The hotel has everything you would expect from a Marriott Courtyard: large rooms with most amenities, nice lobby (with cozy fireplace), attentive staff, and reasonable downtown price, with great location 2 block from Old Market and walking distance to museums and theaters.

Breakfast including coffee is extra, though they offer Starbucks coffees (and there is in-room coffee maker and mini-fridge, though no microwave). Parking is not free. The lobby "convenience store" has beer/wine which is great, but at bar prices. The rooms have oddly high ceilings which slows heating, though the heater eventually did the job.

We stayed here on our way through Omaha on a family road trip with our kids (ages 7 and 3). The room was clean and comfortable. The location is excellent and very family friendly - we could easily access the pedestrian bridge, waterfront park and activities along with many restaurant options. Easy to access from major roadways and parking was excellent for a downtown hotel.

The breakfast options were minimal, but there are several good restaurants with breakfast nearby. We had some noise due to a festival on the waterfront, but that is to be expected when staying downtown in a city. It was noticeable but did not impact sleep.

Jerry at the front desk was very helpful with a reservation change. Housekeeping was very friendly.

Paying for parking when you stay in the hotel. and once the card wouldn't open the garage barrier to leave so it backed up other cars. Then we had to call the front desk. Also knowing that even though we stayed in the hotel for 2 nights in the same room the 2nd night, it was over $30 more on Friday. Breakfast quality was low on my scale. Eggs were yucky. I've had better breakfasts at smaller hotels. But the coffee was HOT!!!! :)

The suite has a super comfy oversized loveseat that was perfect for unwinding after a long drive. The hotel was also super close to Old Market with a ton of bars, restaurants and shops. Super walkable and such a great price.

Parking was about $22 for a day. It was easy, but is important when factoring in price. It was some of the most affordable parking in the area though.

Marriott's are always clean and in terrific locations and this was no different. They also smell great. We object to the paid onsite parking and a continental breakfast should be offered for the price. Otherwise, it was an excellent option for our stay, especially since the location was perfect.

It's a great location. The rooms are nice and the parking is easy. The staff is very friendly and professional. That's usually where we stay while in Omaha because it is a reliable facility.

In all the time that we have stayed at this facility, we don't ever remember getting what we would call a 'peaceful & quiet' room... The issue is with the mechanical systems for HVAC as they are definitely noticeable. We solve the problem by wearing earplugs but it would be great if we didn't have to...

Good location, clean and comfortable

Two issues 1. Bathroom had terrible lighting. Nice and bright in shower area but mood lighting in the sink area. Putting on makeup was a challenge as didn’t want to look like an escapee from clown college! 2. Paying $20 a day to park outside in their parking lot.

It was. A beautiful property comfortable and very clean. Great staff very polite and Helpful.Definitely.Will stay there again when i'm in the area

Well, just a personal issue is that the beds are too High. This is coming from a 4 foot 7 inch woman. But I'm sure it's not a problem for anyone else.

Location was excellent for access to Old Market. We also liked the walkability to nearby restaurants and the river area. Parking was very good with plenty of spaces.

The pet fee was $100 so that seemed excessive for 1 20# dog. Also, the high speed traffic going over the nearby bridge all night long was not conducive to sleeping.

Everything! the room was quite large with a small balcony and a sofa sleeper! The staff was exceptional! Dez was our first front desk agent. she was very warm and hospitable! Kyle was one of the day managers who helped us find restaurants to enjoy! He even shared a city app that we could download to help us with meyer parking! Our night front seat agent was Rosiland who was very kind and curteous and allowed us to bring our dinner into the lobby/ lounge area to view the World Series together!
