Location to our night out (Forum Theatre) was great.Enjoyed lunch at Ms Ava and breakfast at Mr Tompkins.
Don't think exhaust fan in bathroom worked.Loose tap fitting at bathroom sink. Our vehicle got it's passenger front window smashed in the recommended Secure Parking next door. There was nothing of value inside taken but obviously they thought there was.We reported this to Rendezvous and they were nice and apologetic about it but could not help further apart from sending someone to clean up glass from the parking spot.

Firstly the room we booked had a shower over the bath which was very awkward, we then asked if we could change which we did an upgrade to a suite as the only option available. The staff were very helpful at this stage but contacted me to say unfortunately we would have to change back to the standard room due to heavy bookings. This was acceptable as they offered a breakfast in exchange for the additional payment already paid for at the upgrade to the suite. The staff went above and beyond to be as helpful as they could. The young Greek bar employee at the Ms Ava Bar was a standout employee. Concierge was extremely helpful also.
Perhaps the dining room was a bit drab and the breakfast was lacking in attention to topping things up. One could see they lacked additional staff in this area.

We had a lovely time staying in this well maintained hotel with old world charm. We were given a room on a high level with lovely view of the Yarra river and beyond. Our room was not big but it was very well furnished and very comfortable overall. There is an excellent bar down stair for drinks and coffee. Also, the staffs were great.
The breakfast experience could be better- Breakfast was in the basement restaurant with the lighting kept very very low and background music very loud. I suggest to turn up the lights and turn down the music, or move breakfast to an area up-stair with natural light. and outlook.

The location is great, though I could still hear a bit of the train from across the street, nothing my ear plugs couldnt solve. The rooms were modern and sleek, and enjoyed using the chromecast to watch netflix.
The staff were in general friendly and polite, but the day I checked in, there was a problem with their key card system and I couldn't go up to my floor in the lift nor open my room. I had to go up and down twice and on the 3rd time, had to wait outside my room for the staff to tap me into my room (with their master key). It was quite an unpleasant experience while checking in, exhausted and just wanted to finally get to my room to rest. No compensation was made, not even offering a free breakfast. A few days later, I saw a couple also facing the same issue, so apparently that week, they really had a lot of problems with their key card system.....

We were welcomed by busy but friendly smiling reception staff Bennett looked after us , he was courteous and very helpful Have walked passed this beautiful old styled hotel for years , so was thrilled to be staying here for 2 nights Our room was comfortable , bed was amazing , good pillows as well and quiet considering how close we were to Flinders Street. Terrific Location for doing any activities in the area , we walked to Marvel Stadium and Lightscape and back easily A huge thankyou to Kim , Kevin and Tony for sorting out the issue of getting our car out off the secure parking, our mistake 😬 very inexpensive charge to staying here :)

Excellent view of Flinders Street Station and Southgate from our room. Excellent location for access to the City, botanical gardens, coffee shops, NGV, etc. Very friendly and helpful service, tasty breakfast.
There was a problem with the operation of one of the lifts which occurred several times. Others commented on it. The windows to our room were very dirty on the outside, which spoilt photos of the magnificent view. Also we had an unusual sliding door to our bathroom, which doubled as a very heavy mirror, and took some pushing to slide it closed. It seemed like a very odd feature for a quality hotel, but gave us a few laughs. The noise of the air conditioning at night took a bit of getting used to, but not a major problem. We would definitely stay here again.

Our room was upgraded which was greatly appreciated, the bed was really comfortable, TV was very decently sized for the room and had chrome cast. The rain shower was lovely. Super convenient location, not even 2 minutes walk from flinders st station and central to all that you need.
The room we were upgraded to had one small window which literally looked at a brick wall. Not much sunlight. Room cleanliness could be improved, the bathroom door had a fair few signs left over from previous guests such as strands of hair, hand marks etc. The lifts are very old and take a LONG time. For the amount of people utilising them they are in desperate need of an upgrade.

Upgraded to the Tompkins suite, well worth the extra, large comfy bed, large lounge area, large bathroom and one of the best showers I've had in any hotel worldwide, oh and I cannot forget the balcony that stretched the entire room. The location was halfway down Flinders Street, so close enough to Swanston to walk but far enough away from the crowds and only a 2 mins walk to the nearest bridge to southbank.
doors to balcony were a little tricky to open first time, once opened everything was perfect. Though it would have been even more perfect being on a higher floor but that's just being greedy.

Location is fantastic. Lovely Heritage building. Near Flinders Station. Tram-stop a short walk. Able to walk everywhere anyway. Ms Ava bar for an afternoon drink was lovely. Breakfast was Ok. I have had better. The room was smaller than I expected. I booked an Edwardian King Room. The room was not what the photo was on the site. I was expecting a balcony and living area. There was not even a window which we could see out of. Having said that, the bed was very comfortable. I would stay here again.
The room should be at least something like the light and airy room in the photo. apart from that there was not really anything bad.

Price was really great considering it was a weekend and part of an Amex cash back too. Location was convenient for the Rod Laver Arena - it was close to 2 different trams which made going around the city easy. It was also close to a lot of different food options.
The bathroom door is a large sliding mirror which is nice and fine if you're a couple. It's a bit weird if you're travelling with a friend or colleague cause you can't really use the mirror without feeling like your intruding into their space when their in the bathroom. Also makes the toilet/bathroom not very sound proof.
