The property is in a great location, with discreet parking off the street! The extra charge was to be expected, as you’re central and it’s the going rate at £16-£20 for 24 hrs. The communication was brilliant. On arrival we parked up and easy to access. There is a car wash / burger place and petrol garage to the front, so got everything you need literally on the doorstep. I was pleased and surprised to hear nothing the following morning considering how busy it was outside, so very quiet still 🙌🏻 and got my lie in The entrance was stunning. We sat and had a chill and chat before going out, great backdrop for some quick selfies too 😋 The room was decorated so stylish and a comfy bed (for me anyway, husband struggled with the pillows) lovely swans made from the towels and slippers to wear around the room… lovely touch The bathroom very clean / shower chrome was sparkling, I’d love to know your secret lol! Toiletries available, hairdryer, WiFi, coffee machine all included… Was able to leave the car to go off shopping / grab brunch too - handy! Close walk (15 mins) to Bullring, Utilia arena - we were watching Stevie Wonder that eve and so helpful to not have to rely on an uber and close enough to walk (very simply walk too) Thoroughly recommend this hotel 😍 Walked to the Riverside and ate a delicious lunch - some amazing food places very close to finish off a super stay xx
Slight smell from drains inside bathroom on arrival but nothing too bad, this also faded soon after arrival so not horrendous No actual coffee for the machine, only a cappuccino but not the end of the world Hard pillows, which I thought were fab but husband not so happy 🙃 But overall this is the only “negatives” and it’s definitely not a deal breaker!

The location was excellent - it was so central and an easy walk to the Bullring, Mailbox, University etc. I really appreciated all the little touches that were in the room - the coffee machine, rituals toiletries, chocolates, mini hair dryer etc. The lobby are was lovely and it was really easy to check in and out. Very comfy beds and nice bedding. The hotel also has 4 EV charging points available, all of which were free when I charged my car which was brilliant and again, very easy. All in all, excellent value for money!
Although inside the hotel itself was quiet, being above a petrol station and burger restaurant meant it was quite noisy at night and I kept being woken up by car radios, people shouting etc. It could have been because it was a Saturday night - perhaps quieter in the week. This is only a small negative as you would kind of expect it in a central location - but just to make others aware.

The whole experience of our stay was exceptional. I stayed in the hotel the night before my wedding and our wedding night. They decorated our room as a surprise and it was so beautiful 😍 On the morning of our departure a member of staff brought us a bouquet of Roses and a bottle of wine 😍 While I was having my makeup done in the beautiful lobby area a member of staff bought me a costa coffee and a little while later bought me a bottle of prosecco and glasses. The communication was top class. I can't recommend this hotel enough 😍

Very clean, very comfortable hotel. Great beds and pillows. Nice little extras, for example, a coffee pod machine instead of packets of cheap instant coffee and modern technology inside the room. Air conditioning/heating unit in the room make it easy to get the room to the perfect temperature. Great communication with the hotel leading up to and during the stay. Free onsite parking. Great location to shops, restaurants, and a stones throw away from the O2 Academy, which was the purpose of our visit.
There wasn't anything we didn't like. The only feedback I can think of would be to provide extra coffee pods even if the extras come at a cost. There was only enough for 1 cup each.

This hotel is a hidden gem! From the outside, don't let its appearance fool you (it's right beside a garage forecourt and easily missed), but the moment you walk in the door, you're in a stylish, modern, and absolutely spotless facility. It's an unmanned hotel, yet communication is quickly done via SMS should you require any assistance. The rooms are luxurious, nothing is out of place, and the finishing touches make your whole stay just perfect.
First impressions may put others off due to the location. But our destination was only a few streets away, and the whole area was quiet at night. Overall, give this hotel a chance; you won't regret it.

A really comfortable stay!! I had a small issue with the light and was immediately moved to another room which was just as nice as the previous room. Excellent communication, thanks! Picture on the website of the room is exactly the same. Loved the bed and the hot shower!! It was spotlessly clean, which is always a bonus and I loved the little touches with the swan towels and chocolate (which I left) but it was a nice surprise, in the room. Good value for money.
Location: If I could have moved this hotel into the centre of town and had a better view, I would have been ecstatic.

First time I have stayed in a 'self serve' hotel [i.e. unmanned] and have to say it was a breeze. Whatsapp mesaage provided access and room details and the room was nicely furnished, although wasn't the biggest I have stayed in. Clean, comfortable and a pleasant environment to spend an evening. Special thanks for the person on the other end of the whatsapp messages who were friendly, attentive and very helpfull
Parking needs to be better signposted and or described on the website. The front of the hotel is on Exter Passage, as is the car park. The back of the hotel forms part fo the Gulf garage forcourt, which you see as you drive up Holloway Hill! However once this had been sorted, all was good. Parking is secure and well lit. Electric charging is available, bring a cable!

The room was spacious and beautifully presented with excellent facilities. We were attending an event at O2 Academy which was only a few minutes away on foot.
The car wash customers and garage customers used the hotels only 2 spaces by the front door. 1 of these is the Blue Badge space which I had booked. Ended up parking to the rear of the property and paying £25 for parking. This was not the hotels fault, but it did add stress to the stay.

I liked the ease of access, responsiveness of staff, and soon as i checked in someone messaged me, the ease to locate as well. It was actually nicer inside than I was expecting.
It was above a petrol station, and if you wanted to go out the 'front' entrance you needed to use the lift that is made for disabled people, there were no stairs between the 2 floors, so when i retunred I had to walk all the way around to get to the back door.

The hotel is unmanned - and that's important to know. There is no one to talk to if you need advice or have issues. Luckily, we had no issues. The place was clean, everything in the room worked properly, the bed was comfortable, the decor was funky and entertaining. It was a short (though not scenic) walk to eateries and the train station.
The location is super weird, on top of a gas station and car wash. The rooms are pretty small, including the bathroom. Everything is priced -- from mini bar to toiletries. It is not a good option for children or elderly.
