Personally, when going on a city break, I book a hotel for three reasons; quality of the room, location, and service. Let me be clear from the beginning - this place is not some massive hotel with pools, spa treatments, bars, etc. So if you book your hotels for those amenities, then I suggest you look elsewhere. The rooms are fantastic, and the location is right in the middle of Rome, within walking distance (<30mins) of every major attraction in the city. The standout, however, is the quality of service. From the minute we booked this place, it was clear the team at PDS9 knew what they were doing. We received an invitation to a WhatsApp group chat with the concierge team (Emanuele and Gianmarco) and the owner, Franco. These guys are without any exaggeration the best hotel team I have ever experienced. They are so kind and welcoming. They offered us help booking private cars to & from the airport, proactively providing the price so it was easy to compare my options. They offered to help booking tours, skip-the-line tickets and other attractions, but were not pushy at all, leaving you to browse their information booklets at your own pace. They gave us a curated list of their personal favourite restaurants, and every single one was good quality Italian food - not a single tourist trap or disappointment. They even recommended us their favourite dishes, so you could tell they actually ate there themselves! They even told us some amazing recommendations for lesser-known attractions, including the church where the owner got married, which had amazing frescoes on the ceilings. I sincerely wish the very best for this team, it was unlike any hotel experience we have had before in the best possible way - like having your own team of local experts/ friends only a message away at all hours of the day! It's in the perfect location being right at the Spanish Steps, making it super convenient to walk to many of Rome's famous attractions and restaurants not to mention the shopping :). The hotel itself is beautifully decorated making it feel like you are living inside an art gallery. But the one thing that sets them apart was their SUPERB hospitality. Once the booking is confirmed, they will communicate with you through WhatsApp to help with anything from giving suggestions to local restaurants and even making the reservations for you, to booking tours, they are there to answer all your questions. Hotel staff are super friendly and approachable and are always up for a chat about your day or what you have planned the next day. They are thinking about guests needs all the time. On the morning of our arrival, our flight was delayed by a couple of hours so they organised pastries for us knowing we would be tired and hungry. I highly recommend this beautiful hotel. They are super thoughtful and the hotel is really one of a kind in the perfect location. We would not choose anywhere else to stay for our next Rome visit.

Perfect Hotel for a First Trip to Rome! ⭐⭐⭐⭐⭐ This was our very first trip to Italy — and to Rome — so naturally, choosing the right hotel felt a little intimidating. We decided on Piazza di Spagna 9 for our family of four (kids 18 and 15), and I can honestly say it was the best decision we could have made. From the moment we arrived, we knew we were in the perfect place. The location is unbeatable — right in the heart of Rome and within easy walking distance to all the major sights. The suites were spacious, beautifully designed, impeccably clean, and secure — truly a relaxing retreat after a day of exploring the city. But what made this stay truly exceptional was Franco and Emanuele. They were beyond helpful, going above and beyond to make our trip unforgettable. They arranged drivers, booked our tours, recommended and reserved amazing restaurants for both lunch and dinner — every detail was taken care of with warmth and professionalism. If you’re visiting Rome and want a place that combines luxury, comfort, and the most genuine hospitality you’ll ever experience, Piazza di Spagna 9 is it. We cannot recommend it highly enough and will absolutely stay here again on our next trip to Rome!

Absolutely exceptional! This place truly exceeded our expectations. The location is unbeatable, just steps from the Spanish Steps, surrounded by beautiful, safe streets and upscale shops, with everything you could possibly need close by. But what made our stay truly unforgettable was the outstanding service from the staff. Emanuele and Gianmarco went above and beyond to accommodate our family of five, even assisting us through a complex process to correct an error on two of our return flights, a level of care that’s incredibly rare. Their recommendations on restaurants were spot on, and the apartment itself was pristine, immaculately clean, stylish, modern, and fully equipped with everything needed to feel right at home. We can't recommend this place highly enough!

Everything was excellent.

First and foremost, the attentiveness of the staff - and in particular Emanuele - was above and beyond what we had expected. They truly thought of every small detail, with daily follow ups, making our short but packed trip smooth and enjoyable. For the suite itself- it is centrally located and even with two 8 year olds we managed to walk to all of the main attractions with ease. Despite being in busy location, the windows are completely sound proof and we could not hear anything from the suite. The room was kept spectacularly clean each day, with specific attention to top up drinks and bathroom supplies as required. We absolutely loved our stay in Rome in large part down to Emanuele's assistance and the fab room. Would repeatedly recommend!

Genuinely we could not find fault.

The property was excellent with regards to location. It was exceptionally clean and very quiet , although we were exactly on piazza di Spagna. Rooms were clean and lovely- smelling . The windows could open to let in fresh air . The first aid kit was very well stocked and filled with thought. I needed a safety pin and found it there . The owner Franco was there to greet us and the director Emanuele was always checking to see if we needed anything and they were super spot on for organizing our tour and giving us restaurant recommendations. You name it, they are on it immediately.

Emanuele and Franco (the owner) were amazing—helping us with bookings for fantastic meals and unique experiences we wouldn’t have discovered on our own. Upon arrival, we were thrilled to be upgraded to the most stunning apartment overlooking the piazza—you can even see the Spanish Steps from there! Pure luxury, yet with a charm and authenticity that far surpasses traditional luxury hotels. It felt like a truly unique Roman experience. This is now our new favourite place in Rome. Franco’s and Emanuele’s warmth and exceptional hospitality made it unforgettable for us. Highly recommended.
