The room was spacious and comfortable. AC was working very well, easy to adjust. Very convenient number of plugs, especially around the bed - very useful to charge all devices while traveling. Bed was comfortable and the staff helpful - even despite the fact that the reception is not open 24/7, there is a contact with them, if needed. Huge advantage of baggage lockers they offer - easy to use and without additional cost, very convenient if you travel much later than check-out. The place shared very detailed instructions on how to find them - very useful and easy to follow!

I was a little bit disappointed about the breakfast - there was quite standard choice of savoury and sweet options. My disappointment was about the quality of the coffee and slight concern about the fact that cheese and ham were in the container on the counter without any cooling for the whole time of breakfast service.

Windows opened onto canal which was lovely, close to bars restaurants and shops, easy walks to main Venice attractions. Irish pub around the corner was great too F1 and all sports with a great vibe

Not to do with the property at all, but a warning to visitors. Avoid the Old Wild West bar around the corner from the accommodation, the staff are rude and unhelpful, I am Italian so was not a language barrier, and the beer they offer is shit! No wonder at most there were 4 people max in there at any given time!!

The accommodation was very good in many ways, they have almost every essentials from the fridge, small locker that is the size of iPhone or passport. towels, and hair dryers. The room was big and the bed was conformable in general. Also, the location was really good as San Marco was 20min away in walking distance and there are also ample food stores, gelato shops nearby. Then, the coop (supermarket) was only 3min walk from the accommodation so it was so easier to get the essential needs like water and breakfast (however this supermarket closes around 9.00-9.30pm). The accommodation also had a good and fast wifi service in the room.

The room was hot (like humid hot) and the air conditional was not working well. However, the good thing is that the heater worked well. Also, there were no cups and spoons for drinks so the visitors had to bring their own supplies for their drinks. Then, the locker was small to store an iPad, it was only the size of a passport.

We had a wonderful experience thanks to the facility manager(Kavinda), who went above and beyond to make our stay smooth. He kindly arranged an early check-in, helped us store our luggage before check-in, and gave us great local guidance to explore the area. His support and hospitality truly made a difference in our trip. Thank you for the excellent service!

The bathroom was immaculate and newly done and the same for the room. No TV which is such a blessing. The location was great with a supermarket just round the corner and a American star restaurant with a lovely roof terrace overlooking the canal. We had a room right on the canal which, although very noisy if the windows are open was perfectly quiet when they were shut. Bed was fantasticly comfy.

We had a minor issue with plumbing with bathroom sink being full of water due to plug not coming out, but the girl on reception resolved this while we were out so no big deal. My main reservation was that we booked an apartment which was supposed to have a separate living room and sofa bed, but we were not given this. We were given a double room. Since the room was on the canal and much nicer than the so called apartment they offered instead, we accepted that, but still I felt I was paying for something that I didn’t get, but I can’t fault the room that we did have it was lovely

The room was very spacious and clean. The building was recently renovated. The location was convenient to move around with easy and there are shops and restaurants nearby. there is also a line 1 station close.

The pillows could be improved. The breakfast was vey basic but ok.

Location was perfect for our needs, nice staff, we got there earlier that the check in time yet still were given the room, we got a free room upgrade which was a lovely touch, room was a good size and overlooking the canal, breakfast was very tasty even if a little limited on choices

The room felt a bit too cold even with heating fully on; the floor was tiled, so make sure you have slippers as the floor was very cold

Location was nice near San Marco and a Water Taxi stop. Also near a main street with lots of shops and restaurants. Room was clean and comfortable. Staff was very helpful.

We had to find a room last minute because our flights were cancelled back to the USA. Prices were elevated for last minute bookings for a Friday and Saturday night. But, this hotel offered the most reasonable prices for a last minute stay, was conviently located and took good care of us.

I was very pleased with Nicoló's kindness and friendliness. I was given a well-designed and furnished room where I had a pleasant time. The guesthouse is in a great location, right next to Strada Nuove, which is easily accessible from the Fundamenta Nuove boat station with a 15-minute walk.

Such a nice place to stay! The host gave us great instructions on here, even when arriving at 11 pm and the reception was closed. The room had everything you would need. The only thing i noticed was that the floor was a little dirty.
