Maria and Debora are just wonderful, warm, kind and always helpful. I have felt so welcomed each and every time. It´s always a pleasure to come back here! Since 2023, after I had gone through a personal loss and visited the first time, this wonderful house has become my happy place where I can escape to whenever I am stressed out and long to spend a few peaceful days. This year I had the ground floor unit "Lenno" all to myself, and it felt just like a second home. Being an artist and collector myself, it was like a treasure trove for me and so interesting to explore all the different vintage pieces, antiques, paintings etc. which the owner has chosen to display and make up the decoration of the space. Every room is furnished with such loving care; truly unique. Super comfy and really huge beds too! I was lucky that the weekly market (always on Tuesdays) was set up right the next morning after my arrival, and I could buy fresh produce, breads, cheeses etc. The beautiful kitchen was a joy to use when I prepared my meals, I´d actually love to have one like that in my own home :) Since I have already visited several times and have done the whole hustle-bustle of the more touristic spots such as Como, Bellagio, Varenna, all the Villas etc., I was happy to have the opportunity for a retreat this year. So I used my time to lounge in the garden, enjoy the sun in complete privacy, read, do yoga and stretching in the early mornings when the air was still a bit cooler and you could just hear the birds chirping and the sounds of Lake Como´s waters. One thing I especially love about the location is exactly that it is in such direct proximity to the lake and the ferry station; it´s super easy to get around for all the excursions one wants to undertake, and strolling on the lakeside promenade later in the evenings is also a lovely thing to do - it´s never crowded like everywhere else. The apartment was very, very clean. Kitchen was very organized and convenient. The rooms were very comfortable and the skylights were such an added bonus allowing extra light and breeze to come in. Property manager was very sweet and kind to us offering any assistance to make our stay comfortable. Definitely the best rental we’ve come across and we travel 3-4 long trips a year.

Location is wonderful and quiet. The birds chirping and the sound of the waves is the only noise you hear if the window is open.

While our stay at Balbianino had many positives, a few drawbacks stood out: No Elevator: The lack of a lift due to the facility’s age made navigating with an 8-month-old challenging (we had lot of luggage and pramp - Kinderwagen). Loud Heating System: The heating system, though effective, was too noisy and affected our little one’s mood. Compact Shower: The shower space was a tad small for our comfort. Despite these issues, the overall experience was positive. We appreciate the attentive service and hope improvements can be made.

Fantastic location in Lenno. Not as crazy busy as other areas which I loved but still plenty to see and do. Maria, our very friendly host met us on site and showed us where to park and was extremely helpful with other tips and recommendations for the area. Accommodation was on the top floor with amazing views of the Lake. Couldn't get enough of it. Did have stairs but didn't bother us. 2 bedrooms and 2 bathrooms, sitting and eating area and a kitchen. Very comfortable. Short walk to supermarket and restaurants/bars.

The only downside was that the Wifi didn't work in the Villa. We had to sit outside the main door on the top step!! But we managed. The location and comfort made up for it.

The apartment was spacious, clean and well equipped. The location was also nice, with a short distance to a grocery store, bus stop and ferry port. The host was very helpful, and there was good communication throughout. I can definitely staying here again if I go back to Lake Como.

It was a little difficult to understand how to control the air condition, even after we were sent a video with instructions. The door to the apartment was poorly noise isolated, so you could hear when other guests arrived and left and were talking in the hall and staircase, but this didn't bother us much, just something that is good to know for those that are very sensitive to noise.

Fantastic location, Lenno is perfect for visiting Como, Bellagio, and Varenna. The property is a gentle 10min stroll to the ferry stop, really good gelati on the way and plenty of restaurants with various offerings within 10min circle. One story above entry level so not too many steps, parking manageable and safe, private room without too many neighbours, good lake views and breezes. Bonus - dishwasher and bigger than average under counter fridge. Photos online match the property.

If other guests are a bit heavy footed you might hear them. Otherwise really lovely property.

Spacious and comfortable apartment. Two bedrooms and two bathrooms. Well equipped kitchen. Ideally located in the quaint and quiet village of Lenno. Maria is a very friendly and helpful host who can provide you with suggestions for the best restaurants.

I understand the safety reasons, but we would have preferred to have been able to fully open the windows for a breath of fresh air. No wifi reception in the apartment during our entire stay, adding some wifi boosters would be an easy quick fix as there is good reception on the communal stairs.

We rented the apartment that has a kitchen. We liked the flexibility of buying things from the groceries and cooking meals. We visited in October and the restaurant options were somewhat limiting. A lot of places don't open until evening when we were there. Location is very close to the ferry and quick access to nearby towns. Staff was quick to answer questions and assist us during our stay.

We visited end of October so the following may be because it's late in the season. 1. Not many restaurants, and most only open for dinner. 2. Ferry started late (9am) and ended quite early (just after 7pm).

I recently stayed at Balbianino and had an excellent experience. The location is perfect, offering easy access to everything we wanted to explore. The apartment itself was spotless and very well-maintained. Our host, Maria, was incredibly helpful throughout our stay. She was always responsive and went out of her way to accommodate all our needs. I highly recommend staying here if you’re looking for a comfortable and convenient place with a fantastic host. We will definitely be back!

Our every need and question was catered to by our wonderful hotelier, Debora, who would go out of her way to ensure our time staying in Lenno was time spent enjoying ourselves. The location is extremely central in "downtown" Lenno, adjacent to all the trattorias, ferries, boat rentals, scooter rentals and more importantly– lakeside. Would recommend for a pleasurable, no-headache stay meant to enjoy the sights and activities Lake Como has to offer.
