The place is sweet. Our little cottage was very quiet. The garden was beautiful and inviting. Having a shared kitchen was good though we did not use it, nor did we use much of the small kitchen in the cottage. The location was fantastic and we enjoyed the many dining options within walking distance and the historic, artsy look and feel.
There is no staff on site and communication was not easy. Questions sent through tge Booking app were answered fully and politely but with big time lags. There was no indication who to contact in case of an emergency. I did have the manager's phone number but was reluctant to call.

The property was in a great location. It's a very nice looking house with a nice property that has been converted to a guest house with several rooms. The kitchen area was large and was a nice place to prep before heading out.
We were there during a very cold few days of winter. I'm pretty sure for part of our stay we were the only people on the property. But that meant they didn't have the heat on I the main parts of the house, so it was very cold right outside our room. We were a family of four in the family room. It was just big enough for us but we were out. it would have been very tight if we wanted to bring in takeaway into the room. But, easily solved by eating in the common kitchen area or outside if it's not Winter.

The room was very clean and tidy with a great view of Auckland city, night was best. The facilities are great, the kitchen was well appointed for most people who wish to cook there. The lounge is comfortable for a small group, plus there are a couple of nice places to sit outside. The location for Ponsonby is perfect. Everything can be walked to from there. There are very cool cafes virtually across the street Access to the city, other central suburbs, the Northshore, West Auckland and zoo are so easy Very lovely staff member helped me with our requests
The only thing I can say is the size of our room, but given the location, that is a minor concern. I think it may be the smallest room available because our friends room was larger, had a balcony, but was also more expensive than ours

I had previously stayed a week earlier and was in room 7, which was good. Then on this occasion, I got a room upgrade by booking through Booking.com. The room (room 5) was the same size as room 7 but had a view towards the east, of the CBD, Sky Tower, Rangitoto and beyond, and I could see the sunrise whilst sitting in bed. The bed linen and mattress were amazing and the curtains very good at blocking light - I slept more solidly than I had for two weeks.
These are compact rooms, and the bathrooms in particular are a little tight. In room 7 the A/C doesn't seem able to cool, despite being set in the correct mode it didn't emit any cold air - which meant that I overheated a bit at night (I like to sleep at the ideal temp of 18ºC (64-65ºF)). The water pressure in room 5 is pretty low but this mainly affects the faucets and not the shower pressure.

The property was a quirky place to stay, with a nice feel to it and a quiet garden to enjoy, with a table and chairs outside our room on a shared deck/verandah. Lots of interesting resaurants and shop in the area, which we really enjoyed. The staff were helpful and friendly although things weren't always as expected.
There was a well-equipped communal kitchen with great facilities, but not so conducive to self-catering. The laundry facilities were't obvious - and the only place to iron clothes, needed after much travel, was on a table against the wall, only suitable for bedding. We'd specifically asked for separate beds, got there late to find that our room was open, as discussed, but only a king sized bed - and I'd re-iterated the request 4 hours before arriving, when phoning to confirm arrangements for entry to the property after 7pm - so the housekeeper had to be contacted to separate and remake the beds.

The room itself was lovely, and was attached to an adorable deck where we had our morning coffees before starting our day. We were able to check in without issues and there was parking available right out front for our rental car. We took advantage of the many, MANY walkable cafes and restaurants in the area and loved how central it was to everything we did while in Auckland!
I truly have nothing bad to say. The only thing I can even think of is that during peak hours, it sometimes became a little more difficult to find parking for our rental car, but it wouldn't be something I would genuinely complain about.

Its a beautiful place, right in the middle of Ponsonby Road with lots of cafés, eateries and shops. Very nice atmosphere and nice common areas: living room, kitchen and veranda. Our room pointing towards the garden was quiet and we could sleep with open windows during the night.
We stayed in room nr. 9, first floor, with a wonderful, private veranda and a very beautiful view towards the city centre with the sky tower. The room is rather small, especially the bathroom and it might be a challenge to get organized here. - Beside the size this is a very nice, special place to stay.

- Sweet little garden cottage of a beautiful traditional house - Spottlessly clean, nice bed, good quality bed linens - Good location in cool Ponsonby - Lots of restaurants and nice shops in the area
A guide book with useful practical information would be useful: - wifi - how to use the cooling unit - how to get a taxi - public transport to the city (if any?) - closest supermarkets - etc. Public transport in Auckland is somewhat complicated to use for a tourist. You need to buy a special card on which you charge money and then you pay with the card in a bus. Places where to buy the card are mostly in down-town. No underground/ metro neither having proper connection from/to the airport using public transport was a surprise in a big city.

This is a two-story townhome-type building with maybe 10 rooms. Ours had a queen bed, a private toilet with shower, and a second sink, as well as a small closet space. The garden outside is very beautiful. There is an accessible full-sized bathroom with shower in the hallway. There is a fully stocked kitchen with plenty of room. The neighborhood has lots of independent shops and places to eat, surrounded by local housing, so not too noisy.
We could not get our a/c unit to work. The owner offered to take a look at it while we headed off to dinner, but we just assumed it would be ready to work when we got back. Should have had her look at it! We were comfortable enough anyway.

House is beautiful and charming, lovely garden. Our room was in an annex attached to the back of the house, very nicely furnished. Pleasant veranda outside wrapping around back of house, with small tables. Good kitchen facilities, helpful books on shelf. Great location - wonderful restaurants across the street; classy, lively vibe overall.
Room had no cross-ventilation; rooms in main house better (probably more expensive).
