Nice view over river, good location, spacious.

Fire exit signs!!!!!! We had a fire alarm as soon as we walked into our room. We reacted to the alarm leaving the room but NO signs in foyer for stairs/emergency exit. I was running around looking for stairs. After walking down 24 flights of stairs staff in reception were disinterested, carrying on with their work, giving no guidance to the few guests that came to reception. The fire brigade came and looked equally annoyed with the situation. No evacuation, no guidance. It was thankfully a false alarm but I lost all confidence in the hotel at that point. Staff seemed confused giving different information about services. They were very unhelpful with early/late check in/out. I know this can’t be guaranteed but I didn’t feel they even tried.

Lovely view from apartment (Storey Bridge view room). Close to river and City Centre and walking distance to Southbank.

We booked a room that had ensuite however we were told we'd been upgraded to a two bed apartment however the ensuite bedroom was locked and we had to request it be opened. This was quickly rectified.

The size of the room and the amenities, the apartment layout worked well and the positioning of the furniture was great. The dishwasher, washer and dryer. The beds were super comfy and there was plenty of pillows. Perfect location, not far from the ferry and convenience, but far enough away from bustle of the City Centre.

That there wasn't a proper lock on the door. You didn't know if the door was locked unless you opened the door checked the outside handle. Would have felt more secure if could lock someway extra from the inside like a bolt over. All the lights had to be basically turned on by a remote that was linked to the ceiling fan. Kept loosing track of which remote turned on which.

The room itself was lovely , clean and tidy, a good-sized lounge and kitchen, and we had an amazing view of the story bridge and city view. Location was close to Southbank and a 10 min walk to central station, 5 mins to Queen Street mall.

Communication between booking.com and oaks. We were charged parking when it was communicated days before our arrival and acknowledged that we didn't need one . The card was charged extra for car space , but refunded when I advised them. Showerhead in one room was also stuck on jet and didn't have normal stream, and TV had no reception, only stayed 1 night, so not concerned. Staff at the front desk were not overly friendly or helpful, and I expected a bit more considering what we paid per night .

The hotel reception manager (didn't get her name) was lovely. So kind and easy to speak to. She went above and beyond to assist us with our request and couldn't have been more satisfied with her help.

We seemed to have a leaking fridge which meant that few times through out the stay there was water on the kitchen floor causing one of us to slip. The beds are quite hard - not intolerable but would be nice for them to be a bit softer. Also no aircon in bedrooms was a bit bad but with the apartment shut up the lounge aircon reached into there by midnight.

The place was quiet, this is the most important quality I look for. The next is comfort. The bed was extremely comfortable. Great location; convenient for walking by the river and over to the South Bank. I was in a two room apartment, room 504 I think. I want the option of a light filled space to spend my waking time, the balcony and living room areas were great for this. So was one of the bedrooms. At night I want a dark and quiet room, the second bedroom ensuite to the bathroom was perfect for this. This room was also just down the corridor from the gym, pool and sauna. I only used the pool. It's long an narrow, ideal for lap swimming (which was what I wanted).

The swimming pool water temperature felt unnecessarily warm - a bit like being in a warm bath. It was a little pricey. But I guess you get what you pay for.

Clean and spacious in a great location with a good view of the river. Bedding was very comfortable and with at air conditioning in every room. BWS and small convenience store right next door.

Parking isn't great very tight and narrow which is expected in the city. Minimal parks out front which is a downside as we Had to park a few blocks away and walk 10-15 minutes to the property to check in and get the key to the parking then had to walk back to the car. Staff arnt overly welcoming or knowledgeable but not a huge deal

It was right in the city. Perfect location. Other guests super quiet which I am putting down to the zero party policy.

The parking situation while checking in. Nothing can be done to change it and I have no suggestions, i just hated it. Get wider curtains to cover the windows. Large gaps and the sun was burning a hole in my retinas. I would have like to know (maybe a pop up) that there was a lot of construction noise. Again, not the oaks fault, but I would have stayed elsewhere. 7am on Saturday morning and it was relentless.

We were allocated a top floor as we had requested, with river view. The hotel is on the edge of the city,, a bit quiet but close to many amenities. The rooms are clean but we would have preferred a tile or wood floor since some family members have a carpet allergy.

Not much to complain about but would have preferred a tile or vinyl or wood floor, rather than a carpet. The showers were a bit small for tall people.

Absolutely beautiful and large light filled apartment for our family stay - fully equipped kitchen and laundry - lots of wonderful additional touches, coffee machine - soaps and lotions - beds were super comfortable, excellent location close to restaurants and a convenience store underneath for anything you would need. The team at front desk were very helpful, check in was easy - the kids loved the pool & we had a really lovely stay. Thank you!
