The couple who run the business are extremely friendly and welcoming, breakfast was cooked to perfection, rooms very clean, cosy and comfortable, there was a walk in shower in my room, a coffee machine, a mini fridge with fresh water and milk in. They took me to my room instead of giving me a direction...personal touches, they made a point of calling me by my name, took an interest and time to talk to me. Highly recommend

You have an 8pm "curfew" to check in, so if your travelling a distance or trains cancelled etc communication is key with them. 8pm is a bit early in my thoughts to close everything down, but in there defence, they live on the premises and are doing breakfasts at 6.30am so is a long day. No evening meals and can't order take away after 8pm. There's no eating in the rooms and the breakfast room closes at 8pm for you to consume food. Not a major downside but thought worth a mention

Wow what a little gem. I could not fault my stay at Osborne house. From the moment I met Di I was greeted with kindness and instantly felt at home. The room was perfect for my one night stay, the bed was super comfy, just what i needed after a long drive. Di gave me local recommendations for my dinner but the best was yet to come. The breakfast!! I awoke to the smell of cooked bacon and my nose took me downstairs to the breakfast room. A lovely fruit salad was waiting for me along with coffee and juice. I opted not to have any of the cereal on offer and went straight in for the full fry up and it was delicious, all locally sourced! For what I paid I don’t think you can get much better from a b n b! If I’m ever working in the area I’ll definitely be booking another night at Osborne house!

The property is close to the town centre of Workington with its facilities. The B & B is a beautiful building which has been tastefully furnished. Our room was very comfortable & we had very good night sleep on both nights. The small fridge with fresh milk for hot drinks was very handy. Our hosts, Rob & Di were friendly and helpful. We had an English breakfast with fresh ingredients, bacon & sausages from a local butcher, which was delicious.

We had a bit of trouble with adjusting the temperature of the shower which could be too hot at times. We were on the 2nd floor of the house so it may have been a pressure problem. It wouldn’t stop us coming back to this lovely property.

The staff were really friendly and helpful. The breakfast was excellent, good range - full english with local ingredients, toast and jam, fruit, yoghurt, and/or cereal. Fast service I was done within about 30 minutes each day. Lovely soft, comfy bed and blanket, warm room, good size, had mini fridge, tea and coffee, hair dryer, plenty of drawers/wardrobe space. There was a log fire to warm the breakfast room. Just a warning, not good/bad, but the toilet is a macerator style, so can be a bit noisy, if you're not expecting it.

The water pressure wasn't ideal, it was fine for showering body,, but not great for washing long think hair, but it is an old building so not sure if they could do much about it. I had thought I'd booked a river view room, I've attached the photo of the view, I couldn't see a river, still a nice view beyond the sports centre. I might not have booked the river view room, but I can't see anyway to check.

We loved our stay! We were given such a warm and personal welcome. The room had everything we could need and we particularly liked the coffee machine. So good to have great coffee in the room! Breakfast was truly exceptional and we ate far too much! We felt very lucky to have come across this gem of a place to stay! Thanks so much to Rob and Di for looking after us and making our stay so comfortable. 🥰

Fantastic place to stay, Rob & Di amazing hosts who make you feel so welcome & at ease during your stay. The cooked Breakfast is one of the best with all fresh ingredients locally sourced, served with toast & a choice of preserves, ample choice of cereal, fresh fruit & yoghurt. Room has a mini fridge stocked with fresh milk & a bottle of water, choice of tea, coffee & biscuits available. Also flat screen TV offering Netflix. Parking opposite property on quiet little road. Perfect stay. Hosts happy to provide information on where to eat out & where to visit. Will definitely return. Adam & Kerry.

Owners were very friendly and helpful. Lovely welcome. Tea/coffee making facilities in room with a good variety of pods/tea bags. Fresh milk and bottled water in fridge. Bed was comfy and clean. Shower in room 5 was big and clean. Breakfast was very tasty and filling with a good selection of yogurts and cereals along with a wonderful cooked breakfast. Location to town was excellent though area itself was a bit nervy looking but it was quiet. Free parking and great WiFi signal

Paintwork in hall/ stairs looked a little bit tired and needs refreshing Door into bedroom was difficult to close as door doesn't line up with door frame

I was welcomed by Di, who was very polite. The room was comfortable and had all I needed for my stay, with plenty of drink choice on offer. The breakfasts had a wide choice on offer, were cooked to order and were great. I was able to eat enough to sustain me through most of the day.

The shower wasn't as powerful as I'd like, so it took a little effort to shower properly. I felt I was a little too attended to during my stay: I'm not the type who needs to be asked if everything is alright constantly, but will speak up as required if things are not as they should be, or I need something. This is obviously subjective, but is my experience.

Location very central for access to the town. Narrow road and limited parking, though the owner did offer to move their car to allow me to park near the B&B, though I had already parked and paid for public car park nearby. Nice, clean, newly redecorated room, with en-suite shower facility. Excellent breakfast with lots of options to choose from.

Parking a bit difficult, but that's not the owners fault, just town centre location.

I was really impressed with the Osborne house, the value for money is amazing, feels like a luxury hotel with B&B prices. My room was really pretty, clean and spacious, it even had a small fridge for milk and water, kettle, coffee machine and hair dryer. The full English breakfast was delicious, freshly cooked by the lovely host with locally sourced ingredients. Rob and Di, the owners, were so welcoming and friendly, they'll make you feel at home from the very moment you step in. The location is also very good, walking distance from the Carnegie theatre, the trains and bus station and the town centre. I would definitely go back if/when I'm back in Workington.

I didn't have a problem with it but to reach the upstairs rooms there are quite a few steps so if one has issues with their legs or knees they would struggle.
