1. Clean, beautiful and artistic room. Perfect relaxing home. 2. Perfect location in the most beautiful street of Old Phuket Town. Many famous places and cute shops on that street. You are easy walk around. 3. Easy access. You can get there easily with airport bus for 100 Bahts/person. It’s well connected with other parts of Phuket. Also close to the Rassada Pier port if you plan to go to Phi Phi Island the next day. About 10 minutes taxi from the hotel to the port. 4. The ground floor is a cute Café shop. Ice Matcha is really good. The Thai guy in the café shop was very friendly and he was patient and smiling.

Just one minor thing: the girl working in the cafe shop BAAN 125 Hangout was not friendly when we arrived . She was serving a white couple with smile and sweet voice when I was waiting with my luggage. But she changed her face and voice when she was talking to me (I’m Chinese). Seeing her cold and bitter face, I feel like I owe her some money... Fortunately we didn’t have to talk with her anymore during our stay. The Thai guy (her colleague) was really friendly the next day.

I liked the privacy and trust by BAAN 125. We felt like we were staying in our own appartment without constant bother by other guests or staff. Cleaning staff were giggly and very helpful, hotel staff communicated via WhatsApp and they were very helpful even i boiled on a wrong date one night they accommodated our needs by offering hotel room last minute action. Some food or drinks at extra cost prior arrival would be a great addition to business. Like basics for the fridge and coffee delivery to the room from the downstairs coffee shop.

The location couldn’t be better, including the fact that the rooms are right above a cafe that serves one of the best coffees in town. We stayed in the room “winter”, which is more like a flat than a room really. It was massive. Amazing. It was also quiet, we didn’t hear the other guests.

Communication between cafe staff and hotel was a bit strange (it’s self check in), the fact that we couldn’t check in on time and communication about it was inefficient and a bit bothersome. But besides that we enjoyed our stay and would stay there again. (But certainly in one of the upstairs rooms because we do think and did read in the reviews that the downstairs rooms might be a bit noisy.)

The unit was very spacious with a nice dining table and was quiet despite the fact that there was a Chinese New Year celebration going on the street outside the night we stayed here. We appreciated the coupons provided for free drinks at the coffee shop on the ground floor and that the unit had a nice kitchenette along with numerous provided bottles of water. The bed was large and comfortable.

We didn't like that the floor was quite slippery and had 5 or 6 steps down to the bedroom (not a great combination if you need to get up during the night to use the bathroom (which is on the other end of the apartment - though they did supply disposable slippers with grips, which made it a little better). Being on the 3rd floor with no elevator and narrow stairs made it a little challenging with heavy luggage. The water temperature for the shower was a little strange because it was high up and my wife couldn't reach it.

We stayed in the Winter Room for 5 days and every night there was very loud live music coming from nearby club until 2 AM. Also be aware of the parking (one time you can park on the right side, one on the left and there are also restrictions about hours), as the hotel street is the main road of Old Town of Phuket.

Highly recommended place. The stay was perfect and it's exactly like in the pictures shown. It's surrounded by restaurants and cafes within walking distance. The premise is clean and comfortable, it's like home away from home. There is nothing I can nickpick on.

Location in old Phuket town was excellent. Close to shopping and restaurants. In same street as Sunday night markets. Accommodation excellent with big spacious rooms and big bathroom with a great shower. the room also had good air conditioning, kitchenette, sitting room, dinning table We stayed in the Autumn room which had a roof top balcony. Easy self check in by walking through the coffee shop and up a flight of stairs to collect the key. There is no reception. Downstairs coffee shop was excellent for good coffee and cake. Great staff

There is 1 steep flight of stairs leading to the Summer and Spring rooms then another steep flight of stairs to the Winter and Autumn rooms so they are difficult to climb if you have suitcases as there is no-one to help. Definitely need to consider this if you are older as the stairs are steep.

The room, or rather the flat, was amazing! The interior was absolutely stunning and everything was clean and tidy.

Unfortunately, the unfriendly staff made my stay a little less pleasant. I was not made very welcome at check-in. When I asked if I could store my luggage briefly after checking out, there was no reply and despite my efforts to make myself understood despite the strong language barrier, no attempt was made to help me with my request. Even as a guest in the café to redeem my free drink from the accommodation, I felt more like a burden than a guest. Neither hello nor goodbye was said. If you check in here, you should be prepared for the fact that you won't get much help on site.

Loved this place. Self check in was super easy as we arrived after the cafe had shut. Room was gorgeous, the bed very comfortable, tea, coffee, drinking water and snacks provided without charge :) perfect location in a beautiful old town street as well

The only thing stopping me from giving 10 is we didn’t really have hot water in the shower - even after waiting 10 minutes. And there isn’t anyone to speak to about this as it’s self check in.

Wow! We stayed in the Spring unit and it was a truly amazing stay. We missed the last ferry to Phi Phi and had to make a last minute booking for one night in Phuket Town from the taxi - the staff accommodated our sudden arrival. The unit (it’s more like an apartment than a hotel room) is exactly as pictured (the decor is amazing) and is really great value for money as it so much cheaper than a hotel in Patong. The unit has a small equipped kitchenette which makes it stand out if you’re staying for a few days. Great location in the middle of a great neighbourhood in Phuket Town. Would highly recommend a stay at 125 Baan.
