We were greeted by the friendly reception staff upon arrival and showed to our room. The Eden room we stayed in is very spacious and definitely has a luxurious feel to it. It is spacious with a large wardrobe, walk-in shower, little lounger area and a mini dining room. There's also a mini-fridge, pod coffee machine and the drink station and toiletries were kept topped up all throughout our stay. Of course, there room also features a large outdoor hot tub, which is always ready for use and definitely helped melt the tension away after busy days at our work event. The hotel is located only a couple minutes from the beach on one end and local shops and bars on the other. You might think it'd be noisy but it was super quiet at night, which is helped by the fact the Eden room has no guests above nor to the sides. I'll definitely check if it's available again next year if I return to the conference.
The TV signal was weak and we couldn't reliable watch some channels. But we didn't watch it much. Considering the room is very spacious, it would be great to have a bigger bed.

The outstanding part of my stay at Sea Spray was undoubtedly the breakfast experience! Staff were like breakfast ninjas serving toast and coffee, removing dirty plates, checking all was well and being super friendly (although less attentive on my third breakfast - only noticeable because it had been so excellent before)! The breakfast itself was fantastic too -delicious sausages in particular but also a great selection of many different things beyond a standard breakfast which felt like a real treat. I stayed at the sister hotel (The Charm) last year and it was better as the room was much larger and, as breakfast is there for both hotels, I didn't have to leave the building to arrive at it. The Charm also seemed more recently refurbished. Sea Spray is not quite so pristine. My room in Sea Spray was not much larger than the bed within it and was somewhat noisy with guests upstairs arriving back at 2 a.m. and seeming to wander around (loudly) for a long time. The plumbing was also quite noisy when other rooms used their bathrooms but I appreciate this probably would not bother many people. Overall though, the staff were super friendly and helpful and it is excellent value for money. This review would probably not have had any negatives had I not been 'spoilt' by a superior experience last year!

We stayed in the garden room which was lovely with access to our own hot tub. There was a table in our room all set for breakfast, which was delivered in the morning at a time of our choosing. Breakfast was excellent and set us up for the day. The good sized room was clean and bed comfortable. The hotel is in a very good position, close to the sea and bus stops. There are plenty of restaurants within easy reach of the hotel and the pier is only a short walk away. We found all the staff very friendly and helpful and thank them for their hospitality. If we come to Brighton again, we will definitely stay at Seaspray Hotel again.
There was nothing to dislike.

From the moment we arrived, everything was just wonderful. The room was beautifully decorated—charming wallpaper, tasteful furniture, and a lovely sitting area that made it feel extra cozy. The attention to detail really made it feel like a home away from home. One of the highlights was definitely waking up to that stunning sea view—absolutely breathtaking! We could see the pier from our window, which made mornings feel extra special. The room was spotless, the bed super comfy, and we appreciated the little touches like the tea station and fresh flowers. Everything felt clean, fresh, and thoughtfully prepared. A very special thank you to Marta, who went above and beyond to make our stay memorable. She was incredibly friendly, welcoming, and genuinely cared about our comfort. You can tell she takes real pride in her work—her warm energy made all the difference! Highly, highly recommend this place if you're looking for a relaxing, stylish stay with amazing views and fantastic service. We’ll definitely be coming back!

Had a pleasant 2 night stay here, midweek, for £274/$370, which is actually quite reasonable for this fantastic location, lovely service and quality. The one painful bit was no official parking, but that is normal 90% of the hotels around Brighton Beach. PROS: -Friendly Service all around from the check in staff, cleaning, and breakfast staff. -For European standards, the "Family Room" we stayed in was spacious, clean, private patio, and a large bathroom. Albeit it was in the basement floor(which is normal for Europe.) -Comfortable Beds, large LCD TV, and even a small refrigerator(very rare! :)) -Walking distance to everything: Brighton Pier, Beach, Royal Pavilion, Shops, restaurants..i360 tower is a mile away, but a scenic walk. -Excellent breakfast buffet with lots of hot foods, even smoked salmon bagels!
CONS: -No dedicating parking lot, it was a bit of nightmare spending 30 minutes driving around trying to find street parking, which we luckily found someone leaving just across the street. -Old creaky building, as most are in the area, so you'll hear lots of footsteps, especially in the Brighton room. -No Airconditioning, though probably not needed 90% of the time. -Breakfast is a the sister hotel The Charm, just 3-4 short buildings over, but could be annoying if its raining heavily.

The room on the first floor was spacious and well-appointed. It had a lovely Bay window with a great view of the Sea and it also had a little balcony, ideal for sipping afternoon Tea in the Sunshine. The bathroom was clean, the shower was good with plenty of hot water and good pressure. Very classy toiletries as well. Bottled water and Tea, Coffee and Cookies were also provided, the luxurious cookies being a nice touch.
The towels were too small, not bath size, which, in the absence of a towel robe, made drying onself more difficult. Also the 'heated' towel rail never came on. When I enquired I was told it was linked to the Central Heating System but seeing as it was very warm outside it never came on. This meant the towels didn't get dry and we had to get new towels instead of re-using the old ones.

Stayed overnight for my daughter’s birthday. When we arrived the lovely lady on reception presented us with Prosecco as a bday surprise! All the staff were so friendly. The room was lovely, very clean and bed very comfortable. We had a sea view room which was lovely. No lift, I’m guessing because it’s such an old building so be aware as the stairs are quite steep and narrow. Breakfast is served a few doors down at the Charm hotel, their sister hotel , this was amazing!!!! The food was fresh and hot and such a wonderful variety! Again the staff were so friendly and nothing was too much trouble. We were able to wait in the lounge area once we had checked out at 11am, while waiting fie our Uber, however there wasn’t anyone on reception and the tea/ coffee making facilities didn’t have hot water so unfortunately couldn’t make a hot drink while we waited, which was a shame. But it didn’t take anything away from our stay , and would definitely stay again. Thank you so much for making our trip to Brighton lovely.

Rooms and bed were comfortable and clean Tea, coffee facilities, water and biscuits were provided each day. Excellent breakfast with a wide choice of cooked or buffet selection including cold meats, fresh fruit salad, fruit, yoghurt cereals etc Location is fantastic, with a bus stop 2 mins walk from hotel which stops near the Pavilion, the Lanes and main shopping areas. The staff were so accommodating and friendly, always wanting to ensure you had everything you needed, overall a great service! Will certainly visit again! HIGHLY RECOMMEND! Patricia & family

No drawers to put clothes in . Nowhere to store luggage . More hooks on door for coats etc. Shower wasn't draining. Was looked at but not fixed in the 4 nights we stayed. Hooks by hot tub for robes and towels. There could have been info on the website regarding buses from the station to the hotel ( number 12) as it would have saved us alot of taxi money. A city bus map and city map in each room would have been really useful. We have put these comments not as negatives but suggestions for improvement. We have already recommended it to our friends and would definitely stay here again.

It is genuinely as described, a boutique hotel, in a regency building overlooking a green square, close to Madeira Drive, the sea and the Pier. Everything appeared to be well thought through, clean and modernised, both in the compact double room I had, and in the public spaces. Despite the compact size there was deep shelf that could be used as a desk, by the bed, with a stool, and 2 double socket outlets. The Hotel has excellent public transport access with bus stops and very frequent buses at both the top and the bottom of the square it overlooks.
There is little that could be improved given the age of the building and thus the challenges. The stairs are steep, and there is no lift. The sound of floorboards creaking from people moving around on the storey above is very audible, particularly in the middle of the night. So also is the sound of taps/showers running and drainage. I was there when it was cold outside, but it is likely to be very hot in the higher storeys in summer, and I would then consider a basement room. The reception staff are often occupied with other duties so they would benefit from a portable connected to an intercom at the reception desk to avoid frustrating guests.
