Great location for my plans.

The problem is that the cost to stay doesn’t cover all the fees you will be charged. I find it a little disingenuous that they charge you x dollars per night but then an amenity fee that isn’t included but part of your daily charge.

the decor of the front lobby and the staff were all great. the rooms were really basic. mostly clean, except some stains on walls, the curtain and bathtub as well as the dust on floorboards. the beds were comfy enough and clean.

no table to eat at and only one chair for a double room. there are a lot of homeless just a few hundred feet from the door. but that is SF. it’s gotten really bad. it was really close to the ballet and that was why we were there. it could have been cleaner in the room, just little detail things. also the automatic lights in the entrance and bathroom that could not be turned off were very horrible.

called front desk 3 times and never answered

Great location, close to where we needed to be. Value in SF is questionable regardless of location of stay, but all other things being equal we were perfectly satisfied, generally, with our stay.

There was only 1 elevator in service which was far from ideal; 3 of the 4 main elevators were down and I believe the 4th and final one failed while we were there, so everyone staying at the hotel was forced to utilize the mechanical/staff elevator to get up and down.

I loved that I could walk to the Opera. But, that was just the beginning of the good news. Everyone at the hotel was attentive, friendly and helpful. Even the lovely woman in the connected coffee and pastry shop. Warm smiles, time to have a short chat, suggestions for things in the area. The rooms were a perfect size and had a great city view. The bed was very comfortable. There was a garage (although I flew and used Uber. The hotel garage entrance is next to the hotel entrance, so your hire car (Uber, etc) can bring you and your luggage right to the door and turn in the wide area to leave. The lobby is spacious and has a high tech feel. I was on the 12th floor and the elevator was so precise, I barely felt it move. It seemed to reach my floor immediately.

Central location, walking distance to metro station and downtown.

Parking costs US$55++ per night. Homeless situation is bad (50m away from hotel front door)

No breakfast was offered.

Location was amazing. We could walk right to BG from there. Ben checked us in and was very friendly and helpful. Parking was gated and safe. Bed was comfy. Water refill station on each floor!

The carpets need cleaning desperately, the shower head was cheap, noisy housekeepers early in the morning, our keurig was filthy and unsanitary, pillows were flat and uncomfortable, food got stolen from lobby and front desk couldn’t help nor did he want to.

The price for the quality is good. The bed and pillows were really nice

The Heat/AC unit was way too loud. Woke me up many times during the night. Also there are too many homeless outside (downtown SF, expected in a way but still worth mentioning)

We enjoyed the location. It was easy to park during our stay and uber where we needed to go. We were there to watch deadpool so that was close, dinner at stinking rose in northbeach was not far either.

If we had kids it would be different as there was alot of bdsm outfits being worn and alot of butt cheeks being shown. The only thing that is kind of a bummer is that the carpets need to be cleaned as it's stains catch your eye more than the view when waiting for the elevator.
