We loved our 4 night stay at Villa Gini and it was just what we were looking for. The building is lovely and in a great position just a 7 mins walk from the train station and close to the centre of town but off the busy main streets so nice and quiet. We stayed in room 4 and for us the huge, firm mattress was perfect and we slept really well. The room is big and clean and the air con is a blessing, the window looks over the shady, private garden at the back of the property and it was quiet. The en-suite has a square shower cubicle which, although not made for sharing, had good water pressure and hot water. There was a TV but we didn't turn it on. In the mornings breakfast was a buffet of meats, pastries, fresh tomatoes from the garden, bread, cheese etc and most importantly free flowing amazing coffee, which set us up nicely for the day. Roberto is indeed a great host and enjoys sharing his local knowledge with guests, we had some great day trips based on his recommendations. Nothing was too much trouble and we really did feel welcome and relaxed in their home. We had early arrival and late return flights and were able to leave our bags either side of the check in/ check out. The communication for check in was great and the Villa is easy to find. Is this a swanky hotel with all the mod-cons, tiny soaps and staff in ties? - No. Would I want it to be? - No. Is it a great friendly, homely base to stay while you explore a little section of Tuscany? - Most definitely. The only thing we felt lacking for us was that in such a large room there wasn't a small table and 2 chairs so we could have sat to have a glass of wine, play cards, put some snacks on etc. We parked ourselves at a table on the terrace instead which is lovely but we were mindful of being noisy up and down the stairs late at night.

The absolute best part of my stay here was the host, Roberto. He was incredibly helpful and did all he could to ensure my stay at Villa Gina was comfortable. The room was very comfortable and a good size. It was clean and I was aware of the effort put into everything to make my stay feel welcomed and pleasant. The breakfast choice was great and Robert makes the best cappuccino! There’s a relaxing garden on this property with a pet tortoise and I had a cool afternoon sitting at one of the tables to get away from the heat of the day. Pisa was my first stop in my 14-day Italian trip and I was very happy to have started it at Villa Gini 😌

Wonderful little place with a good location. Roberto was the most attentive host and the breakfast was great with local products and freshly made coffee of your choice. I enjoyed sitting outside on the little terrace in the calm of the garden with palm and citrus trees. The house is old and has so much charm and athmosphere and the pictures online do not do it justice. Located in an area that is not touristed at all but within walking distance of the railway station and the city centre. Will definitely go there again!

Roberto was the friendliest host I have ever met. We only stayed 1 night at Vila Gini, before we left to Umbria, but I would definitely like to come back! The late check-in was easy with the instructions we received. The rooms were spacious, clean and fresh.The beds were very comfortable. The breakfast in the morning was extensive and delicious! We could enjoy the garden from the balcony. And our youngest son wondered how Roberto knew exactly what he liked. He asked if we were not going to stay here for the entire holiday. Roberto also gave us a map of the city with some tips to visit and we could leave our luggage after check-out time and pick it up later. In short, Vila Gini was perfect!

A lovely flat located in a charming, historic building with beautiful high ceilings. The hosts were incredibly warm and welcoming, and they provided fantastic recommendations that really enriched our trip. We enjoyed the breakfast in the garden area. The flat is conveniently close to the train station, though a bit of a walk from the main attractions in Pisa. Everything was clean and tidy, and we appreciated that the flat was refreshed while we were out on our first day. We stayed for two nights and had a wonderful experience overall.

We had a very pleasant stay! Roberto is an excellent host — very communicative, informative, and kind. He truly goes above and beyond to make guests feel welcome. The room was spacious, with good air conditioning, a comfortable bed, and soft pillows. The location is also great, making it easy to get around.

If I had to mention anything, it would be that the room could use a bit more attention to detail when it comes to cleaning — there were a few cobwebs here and there. But overall, it was absolutely fine and didn’t affect my experience. I would definitely recommend staying here!

The room was clean and functional, great aircon and had everything we needed for our night and the breakfast far exceeded expectations. The highlight, however, was Roberto, the host. His recommendations for food provided us with our best pizza experience in Italy and really pushed our enjoyment of Pisa beyond the tower! He was also a savior on our leaving day when the trains were on strike. He was able to arrange a transfer for us to Riomaggiore, saving our trip! Cannot recommend Roberto and his place more if you are in Pisa for a night or so - thank you Roberto!

Location is very good, easy walking distance to train station, airport, pisa tower etc. The host Roberto made us feel very welcomed. He gave good recommendations for both Pisa and other Italian cities like Florence. Overall it was very interesting to talk with him about Italy. Breakfast was delicious, everything was great quality. The stay at Villa Gini was a true highlight of our entire Italy trip. I would definetely recommend staying there for a more authentic, personal and memorable Italian experiance 😊

Beautiful, characterful villa that felt more like staying with family. Gorgeous rooms, very comfy beds and excellent breakfast located 5-7 mins walk from the station and 25 mins from the leaning tower. A super convenient base for the airport (€11 5 min drive taxi ride away), trains to Lucca (25 min train), Florence (1 hour train) and La Spezia (1 hour 15 mins train). The family that own and run the villa are the loveliest, most kind & friendly we’ve ever encountered - we can’t wait to return one day :)

The location was great, in easy walking distance of the attractions and restaurants as well as the station. Roberto was the perfect host, just the right level of attentiveness, very helpful and friendly. The breakfast was very good, and the cappuccino exceptional. Self check in made the whole stay relaxed/ stress free. I would recommend to anybody looking to stay in Pisa.
