many wonderful recommendations for things to do & is extremely helpful.

We re Vietnames and live aboard for 30 yrs and now back to visited our country . We re glad to pick this hotel Rockmouse River villa for 3 nights . Our room was very spacious, clean and comfortable bed . The staff is very friendly and attentive. The hotel manager Lien s very great lady . Help with tour/ directions…You feel like home as Faniky Homestay hotel. The hotel is very close to Hoi An old town. It only take 3-4 min walk and also close to Bamboo show as well (if someone interested this . Only 2 min walk ) We very happy to pick this hotel .. On root top with pool and beautiful river view ( other side of river) peaceful and romantic at night time ( bring drink and food ) . Enjoy the moon light as well -breakfast very yummy , my #1 is Mi Quang “ with “ Coffee add condensed milk and ice “ - refresh in the morning as hot / humid wether. We will book this hotel again / probably next year . For lunch/ : you can eat at Ken 25 addressed is 25 of 18 street ( picture attached ) - great lunch

Great value for the price. Room wasn't anything special but provided what we needed it to on our trip, and we weren't spending much time in it anyways. The staff and Ms. Lien were so pleasant and helpful. She provided us with a lot of information/recommendations, offered services such as laundry and cheaper airport transport, and provided us with information regarding different excursions and helped us book one. Breakfast was included which was an awesome bonus. The location is great and within walking distance from old town and steps away from the night market that happens every night, however, it was just far enough off the main road that there were no issues with noise. Strong air conditioning in the room and no issues with water temperature for showers.

Bathroom was a bit small and the style where the shower and toilet are together, so you couldn't leave toiletries at the sink or else it would get wet. And floor would be wet after a shower if you wanted to use the toilet. This style of bathroom is common around SE Asia, however, so not really a complaint and more just a preference thing. But for the price it was definitely worth it.

We stayed at Rockmouse Centre River Villa for 3 nights. This home stay is run by a small family who are the loveliest people that I have dealt with. We arrived at the accommodation prior to check in time and they allowed us to leave our belonging there while recommending some local places to eat. The host was very accommodating and gave us good tips regarding scams and prices we should expect to pay for popular activities. She was always happy to answer any questions we had and was very helpful during our stay. Free breakfasts and cold water bottles upon arriving back from an outing was a highlight. The villa is also in a great location so we were able to get anywhere we wanted to on feet. This place is definitely a hidden gem in Hoi An for a budget friendly price.

The location is perfect for closeness to old town Hoi An; Not bothered by the nightlife, but a short walk away. Breakfast to order and when had an early flight out, they gave us breakfast takeaway. Cold water whenever we needed, included. We did laundry of 8 kg. Everything folded, ironed and dry within 24 hours and great value for money. The staff and their services were outstanding. This is a Homestay and the facilities are somewhat tired, but the location and staff more than made up for it.

Shower pressure is not very strong.

We stayed here during Tet, had a room with 1 large bed and 1 small bed, traveling with a baby this was perfect. The room was big enough, had a window and was cleaned (as well as cleaned every day). Shower was good, only negative would be the wet/ smell of the bathroom if you left the door closed and ventilation off. The location was perfect (close to the old town without the noise) and the owner was super friendly and helpful (you get as much bottled water as you want). Breakfast is amazing, you can order from a menu as much as you like and it is PLENTY and delicious. Can recommend this place 100% and would definitely come back again.

As mentioned the bathroom needs some care. Not sure where the smell is coming from, some seams were blackish, might be from there. But all in all 100% satisfied.

The owner and her family was part of the reason this hotel is so successful. i never came into the lobby without being handed a cold bottle of water. Even at 1 am. Breakfast was beyond my expectations. fresh cooked eggs, Vietnamese banana pancakes, and great coffee and juices. helped with directions, tours, anything you needed. incredible....and conveniently close to all Hoi An had to offer. Minutes walking to the river and all the bars, restaurants and shops.

I was on the top floor and I did have some issues with the hot cold in the shower, but it was manageable.

The homestay experience was very pleasant because of the welcoming nice hosts. It is family run property and we really liked the family atmosphere. The breakfast was amazing, just perfect with delicious Vietnamese food options and fresh fruits. Breakfast was the highlight of this stay for us. The lady who was in charge of the place helped us with booking of some tours and we were satisfied with the service. The homestay offered laundry service which was excellent. Free bottles of water were provided and we appreciated it a lot.

Something that I should mention is that the room was not 34 m2 as it was declared when we did the booking. We booked a “Triple room with balcony” and the room that we got matched with the pictures we had seen when booking the room. It opened to a large shared balcony. One could say the room and the balcony together could be 34 m2. But the one room and the bathroom was for sure not 34 m2. The bathroom fan needs to get fixed or replaced as it made a loud grinding noise. It couldn’t exhaust the moisture out of the bathroom after the showering.

Really clean, staff are lovely

The staff were very helpful at all times. Ruby always had water for us and breakfast was a nice bonus to be included, which made the whole stay VERY affordable. 1kg of washing for a small fee was so helpful. The location was great, being just a 2-5 minute walk to the night markets, the river restaurants, lantern boats, Japanese bridge and the old town. The pool was clean and had the best view. The view from the rooftop (where the pool is located) , across the old town and the river was INCREDIBLE !!! Thank you so much for making our stay in Hoi An so special.
