This inn is right on the river road and a 10 minute walk to the Falls and all that is happening; it is far enough away to be peaceful, yet close enough to do everything without having to pay to park. We stayed in the basement apartment which had 2 rooms, a fireplace in the bedroom, microwave, refrigerator, coffee maker, and all the things that you would need for eating and drinking. They have a deck overlooking the river that is well lit at night. The breakfast is incredible, the hosts spectacular, and so very kind and helpful.

There was nothing about this property that I didn’t like. I would highly recommend it to anyone that I know who is visiting the area.

Great location. Probably 10-15 minutes walk to the falls area. Free onsite parking was a bonus. The breakfast was included and made to order. You had a choice of eggs, pancakes, fruit, and pastries. There is a dining common area with microwave, dishes, etc, which was nice to be able to heat up leftovers. The bathroom was outside of the bedroom, but that was expected. It was still private and a few steps from the bedroom. The room was cozy and had enough space for a couple or adult and child. It may be a bit tight for 2 friends. The fridge was also not in the bedroom but again a few steps away. The family that owns the place was very nice and extremely accommodating. A true B&B experience.

I would suggest posting quiet hours as some guests were noisy late into the night. With rooms close to each other, I think posted quiet hours at night will help.

The location of this place, was excellent. Close enough to Clifton Park/and main street (Victoria) but far enough away to avoid the business. This is a water front location with a excellent view. My room was tiny but was clean along with the bathroom. You have to remember this house is probably 100+ years old but well looked after, clean, renovated and a cute little breakfast area. The staff were friendly as can be and very accommodating. The free parking spot is a big bonus. Please note you are only minutes away from all the restaurants on the main street (walking or driving)

I did not realize my room was the only room where the bathroom was not attached to the room. This was not a big concern and the the spacious bathroom more then made up for it.

We had a wonderful stay! The hosts were so attentive and kind, making us feel right at home. The B&B is in a great location—just a short walk to the falls and super convenient for tour pickups. Our room was spacious, comfortable, and had everything we needed.

The only downside was that the walls are quite thin—you can hear everything happening inside the house from your room. One night, another guest was up and moving around until nearly 1am, which made it hard to fall and stay asleep. Thankfully, this was only an issue for one night of our stay.

The stay was at a convenient location and easy to drive to where we wanted to go. The room had everything we needed: closet for clothes, mini fridge for food we bought, TV for some entertainment, a clean bed, and a clean shower. It's quite small, but for what it is, and if you are just looking for a night's stay, it's perfect.

It's a house/inn, so my concern was not making too much noise to bother other guests. If you just need a clean place to sleep and shower, then this place is perfect for that. Nothing much else to critique it for.

I had a wonderful stay! Everything from check-in to check-out was smooth, and the staff was friendly and welcoming. The room was clean and comfortable, and all the amenities were well-maintained. The location was also very convenient, making it easy to explore the area. The highlight of my stay was definitely the breakfast. Although there weren’t many options, everything was incredibly well-prepared and delicious. The quality of the ingredients and the care put into each dish really stood out. Sometimes, less is more, and in this case, the simplicity only made the meal more enjoyable. I would highly recommend this hotel, especially if you appreciate quality over quantity when it comes to breakfast!

Hosts were really friendly and very helpful letting us leave luggage so we could go off and make the most of our time at the falls. Nothing was too much trouble even providing us with some bottled water to take with us when we arrived.

Nothing really room was lovely and nice and cool which was nice with air conditioning 😄 only small comment would be you have some stairs to get up to first floor rooms which was no problem for us and getting luggage up but some may struggle just to be aware of although I'm sure the hosts would help you

The property is in a great location, and fairly close to all the activity in Niagara Falls. The owners are lovely people, who are always available for anything you might need. Our suite was clean and comfortable, and also very quiet given that there are other suites in this building.

The only thing that I would recommend is to have hand soap in the bathroom. And to indicate in the listing that the suite has a Keurig machine… So that visitors can bring K-cups to use. Otherwise, everything was really great.

Location was wonderful. Only a few minutes to walk to all the falls attractions and bus stops. Also only a short drive to other restaurants and grocery stores and Niagara on the lake. The breakfast was wonderful! Although they didn't offer any meat options (bacon/ sausage) the cheese omelette was amazing along with the French toast and croissants and the fruit was fresh every morning.

The original room (pine) that I booked happened to be their smallest room with a private bath down the hall not attached. Which was ok because it still offered a fridge and coffee maker along with a tv. The ceiling is also slanted on one side of the bed so you could hit your head. But the host moved us after 2 nights into their basement suite which has a full living room and bedroom which was absolutely wonderful! One thing we didn't care for was there was no ac in the basement and we did not have control of the ac in the original room, so it got hot at night. The basement was also a little noisy being able to hear everyone walking around upstairs. Other than that our stay was absolutely wonderful!

I had the room with the bathroom outside of the room. This was described in the room description and worked quite well. Owners are super friendly, check-in is easy. Breakfast was really great. You can choose between five menus and let them know when you plan to have breakfast and it will be freshly prepared

The location wasn't optimal. But then I knew this and adapted to it. It's however close enough to the sights to walk. So that was a bonus
