Extremely clean tidy and very well kept hotel. Very friendly and efficient owner, very effective staff. Small owner run hotel. Adequate car parking very close to front door, with nice wide spaces. Food breakfast and eve meal is excellent very nicely presented and high quality food at a reasonable price. Lovely old building with character. Very close to Cockermouth town centre which is 2 mins walk away. Within 30-45 mins drive of Buttermere, Ennerdale, Loweswater, Seathwaite and Keswick for a wide range of fell walking. This is one of the best, nicest hotels I have stayed in.

My Room No. 9 on the second floor only had a veluxe roof window so had a view of the sky only. This did not matter to me, but might matter to others.

The staff were friendly and excellent. The bar was well-stocked and the beer garden tidy and peaceful. The room was clean and quiet, and we got extra pillows and towels on request. It's a nice, short walk to the river and to Main Street, or up to the supermarket. The room (the attic room with a skylight) was perfectly sized for one person with a large case, or two people with small cases; it's a little small for two large suitcases. The bathroom was clean, had a fan, and had quite possibly the best water pressure I've ever experienced, but the shower was very small (people over 6'/1.83m will have to duck to wash their hair). The skylight could do with a blind to block the light in the early mornings in summer. For particularly hot weather, a thin blanket would be a good replacement for the duvet as the room has a standing fan but (obviously) no air conditioning, and it can get a little close at night. We would happily stay there again for the service, the comfort, and the picturesque setting, as well as the very reasonable price.

The room was delightful, bright and clean, excellent position at the front of the hotel. Sash windows could be opened with care and wooden blocks provided to hold the big one open safely. Free standing fan was a bonus as it was a very warm weekend and the trouser press was a bonus as we were attending a wedding and my husband's suit trousers were sharp as anything after a quick press. The toiletries were beautiful and save packing a huge wash bag, the tea tray was well stocked with good few and coffee plus lovely biscuits if you feel peckish, glasses and bottled water too, very thoughtful.

Unfortunately the radiator in the bathroom was on permanently and we couldn't turn it off, turned it right down but didn't make a difference, add to this the bathroom window couldn't open ( there was a notice clearly explaining this, inviting us to ask staff if we required help) we didn't bring this to staff attention as we were only in the room late evenings and early mornings so we could easily cope. The main mirror was situated right by the bathroom door with no socket near by BUT I appreciate it is a beautiful old building so it will have its limitations. These are more observations not complaints.

We booked five rooms at the Manor House Hotel for a nearby wedding, and the entire group was thoroughly impressed with our stay. From the moment we arrived, Carol Ann was a magnificent host – friendly, informative, and incredibly welcoming. She really made us feel at home. The hotel itself has real charm and character, and we stayed in Room 4 for two nights – clean, comfortable, and cozy. Little touches like the Yorkshire Tea bags in the room were very much appreciated! Breakfast, which was included in the room rate, was a standout – freshly made to order, high-quality ingredients, and plenty of choice. A lovely way to start the day. There was ample parking onsite, which made things very easy for our group. We also dined at SHILLS, just around the corner from the hotel – an absolute gem! Great vibe and a strong, creative menu – highly recommended if you're in the area. Extra shoutout to the ironing facilities in Room 2, which were a lifesaver when prepping for the wedding! Carol Ann also gave excellent taxi recommendations, and pre-booking in advance made our return from the wedding smooth and stress-free – especially helpful since others struggled to find transport on the night. The radiator in the bathroom didn't turn off - it was a little warm, but handy for keeping towels nice and cozy. Our room (room 4) didn't have a window that could be opened either, we propped open the door when getting ready to help with airflow. We later found a fan in the wardrobe that would have been handy

We hadn't been to Cockermouth before and we decided to give it a try because it looked like a slightly cheaper place to stay than Keswick and Ambleside, but only 15 minutes drive to Whinlatter forest. The hotel was great - we had a delicious breakfast, the room was confortable with all the usual facilities, the staff were helpful and attentive and there is a decent sized car park at the front of the hotel. It is well situated to get to the pubs/restaurants in the centre.

The breakfasts were excellent. The full English was huge and delicious; including fine Cumberland sausage in its home county. I had the scrambled egg and smoked salmon one morning which was great too. There's also muesli and fruit. The staff are unfailingly friendly and helpful and the owner went out of her way to sort out a problem entirely of my own making, which was well beyond what I could have reasonably asked.

I can honestly say we did not find anything to object to.

What a grand old building, set back from the main street in Cockermouth. There is a private car park at the front which was very useful. The sweeping staircase and lots of oak gave a really nice impression as we checked in. This was a friendly and smooth transaction. Our room on the first floor was lovely and quiet except for the birds singing which was great. The bathroom and some fitments within it were a little dated, however the over bath shower was hot and powerful and the towels were lovely and fluffy, so couldn't ask for more than that. Breakfast was plentiful and very tasty indeed - really good quality. While there, I left a small item in the room and when we contacted the hotel the next day, they agreed to send it back to me. Very kind of them - hope it arrives. :-)

Not a dislike at all, just a mention - due to us staying on a Sunday evening the hotel bar was closed, so we weren't able to sample an aperitif there before our event. This would have been nice to soak up the atmosphere of such a fine old building.

I was visiting friends who couldn't put me up but the Manor House was the perfect place to stay. I had a single room with bathroom on the top floor which had everything I needed and was very clean and comfortable. The skylight window was fine, given that I was out all day and most of the evening. The breakfast was ideal for someone who doesn't eat a cooked breakfast (muesli, fruit salad, yoghurt, warmed croissant...) and all the staff I met were friendly, welcoming and helpful. The location of the hotel is perfect - right in the town centre but with plenty of parking.

Access to the top floor is a slight concern given the steep and narrow staircase - I would worry about escape in the event of a fire. The walls are maybe a bit thin - I could hear people in the next room but it wasn't a problem.

Perfectly situated just at the edge of town centre with off road parking. We stayed last year in the same room and delighted that it had been redecorated with new carpet and very good shower since then. Excellent breakfast quality and choice from fresh fruit salad to full English. I chose specific items eg poached egg, mushroom and tomato for a lighter meal.

The Hotel is in a perfect location. We had a lovely room at the front of hotel with a great balcony. Room a little bit dated but that adds to the charm. Lovely little garden area and great little cozy bar. So clean and comfortable. Staff were all so nice and couldn't do enough for you. Just a walk up the street of an evening and plenty of bars that are friendly and relaxing with live entertainment on. Lovely little Tea Rooms local too. The Turkish Restaurant is the best we've eaten in. Highly recommend it.

Would have been nice with a walk in shower instead of having to climb into the bath. But that is the only obstacle for me.
