The bedroom and bathroom were both fitted thoughtfully and better than most hotels! Everything was spotless and worked efficiently. Buzz was enthusiastic and made helpful suggestions about the local facilities, including car parking. Jo had already given sound advice on where to dine. The breakfast was freshly cooked and the Eggs Royale a real treat.

The bedroom was quite bright even with the blinds down. I enjoyed the little bowl of fresh fruit but could have eaten a bit more. I was also surprised that no peppermint tea was available for breakfast, so pleased I had brought my own.

Warm welcome on arrival, the room was clean and comfortable with lots of little extras that show the owners want to make your stay as good as possible, for example a wide range of tea, refillable water bottles, a fan, and my personal favourite, an honesty box style snack bar. Great choice of breakfasts, I had the avocado and poached egg on toast and it was delicious. Our server was incredibly friendly and helpful, we were incredibly lucky to be able to eat in the garden on a warm sunny morning. There is free parking along the sea front or multiple free car parks all within a 5-10 minute walk of the Guest House.

Excellent and well thought out guest house, with very helpful and friendly hosts. Honesty box for crisps, drinks, etc, and the low level light in the bathroom that automatically came on when you entered were brilliant ideas - especially when needing the loo in the early hours! Room was very comfortable and had everything I needed. Breakfast was very good, as was the menu choice and surroundings. Free parking! A lot of much larger guest houses and hotels could really learn something from Buz and Jo.

Absolutely exceptional in every way. Bathroom spacious, clean and well stocked. Room was clean, large, well-decorated and private. Unbeatable view from balcony, pic attached is a photo of the view of the sunrise by the shore, from the room itself. Breakfast service was excellent, delicious food, cooked meals and well-stocked self-serve options. Staff friendly and accommodating, lovely people. Perfect location for a southend holiday. Couldn't recommend more highly.

Front door to property was a little fiddly, but secure, and made us feel like we were safe.

Very nice comfortable clean room overlooking the beach. The WiFi worked fine, there was a large standard fan and lovely comfortable chairs in from of wide double door facing a small balcony. There are plenty of good restaurants within a short walking distance.

For my wife and I we would have preferred a slightly wider bed. Breakfast was designed more for vegetarians (although there was a ham option). We would have preferred more meat options and a traditional English breakfast.

My friend and I were visiting for a music gig locally and our Airbnb fell through. We're so glad it did! Beaches Guest House was absolutely lovely - characterful, quiet, and in a great location accessible to the centre of town but not right in the fray. Buzz and Jo have done a superb job with the establishment and are friendly, attentive hosts who serve yummy breakfasts. The single bedrooms "wing" was perfect in terms of facilities and comfort. A joyous find - we would definitely stay here again!

The room was large and spotlessly clean ts was nicely decorated it was a ground floor room which was suitable for older people but still had a sea view. We were surprised as it had it s own reserved outside seating areaand due to the wheather we were able to sit with a chilled wine. The breakfast was really nice fresh high quality and included in the price.. Our hosts Jo and Buzz were really friendly and welcoming.. We would liked to have stayed longer as it was only a one night stay but would definitely return and would highly recommend the Beaches if your looking to stay in Southend

The parking was a problem although it's is free to park on the road and there is also a free car park located near the guest house. We arrived late afternoon on a sunny weekend and struggled to find a space,

The property was fantastic and the owners exceptionally welcoming and attentive. The rooms are clean, nicely decorated and beds very comfortable. There is water on hand for all guests for free to fill up their water bottles and even glass bottles for guests who don’t have their own bottle. I found this a lovely little extra. I’d definitely stay here again, it was a really beautiful place.

There wasn’t anything to dislike about this property at all. The only downside is that there isn’t any parking but there is plenty of on-street parking and a free car park within walking distance so it’s something to note rather than a downside.

Lovely welcome by the hosts ! Our room was immaculate and well appointed. Shown how to use our keys, where to purchase snacks & treats, free chilled water available and how to enter the property after hours. Lovely toiletries and nice to have a large fan in the room. Quiet location directly on the seafront but only a short walkable distance to all the main attractions should you wish to visit them. Brilliant breakfast choice with a fresh fruit plate to start. Perfect poached eggs !!! Hosts and staff really lovely and welcoming. Will definitely be staying again for longer.

What a fabulous place to stay, great location, friendly welcome, super quiet room, comfy bed, lovely bathroom, view from our room over the sea, just superb from start to finish. Nice little touches that really make it special & ethical. And there is a yoga studio 2 doors away... seriously, it doesn't get better than that! We stayed during storm Bert & considering it was truly blowing a hooligan, it was quiet, warm and a great place to sit & watch the storm.

The only thing we didn't like is that we didn't book for a week - haha!
