Staff was friendly. Room clean, spacious and comfortable with a 4 seaters dining table. A separate bedroom with a twin bed was great. All 3 beds have heated option which was good for winter season. Room was warm enough for winter but not the toilet. Parking right at doorstep is convenient. Kfc next to the motel and supermarket few minutes drive away. Location not bad. We enjoyed our stay. Will consider this motel again in future.

Only one reversible aircon in the main area with queen bed, kitchenette & dining. Hence, we have to leave the separate bedroom (with twin bed) door open to heat up the room. We could hve use the heated bed but a reversible aircon in the room will be helpful. A heated lamp in the toilet will be good for winter. No laundry facilities.

This motel room was clean beyond spotless. We are so glad that we chose to stay here, and can you believe that they even had electric blankets which was wonderful, considering that we were so cold. The heating in this room was also exceptional. There was a mini bar with very reasonable prices, which we decided to take advantage of. We had the option of having a Continental breakfast if we wanted to make in the next morning, but we opted to go to a cafe instead. I cannot rate this motel highly enough, and we will definitely be staying here next time!

There was nothing about this motel that we did not like… Plain and simple plain and simple🤷‍♀️

I liked the location of this motel as it was in a side street tucked just around the corner from the highway. It was very quiet and I had a very sound sleep. The bed linen looked up-to-date and fresh and I really appreciated the electric blanket. The owners happily answered my request to have a microwave oven put in my room. The bathroom was very spacious and the shower enormous.

The car parking spaces are not allocated so it is a free-for-all and you likely won't be able to park adjacent to your room. But the venue is not huge so you won't have to walk too far.

The bed was comfortable and the shower was great. We had everything we needed. The room was clean.

Our room was very dark so the light was on all the time. There were no towels in our room and one bin was not emptied when we arrived. This was soon rectified though and they couldn’t apologise enough. We felt it was a bit pricey for what we got.

Elm Tree is a no-frills accommodation, well suited for our one night stay. That said, everything from service to cleanliness of the room and bathroom to the comfort of the beds (the heated mattress pads were very much welcomed!). Felt bad that I didn't get the name of the lady who assisted with our check-in. We are grateful for her recommendation to book a car ferry from Geelong to get to Philip Island. We had originally planned to drive through Melbourne City. The car ferry saved us much time. Thank you! 😊 Location-wise, Elm Tree also has eating places nearby, including KFC drive-thru right next door. Hands-down will stay here again if we travel to Warnambool!

Nothing that we didn't like.

The room was great for a 1 night stay. Loved the inclusion of a kettle, microwave and toaster- this made the start to our next day go smooth. The shower was huge, which was a pleasant surprise and there was plenty of hot water. . The reception was very helpful and friendly.

We stayed at Elm Tree Motel during 2022 Christmas/NY holidays. The overall experience was very pleasant and there is nothing to fault. The motel is conveniently located in central location with sufficient parking onsite. The room we statyed in was generously spacious with a large ensuite. The owners are very friendly and deliver everything they promise. The breakfast provided was absolutely delicious. We will definitely be staying here again during our next trip to Warrnambool.

The KFC right next door had a bit of an odour although not in the rooms. Just outside. Appreciate this can’t be helped

The staff (owners) were very easy to deal with. They went the extra mile for us. The room (& the grounds/facilities) were immaculately clean

Due to our schedule, we were only able to stay 1 night..... We would have loved to stay longer to enjoy this great motel. Jess & Mitch offer an exceptional product.

Great location. Excellent staff - Jess answered all our queries about local transport and provided ice on request. Spacious parking for my new car, clean comfortable room and extra big bathroom.
