Our room was situated on the second floor of a luxurious, modern, very large house. We had a great view of the ocean and surrounding mountains from our room and the breakast area. Ron and Lestly are very pleasant and professional; they took the time to suggest places to visit. Breakfast, which was served in a beautiful, well-furnished dining room was great. There was a private place to park our car but getting out of the parking spot was a little difficult. But this did not matter because whenever we needed to leave Ron would take to time to turn around our car. Karanda Lodge is a truly wonderful place to stay. June and Raymond Laforce, Canada

The property is spotlessly clean, the host is very welcoming. The location is ideal for exploring the area. The hosts were very generous in their approach to hospitality. We would also say it’s better to stay here than the centre of town. We would recommend if staying in the area.

This is not a major issue, however I would say that the parking is slightly awkward. There is ample parking in a secure neighbourhood. The only slight inconvenience is that you do need to bring your car down the drive to load and unload, the turning and parking can be obstructed occasionally by other guest’s vehicles.

This BnB is first class! Spectacular property. Beautiful and well appointed. Clear, clean spring water from the faucets. Spacious room with spacious en-suite bathroom, comfortable bed, good quality linens and soap products. Breakfast was first class continental. The view of the gardens, overlooking Lake Rotorua with birds singing was icing on the cake. Hosts are professional, generous with information, relaxed and comfortable.

Most rooms require climbing 16 stairs. The driveway is wedged between two adjacent properties, is narrow, steep with a 90 degree turn. Parking is generally at the top of the hill. Beds are queen size. The refrigerator in our room was “Hobbit “ size.

Incredible views (and very clean windows to see them from!). Ron and Lesley - were exceptional, and looked after everyone so well. Great to chat with but also gave you lots of privacy too and didn't intrude if you just wanted to have a quiet time. The breakfast (and coffees Ron made) was amazing.

Can't really fault anything, it was an exceptional stay and we will be recommending others. We had the bedroom without an ensuite (we did know about this beforehand), so that was the only downside. Although it was our own private bathroom just along the corridor.

Lesley and Ron are the most amazing, beautiful, warm and welcoming hosts. We felt cared for from the minute we arrived. Lesley gave us lots of fantastic information about local spots of interest and great dinner recommendations, the room and bathroom were great (my husband ranked the bathroom as being in the best 100 bathroom views in the world), the breakfasts were fantastic and kept us going until late arvo, and there's even a pool table! Which sadly we didn't get to use because we were too busy or and about in Rotorua. We feel very lucky to have found Karanda and couldn't recommend it more highly.

This was the most luxurious BbB in which we stayed in NZ. No jokes, this is 6 star luxury. We stayed in the apartment at the end of the building, on the upper floor. It is very large, and could be a spacious one bedroom luxury apartment for a couple. The apartment is beautifully carpeted, the furnishings are immaculate and very elegant, the kitchen is particularly well equipped. The bedroom is large with a big, very comfy double bed, loads of cupboard space, and a magnificent large bathroom with a spa bath and a walk-in shower! The lounge is also very comfortable and elegant. There were many brochures about local activities to review. The views from the windows and especially the balcony are glorious, overlooking all of Rotorua and the lake to the east. What a sunrise! The large balcony has a table and chairs to sit outside. The owner met us to show us around and provide instructions where necessary. She was very welcoming, helpful, and a proud owner. Everything was provided for a really great breakfast. What more could one want?

Lesley and Ron are thoughtful and gracious hosts - quite enjoyable to talk to, and conscientious of our privacy. The views from Karanda are gorgeous - so many windows! Our breakfasts were delicious, the house is quite close to Eat Streets where all the dining in Rotorua can be found, as well as the many other activities we enjoyed - Te Puia, Hell's Gate, Redwoods Tree Walk and Waimangu Volcanic Valley. I highly recommend staying at Karanda!

Hosts were extremely friendly and accommodating. The loft was a new upscale construction so current decor and very clean . Bathroom lovely, bed comfortable, lots of windows that open, great view

We were not aware the kitchenette wasn't yet finished. We could make our coffee and breakfast, it was just a little awkward and inconvenient

The hosts Leslie and Ron are very friendly and came up with lots of excellent suggestions of where to go, restaurants etc. The room was large and very spacious. The continental breakfast was really good ( with excellent coffee, thanks Ron!) The location is out of the centre of Rotorua, so you need a car, but it’s a short drive into the centre, and the bonus of being a little out is that you don’t get the sulphur smell!

The hosts, Leslie and Ron, were wonderful. Both made us very welcome into their home. Such a beautiful space with the most gorgeous outlook over Rotorua while having breakfast. The continential breakfast was beautifully presented. Such a homely environment away from home. Ron was very helpful in turning the car around to unload/load our luggage. Leslie gave us information pamplets on what to do in Rotorua and where to eat.
