Lovely spacious room in a beautiful house close to the area of Stockbridge. Room was comfortable, immaculately clean, well equipped with a small ensuite bathroom. Extremely helpful, kind host who made sure we had everything we needed. Breakfast not available over the Christmas holiday period but there are some lovely local cafes (closed Christmas Day/Boxing Day). Excellent location. House is in a very quiet area with easy access to the city centre and northern suburbs by bus or a 20min walk.

Good communication with hosts about check in arrangements. Quiet location, with easy acces to public transport to Old Town, bus 23 just around the corner on Dundas street. Room was spacious, bathroom maybe a bit small, but functional. Host Keiko was most friendly. A small defect was fixed immediately, within 5 minutes.

Room was on second floor with high stairs, no elevator. We had only small luggage, but in case of larger luggage, maybe not so convenient. No fridge.

Absolutely amazing! Paul and his team were really nice and kind people, helping us a lot on several matters. Despitw we're from Uruguay, they made us feel like at home! All the installations were really clean and beautiful. The bed was really comfortable. The heater worked like a charm. The shower was simply amazing. Location is priceless! Just one square far from the main street! It is also just five minutes away by feet from the train station so we could take the Jacobite Steam Train effortlessly. :) Thank you so much guys for making us feel so great! Highly recommended!

The staff was exceptionally helpful. Keiko, the manager went out of her way to make our stay very pleasant. Additionally the location was just great. It was close to all the locations that we wanted to visit.

The room we selected was on the second floor and it was a bit tough to get the luggage upstairs. Again, the manager, Keiko, stepped in and ensured that we did not face any problems because of that. The building is a heritage building and thus quite wanting in modern amenities but that is the case for almost all the buildings that are so close to the heart of Edinburgh.

The location was excellent as it was just next to where our son lives and just on the edge of the city centre. Keiko the owner was always available. Nothing was too much trouble for her. Communication prior to and during the visit was very excellent.

For me the mattress was too firm but that’s a personal choice. The range of TV channels was also limited but we were not in our room often.

I can only be grateful for the great attention I received from Keiko and her husband. The room was really comfortable and nice. The neighbourhood is perfect to me, well connected to the city centre by bus and only 15 min walk from Princes Street. I will repeat this accommodation if I ever come back to Edinburgh and highly recommend it.

I had a problem with the heating but Keiko and her husband brought me an alternative radiator so the problem was easily and fast solved.

Stayed in the single room with a shared bathroom. The room itself is nice enough with a comfortable bed, a sink, and a table. It looks out onto the road but road noise was never an issue. The shared bathroom was alright apart from the shower being very oddly designed, nothing that'll impact the shower itself but just led to a bunch of water splashing out and when other people didn't clean up, the bathroom became a bit messy. The neighbourhood had an alright selection of eateries with one slightly upscale convenience store/market. I booked last minute so I can't speak to value.

The location isn't great if you're just walking or taking public transport. Edinburgh bus routes nearby weren't very frequent, and getting there from and going to the train station takes a bit longer than it should. Some extra amenities like hand soap for the sink would have been appreciated though.

Everything was perfect. The accommodation exceeded expectations. The host was very kind and accommodating. The location is peaceful and close to the center. Although there were some renovations happening nearby, there was no noise. The room was clean and cozy. I’ll definitely come back.

The host of the property, Keiko and the entire management is great. She was very responsive and friendly. The room are similar to Victorian rooms with high celling. The room was well maintained and ventilated. We had an attached bathroom in the room. The bathroom also well maintained. The house was not very far from the city centre and was easily accessible via car or bus with plenty of food options around the place. Overall a great stay.

The place is really looked after very well. I think they’re asian couple (i didnt ask) and much like how we treat guests in Asia, very hospitable. And that’s exactly what I felt, a welcomed guest.

There’s no hook to hang up towels in the room, there’s a hanger tho or heater to dry up. And i wasnt comfortable with cctv in the hallway, twas like “big brother” thing tho i checked my room, not there. Lastly, there’s no bathroom, only shower room tho labelled as bathroom. No bath tub.
