"We made a last-minute booking and were very satisfied with the location and the convenient parking right in front of the building. Our room was on the top floor, and although we had to carry rather heavy luggage up the stairs, we managed. There was no lift, but that was acceptable for us. The room was spacious enough for the four of us and exceptionally clean. It had one queen bed and three single beds. The price was reasonable given the facilities provided. Communication via WhatsApp was smooth and every message was responded to promptly. Overall, it was a worthwhile stay, and if we visit again, this place will definitely be our top choice for accommodation."

I was trained in Hotel Management by London's Savoy Hotel 55 years ago, and spent my career running luxury hotels around the world. I very much enjoyed this stay because the concept worked very well and I was very happy to experience a different type of hospitality to the full blown service where you pay for aspects you do not need. There's one or two things I would look at, but I give the operators full marks for this concept. The Car Parking proved to be no problem at all.
I would be careful with an all white decor and fittings. I would ensure that whoever cleans the room had, possibly, a small pot of white emulsion or somesuch to cover the inevitable scuffs. The shower door handle is back to front.

The location was fine, away from noise and other potential rowdy guests in city centre. It was just a short walk to the docks. There was a corner shop and nice cafe serving delicious Moroccan tea. The room was compact but clean,glad we could open the window as it was very hot unusually for the UK. The kitchen was great and had everything we needed. Check in was easy and on street parking was ok as we got a spot right outside. The sheets were lovely and clean but bed not so comfy
The bed was quite hard and didn't sleep. I am used to ks so shouldn't complain but a larger better quality bed and loose a bedside table would be my idea. Charge more if you have to. But overall it was a good place for one night Thank you

Other reviewers worried about street parking, though I found it convenient and experienced no issues. Many local residents parking all around the area, as well. The keypad access was easier than using a key and made check-in/-out super convenient. Didn't experience any noise from others, maybe due to time of year or fact we were in top room. Bathroom/Shower was modern and met needs. Beds were clean and towels provided on each bed. Free toiletries and coffee.
The room was on the top floor and a little hot as others mentioned, but we just cracked open the windows. There were some marks on the painted wall as others mentioned, but wasn't overt enough to disrupt the experience.

Pleasantly surprised on arrival. Previous comments suggested it was a bit tatty. The street itself was quite littered. Aparthotel? Enter by door codes. The entrance door and entry system worked perfectly. On entry the hallway was very clean and modern, even the door numbers were cool. Etched Glass. There was a fully fitted kitchen on the ground floor with table a chairs. The staircase was very bright and clean, with tasteful artwork and very lifelike artifical plants. Room 5. The room was very bright, very clean and cosy, well set out, a comfy clean bed and great bedding, everything looked new, great adjustable Netflix tv, a mini fridge, nice kettle, tea and coffee, even had an iron and mini ironing board.. The ensuite was immaculate, compact and bijou, but very stylish. Very cool tiles, with great shower and lovely hot water, loo brand new?? Quality double glazing, once closed couldn't hear the avenues road noise. Great view of the Greek Othordox Church... After not visiting the area for nearly 50 years, I was very pleased to be back and see how the area has improved and matured. Walking onto Princess Avenue it looked like you could be in a leafy london suburb, great architecture and tree lined boulevard.. Down town toccy.. Looking good. Felt safe and knowing how close to the city centre, cathedral and all the facilities, buses direct to all areas of da pool. Who knew my old stomping ground was so cool.😎
Nowt really. Be aware, there are no staff on duty and only on street parking. But no issues. May I suggest a black out blind and door strips to keep the light out of the room and as others have said a chair to sit on. But a very pleasant experience.

Clean, comfortable and warm. The room is very cosy, I enjoyed having a smart tv also. The en-suite was also very nice and clean. There is also a mini fridge in the bedroom which was useful. I stayed here for 6 nights and genuinely enjoyed my stay, I would definitely come back. There are lots of corner shops nearby too
Apart from a hanging rail, and two very small side tables there isn’t much storage space for your clothes and things Also the walls are very thin, I was next to somebody who snored very loudly 😂

Really handy location for University of Liverpool open day - about 15 mins walk. About 30 mins walk from Albert Dock. Terraced house with parking right outside the property. We had the family room at the top of the house - spacious and clean with a double bed and three singles. Bathroom and bedroom in great condition and looked newly decorated. Tea & coffee in the room, even had an iron and a fridge, although we didn't use these. Toiletries and towels provided. Kitchen downstairs but we didn't use this so can't comment on facilities. Self check in with key code so arrival time didn't matter. Didn't see any staff (saw two men but think they must have been residents/guests) but messages were responded to promptly and professionally.
Property is in residential area which looked quite dodgy when we arrived. Lots of broken glass on the road outside the property and I admit I was apprehensive and was glad I was not travelling on my own! However - it was really quiet overnight and we had no problems.

Really great property! We had the family room booked for 2 couples, which was 1 double bed and 3 singles. Worked out really well as one snored so stayed in the corner by themselves (lol). We arrived at 1pm and asked for an early check in, the owner text back within 2-3 minutes explaining they'd check the room had been cleaned, thankfully it had and we were able to check in 3 hours early, free of charge! The family room is on the top floor (3 floors up) which didn't bother us as we were a group of adults but may be a little inconvenient for those with babies/small children.
The room was absolutely roasting hot! We had the windows open all day and night but it was 21 degrees outside and no breeze 😔 maybe put a little fan in the room during summer months?

Clean and comfy. Small room but big enough for a couple. Large tv and remote control. Although small the shower and toilet was clean and worked well. Nice fluffy towels were provided. Good radiator for heating which worked well. Would definitely stay again. There was also the benefit of a communal well fitted kitchen on the ground floor. There are 2 small general stores close to the property. There is a bus stop within 30 yards with regular transport to Liverpool.
The only negative for us was there was no lift and we were on the top floor. We would ask for a lower floor next time

Buildjng clean & tiday. Room spotless. Small and perfect for just a few nights. Location has lovely cafe literally round the corner called Bon Cafe, super food, good value. Also 3 convenience stores very close too. 20 mins walk to L1. Kettle & hot drinks provided, super soft towels & shower gel.
All cooking smells from.shared kitchen came in to room which wasn't great (toast was burnt badly by someone using kitchen). Couldn't open window in Room 3 as handle button broken. Bed bit too hard for us.
