This B&B is located right above a cozy gastro pub. The dedicated parking for B&B guests was definitely a plus as it is situated in a street with very restricted parking space. When we arrived, our host was friendly and welcoming and showed us to our room. The room was clean, quiet, and nicely decorated— everything we needed for a comfortable stay. There were even wine glasses and some books available in the hallway, which was a nice touch. We found the bed to be very comfy, and the room was equipped with an ironing board, iron, hairdryer, and a coffee machine with a selection of coffee pods, plus a kettle with teabags and biscuits. The bathroom featured a rainfall shower with pleasant-smelling soap and conditioner, which was great as I had forgotten my own! We also enjoyed the continental breakfast which was there on arrival to eat in the room. This included cornflakes, yogurt, croissants, butter, and jam, all neatly presented. If you're looking for a full English breakfast, there are cafes just a short walk away. We stayed here while visiting the Epic Theatre, and it was a pleasant 20-minute walk. There are buses available if you prefer not to walk. The area has plenty of pubs, takeaways, and convenience shops, making it a great spot for exploring the city center. Overall, we had a lovely stay and would definitely come back!

Observances, not criticisms - toilet seat moved when you sat on it and hanging rail in wardrobe was loose. Did not affect our stay at all but thought I’d mention

The property is a pub, with a 4 rooms above. It is neighbourhood pub and so noise level never went on late. Although in a very narrow street, there was very good off-street parking. The evening meals at the bar were good, at a fair price. The bathroom/shower was good as well. Acceptable, but not a large room.

Despite what is said on Booking.com, the breakfast was disappointing. A small 'continental' of corn flakes and pre-packaged croissants. The coffee was good from a pod machine. Also, a little further out of Norwich than is suggested. Walking is much too far.

Staff was wonderful and we were put in Room 1 which faced the street. We thought it was going to be noisy being above pub but I had one of the most comfortable sleeps in a while. Friday night we had some drinks in the pub and we found staff was super friendly and clientele the same. We made some friends and we are looking forward to next visit. Some people commented about breakfast but for us was enough. A nice touch that there is the fridge. Lovely room and nice shower too. We had roast lunch on the Sunday we were leaving and it was delicious. It is recommended to book and you don’t be disappointed.

There is nothing we didn’t like and we are looking forward to returning to see friends.

Friendly staff. Good location for our needs and could walk into Norwich. All linen clean and fresh. Selection of toiletries. Comfortable bed. Substantial continental breakfast which was left in our room. Nice to have a little fridge in the room. Ideal for a couple of nights.

Nothing - all was good thanks. Only comments are that the shower was a bit feeble and that larger towels would have been nice. But this was minor and did not cause a problem for us. Be aware - you'll have to be mobile to climb the stairs to access the accommodation!

Lovely old building. Staff very polite & efficient. The room was very well equipped & very clean. Not too far out of city centre (Taxi ride cost approx £8). Lovely deep bath & hot water.

The only thing which was disappointing was the breakfast. Plates, cups/saucers, cutlery all well presented, as were the yoghurts, butter, croissants, jams & orange juice (all very good - only thing missing was milk & we think there should have been small packets of cereal as bowls were with the plates etc)? My husband had to go without his regular 4-6 cups of tea!!

considering its above a pub u can hardly hear them downstairs or outside its super quiet, cozy and the staff are brilliant. didnt want cleaning as we were popping in and out a lot and they still left brealfast and spare amenities for us. lovely staff and super private. the only noise youll hear are people coming and going but its not that many at all. lovely decor a super comfy bed, nice and warm after coming in from the cold and great wifi and netflix i couldnt have asked for more for the price

the only downfall was the lock on the door took some pulling to lock it properly but it wasnt really bad just took a good tug to lock it the rest was brilliant

Room overall was nice and cosy and nice size bathroom with bath, really nice had a coffee pod machine in the room wasn't expecting this. Staff/Owner really helpful in making sure we could get in down to arriving late. Even tho I have given this an 8 on this osscasion would we stay again? The answer is yes if we were ever to find ourselves in Norwich had the been bit more for breakfast probably would bump the score up to a 9.

Breakfast was main let down for us, would been nice if there was some cereal or fruit in room to go with Orange Juice, Crossiant and Yoghurt. Carpet starting to wear.

The room was nicely decorated and well maintained despite how old the building is. The staff was very helpful, cheerful and welcoming. They made us feel comfortable and welcomed right away

We were afraid of opening any windows in the room as we have spotted a crack in the glass window and didn’t want to cause any damage so we used the bathroom window for ventilation when needed. The bed is creaky so if you toss and turn during the night you might wake up other guests staying in other rooms as they might be able to hear the noise. However I see these two points as minor as everything else about this accommodation was great.

We really liked the decor of the room, big windows etc. The bed was really comfortable. Breakfast was great, all that we needed really. The staff member at the pub downstairs showed us our room and was really friendly. We enjoyed a drink in the pub, again a really nice space. Would definately recommend, great value for money and would stay again. Thankyou.

Everything was great, the only thing was trying to get the coffee maker to work, we failed! Fortunately we'd brought our own coffee!

Good location in a quiet residential road. It took about 20 mins to walk to the city centre on a very easy and direct route. There were also buses nearby if required. Staff were exceptionally welcoming and friendly. Room and bathroom were spacious, bright and spotlessly clean. Comfortable bed. The continental breakfast provided in the room in a wicker basket was very welcome and there was a small fridge containing the perishables. We thought this was very well done indeed. The bar area was great and we had a nice evening meal. There were a few reserved parking spaces on site for staying guests and there appeared to be plenty of on-street parking close by.
