The housekeeping staff were very helpful. The room was clean. The bed was very comfortable.10/10 there! Everything worked. The en suite was very well appointed. The proximity of shops, including a good bookshop, cafes and, of course, the beach in lovely Kemptown was a big plus. Easy walking distance from the town centre but plenty of buses if you want to be lazy.

Big block of flats behind the hotel which overlooked the room at the back. But everything is cheek by jowl in Brighton. It did however increase the sense of claustrophobia in what was a very small room. The window did have very stylish blinds which meant you could maintain privacy whilst still letting in light. And, to be fair, the room was advertised as small. Space in Brighton costs! I felt the owner's communications could have been a little more friendly - I'm sure some guests can be a pain, but answering queries, even if they're not urgent is, I feel, what you're there for. Having said that, the phone was answered when I rang, and the information provided both then and by email was helpful.

A pleasant surprise - for the budget, in Brighton - this is a find (shh!) The room was clean, the beds were comfy, we were at the back of the building which was nice and quiet, even with the window open for fresh air. I expected it to be 2 beds squeezed in tight - but there was more space than I expected too. All communication was efficient and friendly including arranging parking permits. Fab café (The Egg and Spoon) just over the road for breakfast (I had the Ham Hock Hash ... delicious 😋) and a tiny stroll to the beach for a morning paddle too.

There was a faint 'drainy' smell in the shower room- but in an old building that's not the biggest surprise. It didn't permeate into the room. Definitely not something to put me off staying again.

Nice location,with, some good cafes and pubs , promenade really near by & only a 15/20min walk to the hustle bustle of Brighton. Room ,was very clean and the en suite was very nice , with under floor heating ... Nice little touches like hair straighteners... Owners ,helpful on arrival sorting parking over the phone & they kindly sent back my house key ,that got forgotten..

It's not a dislike , we had the top room which was explained by the owners ,has narrow steep stairs to get to room , awkward but no real issue. The minor down side is the open window outside the room which we couldn't close , the draft coming through made room slightly chilly & heating was on just didn't seem to help ,probably didn't help,we were there during,storm Darragh...so on the breezy side.. The lack of a window , you could look out of ,was a little disappointing, making the room a little enclosed..

The location in central Kemp Town was very convenient for shops, cafes and buses. The decor of the room and entrance was modern and chic. The room was always warm. The ensuite wet room was spacious compared to many. The bed was very comfortable and we had quiet nights. We were only there 3 nights but the towels were replaced in that time. The entrance system was simple to operate. Good VFM compared to the Brighton average!

The room was small but fine as we were just sleeping there. I wasn't sure if the underfloor heating in the shower room was working or not.

The room was spacious with bath tub , heating was on because it was freezing cold , I really recommend Brighton Inn Boutique, the owner Gavin is so down to earth very humble it's rare the owners do that , the staff also great Sylvia all that staff were very good, the room is vintage style interior which is one of my favourites . Well done, Gavin and staff 👏

Nothing, but I will just give Gavin a small piece of advice of breakfast in the boutique rather than to buy out, think about it please Gavin.

Small but very comfortable room, great shower, very comfortable bed, nice touch in having a bottle of water waiting for you. Simple check-in with key codes. Close to buses into city centre but it's easily walkable, very close to the seafront. Close to terrific Hand in Hand pub and very nice Coffeetzar cafe - you can't go wrong in Kemptown.

Very little - some noise disturbance during the night from what sounded like a boiler, but that was all. Couples might find the room a little small, but it's brilliant if you're coming alone.

Room was fab, all very clean and fitted out nicely, hair dryer and straigteners for use was a lovely touch, good tea and coffee provisions. Despite it being one of the hottest days of the year so far I did make use of the bath in the same room as TV - what a treat after a long hot day of study! In terms of all the above this is one of the best places I've stayed in Brighton and I hope to book here for my future visits - great location close to the beach and a short walk to the Pier and Laines!

The listing mentioned it was a buffet style breakfast which I was rather excited about normally not bothering with booking somewhere that offers breakfast. Instead brekkie was a box of 4 full sized pastries from a very local bakery - they were delicious and very freshly baked so I'm not entirely complaining, however, not a buffet style breakfast. A nice alternative would be if there was an online menu where you could select a pastry/coffee/fruit juice/piece of fruit instead of getting 4 pastries - thankfully my colleagues on the same course as me were very appreciative of the spare pastries each day and they didnt end up wasted but I would have rather had a bit of variety or the option to choose which pastry at least

Location is excellent and rooms were very clean, fresh and comfortable. We had originally booked a with Twin Beds for me and my daughter but when we arrived it was still set up as a double. I called the number and they would send someone to reconfigure it. I then got a text to say they were just going to give us an extra room instead free of charge which was very welcome. I also loved the fact they give you real coffee and a cafetière with the tea and coffee supplies, really nice touch!

Communication was great, and although I didn't see a single member of staff all the time I was there, my check-in and stay went smoothly. The room was compact and bijoux, but we didn't need anything more than that, and I loved the wet room. Parking was fine. Found a spot not too far away and paid using the App. Download "paybyphone" App, find on street parking and avoid parking in Buzz Bingo car park that is much more expensive. About 5 mins from the sea and 15 mins into the town centre but plenty of bars and cafes en route. Did what it said on the tin and no problems.

I can imagine for some, the room could be a bit tight so worth baring in mind but for us it was simply a base to get our heads down.

Gavin and his team at the Brighton Inn Boutique played a big part in making my stay in Brighton an exceptional one. I stayed for a week: in one room for the first part of the week; in another for the latter. Loved them both. The rooms were clean and *quiet*. Loved the in-floor heating in the bathroom. The staff were really friendly and accommodating. I felt very well looked after, and, frankly, respected and safe. When I'm next in Brighton, I'll be staying here. Without doubt. JC
