Very nice and clean room in the centre of Naples with small balcony (1st floor and no view). Francesco is an awesome guest, always ready to help and answer any questions. We also felt very safe. Breakfast is not fresh and it consists of brioche, small box of juice and similar snacks. Plus a coffee capsule for either espresso or capuccino (very sweet). And there is a fridge with various drinks in the room that you can take for a charge. Overall we can definitely recommend Franz Guest House.

The room is not that spacious. For example with two big luggages there will not be a lot of space left to move around. However if you plan to just sleep there and otherwise be outside all the time, it will suffice.

Franz is beyond nice. He is a really kind person and tries to make you feel as comfortable as possible and helps with what you'll need. He indicated us how to get to far away places taking public transportation and let us store the luggage during the morning after checking out. The appartment is very clean, quiet and the location is perfect to discover naples. I really recommend this accommodation.

The location was very central (in the historical centre and on walking distance of the Spanish quarter) in a small street. We were received by Rafaella who explained everything about the property, handed over the keys and cleaned the property. We could leave our luggage in the kitchen after checking out. Check out time was officially 10:00 but we could use the very nice bathroom just before we left to the airport at 13:00. Franz sent us useful information about the city and how to reach the different places. He answered all our other questions also very accurate. The room was quite big with a small balcony to eat the breakfast.

The owner Francisco was very friendly. He sent us a lot of useful tips on how to use public transport to reach Pompeii, Vesuvius, Amalfi etc. He always reacted very fast on our questions. The apartment was clean and cleaned daily. Apartment well located, walking distance to the main attractions, port, metro, shopping street. The internet connection was fine.

We were happy with our stay but some remarks below. The street were the apartment is located is not really nice, full of grafitti but that's common in Neaples. The breakfast was monotonius. We were not aware that we will share kitchen with other people. Luckily it was not a problem at all.

very central for all public transport , it was an immaculate room ! I am a cleaner myself and I couldn’t not fault the cleaning! It was warm & cosy , the cleaner came everyday , lots of towels were provided also . The shower was hot and powerful . franz was the best host ever!! he collected us from airport for a very low fee ! he gave us a quick tour in his car of the city . He text us daily to make sure we were ok and to send us English links to all transport and the times . he also sent us directions to where we needed to go for transport . it was my daughter’s 14th birthday when we were there and he sent is a video of him playing an instrument and some lovely Italian girls singing happy birthday to her ! it made her day 😄 I couldn’t recommend Franz and his guest house enough ! we will definitely be returning.

The room was incredible! Everything was new, neat, and tidy. The location is right in the historic center, so it was very practical. The room was cleaned every day. We booked it at the last minute because the B&B we were originally staying at in Naples was terrible. We couldn't sleep all night in our previous hotel, so we were extremely relieved to see that this room was well isolated from any outside noises. Also, the bed was very comfortable, it literally felt like sleeping on a cloud. There were a few snacks for breakfast every day. The staff is really nice and polite too. Overall an amazing experience. We'll definitely book it again if we come back to Naples!

Everything was great!

Fantastic! We liked everything. Francesco was amazing, was super quick to respond to our messages, he was super informative and because of him we even menaged to get tickets to Napoli vs Milan match!!! Location great and room was very very clean. I couldn't recommend Franz and his guest house enough. Well done guys and thank you for everything!

Very comfortable and central, nicely decorated apartment with bathroom (very spacey bathroom) and with enough space for two people. The owner is always available to assist and really friendly. I totally recommend it for a short trip.

it was all fantastic: the room was spotless, the fixtures well sounded (we slept very well), bed, hot water, air conditioning ... all perfect. Franz helped us in everything, he is an incredible host, never met such an attentive and caring host and yet I have traveled a lot. If I could I would put 11 as a vote. I recommend the structure without any doubt. I will definitely go back to Naples and of course I will go to Franz again, who is also very nice 😍

The location is excellent, safe, and the apartment has everything you need to enjoy your stay.

The breakfast is basic but enough. All the items were a bit too sweet for our tastes.
