Absolutely fantastic stay at Cullis House! Before we even arrived, Joan made us feel completely at home with her warm, welcoming nature and genuine hospitality. She’s incredibly friendly, attentive, and full of great local knowledge. From local attractions and historic sites, to the best spots to eat in Inverness. Cullis House itself is a cozy haven in the heart of the Highlands. It is beautifully kept, full of charm, and radiates comfort. Our room was spotless and thoughtfully decorated, and the bed was amazingly comfortable — we woke up feeling truly refreshed each morning. Breakfasts at Cullis House were an absolute highlight. Joan served up a delicious spread every day with hearty porridge, perfectly cooked eggs, smoked bacon, mushrooms, fresh fruits, and yoghurts. Everything was prepared with such care.. a true homemade meal that set us up perfectly for the day ahead. The whole experience felt more like staying with a close friend than in a B&B. Joan really goes the extra mile to make sure every guest feels special and completely at ease while travelling. If you’re visiting Inverness and want a place that’s welcoming, comfortable, and full of character, Cullis House is an absolute gem. We would be back in a heartbeat!

Culliss House is a sanctuary if you wish to stay close to all of the wonderful activities Inverness has to offer. Joan is the perfect host. Her warmth and professionalism shine through the moment she greets you with her wonderful smile. The bedroom and ensuite is immaculate and spotless, beautiful carpets and modern interiors. The breakfasts, both continental and full Scottish, are delicious and cater for all dietary requirements, including the tastiest porridge I’ve ever had! THE best place to stay in Inverness. Wet good communication, good advice provided for sights and eating choices. Parking at property and location is close to all attractions. The room is very modern and has all facilities. The owner had lovely tastes in the colour matched decor and provides very small but exclusive touches to make you feel welcomed. She is very responsive and provides an excellent breakfast, the choices are taken the previous day. One feels very much at home at this location. Very positive experience and highly recommended for a stay.

A short walk from Inverness city centre, clean room and comfortable bed. The hosts were super attentive towards our vegan breakfast enquiry and even drove us to the train station upon departure when the weather was quite unwelcoming (heavy rain).

Cullis House is a lovely B&B located a 10 minute walk intimate Inverness. The bedroom was roomy. The bathroom was well appointed.Its quiet, and homey. There were plenty of plugs for charging. Breakfast was really lovely. A selection of eggs/porridge/Scottish bacon which is cooked to order. Parking your car is easy and included! But honestly. the most important part about staying at Cullis House is the Host Joan! Joan always has a smile ready and makes you feel at home.

Joan the owner of the property made us feel very welcome for the entire stay. The room was very spacious with a large bathroom, comfortable bed and ample storage for clothes. The breakfast was excellent with a good choice of food available. The rooms were spotlessly clean and tidy. There is ample onsite parking and the B&B is in a very good location about a 10 min walk from Inverness city centre. Thank you very much Joan!!
There isn't really any negatives about the property. The only thing I could mention would be possibly the blind on the window which didn't quite keep the room dark enough in the early hours in June, but this is probably a personal preference.

Property was very easy to find and location was ideal. The room was amazing with a modern cozy vibe and incredibly clean, with all the required amenities and more. Joan was a super amazing host, always quick to communicate prior to arrival and answer questions, accommodating unforeseen delays in checking in time and generally giving advice on the surrounding area. She was also extremely kind to adjust breakfast time to suit daily activities such as bus tours leaving early for example. She made me feel comfortable in the house instantly.

The location was close enough to walk to the town center and the church to catch a couple of Rabbies tours. Joan made delicious breakfasts, great porridge and the best scrambled eggs and was very amenable to preparing breakfast at 7:00 am on the days we had to leave early to catch a tour. The room and beds were comfortable.Inverness is a great base to see sights with it 2 hours in any direction

This was our favorite place that we stayed in our 2-week stay in the UK. Joan and her husband are very accommodating, warm and friendly. Even from the first contact with the guesthouse, Joan sends out a great email with some restaurant and pub recommendations, which was so helpful. We used her recommendations and made an "eating plan" while we were there. All of which were worth the recommendation. She was very quick to reply to messages (fastest communication that I've had on booking.com). The room is huge and really comfortable. The bathroom was large with a separate shower and big soaker tub. The breakfast was lovely. There was order forms in the room that they collected the night before, ensuring that we received exactly what we wanted without wasting food. I can't say enough good things about this guesthouse. I highly recommend.
If I have to comment anything about how to improve this guesthouse would be to have lighting over the mirror in the bathroom for make-up application and to separate the electrical lines for the hallway and the main room so that the one switch turns on both.

Joan is a very friendly and helpful host. She takes a lot of pride in her business. All the amenities and finishing touches were amazing. Luxurious soft towels and bedding. Fantastic bath and shower. It is a very modern b & b with a beautifully fresh cooked breakfast. A short and easy stroll into town. Parking on-site. Gorgeous garden surrounds the property. It's quiet and peaceful.
