Lovely staff, really lovely, and we were fortunate to also meet the new Manager over (the included, perfect) breakfast on the pool-patio beside the canal, who is really good company. This is a nice location, on a quiet semi-residential steet parallel with and one block back from the very busy main steet through Negombo. Good location to explore the main street eateries from, and suited us very well for the relative proximity to the international airport; Negombo is not otherwise somewhere one would stay for more than 2-3 nights when there's so much to explore elsewhere in Sri Lanka, but we'd not hesitate to stay at 3R when we return - thankyou for your hospitality and friendliness!

Nothing to dislike - we really landed on our feet finding 3R as our first stay in Sri Lanka before picking up our tour.

The 3R resort was the last place we stayed in Sri Lanka before leaving for the US. Our visit was in February which must be considered low season for foreign tourism to the island. The hotel is modern, clean, and quiet and is located one block off the main bustling street in that area of Negombo. It was an easy 5 minute walk to the beach (which was hopping on Friday night) and shopping/restaurants. The pool was great and the breakfast we had there was also good. It was easy to arrange transport to the airport. All in all this hotel was very good value and met and/or exceeded all of our expectations. We would certainly revisit again as either a first or last port of call in Sri Lanka.

Nothing of any note

Clean, new-looking building which looks very impressive from the entrance. There's a nice pool and an upper covered terrace. It's quiet at night and not far from the main road for a selection of cafes and restaurants, although the cheaper ones tend to be up the other end (this is the far end, coming from Negombo).

The place, although large, was empty. It's not their fault if it's quiet, but it gave the property a rather abandoned air. There were several young men hanging around as if looking for something to do, but breakfast (once I reminded them about it) appeared on time and was plentiful. The pool area adjoins the river which is pretty grubby. There is still bird life around, though. Not much of a vibe, but a perfectly pleasant place to chill out.

We got a pretty good price, so can't really complain about much. The pool was nice, the AC worked well, good water pressure in the shower, nice staff who were very accommodating. Bed was great too, nice sheets.

Maybe not as clean as we had hoped. The shower curtain needs to be replaced immediately. There was dried toothpaste on the wall and sink. There were ants in the bathroom (but they quickly sorted that out when we rang them). The bathroom window shutters need to be cleaned or replaced as they are covered in dust and dirt. The pool walls also need a clean, there is some grime. These are all small things, but details you expect to be addressed by nicer hotels.

Great it’s just around the corner from the mainstreet and the beach, but you don’t hear a busy road. The pool is also nice and beside a cute river/canal. The breakfast is also really good, you can have your eggs however you want it, get some fruit and tea!

The room itself could be maintained a bit better, some loose stuff. And we did saw a roach, but apparently those tiny insects are common in Sri Lanka.

It exceeded my expectations in every way. The impeccable service, luxurious accommodations, and attention to detail created an unforgettable experience. Great cozy hotel! Very friendly and helpful staff. Nice rooms, has everything you need. Cleaning daily. The hotel has a cool pool. Convenient location. In walking distance there are different cafes, restaurants, bars, stores, spas. To the airport go 15-20 minutes by car. In our opinion this is one of the best hotels in Negombo at a reasonable price.

It was hassle free to locate the property from airport and do the check-in, After a sunny cab ride from airport they welcomed us with cool welcome drink. Beach and restaurants are in walkable distance, so no need to worry about food options. Rooms were neat & clean and staffs were very friendly to guide Us.

Don't expect a beach view rooms otherwise you'll be disappointed apart from that nothing to say Cons about the property.

Excellent price quality ratio. Not on the beach (300 far away) but with a rather large and clean swimming pool with sun beds and towels. Kind and efficientvstaff

Great place!!! Big recommendation!! The rate is is my opinion to low for this luxery. The rooms are real luxery, neat and clean. The water in the shower is warm. The swimmingpool is beautiful and the place is quiet. Nice view in the garden without any neighbors. Best place i have been in Srilanka for below €100 a night with my family (and this was only €40).
